Here are some practical tips for creating a beautiful, comfortable and thoughtful living room design. The living room in the house is the place where, as the name suggests, receives guests. However, the owners themselves relax here, spending time in front of the TV or a book, with drinks, pleasant conversation and other activities. Therefore, the living room should be the most comfortable place in your home. The place of the sofa in the design of the living room The sofa does not need to be placed in a draft. This means that it should not be on an imaginary line from window to door - if you drew a floor plan, it will just be easy to trace. 1. The sofa in front of the TV, diagonally from the door, is a great location. As if inviting you to sit down :) 2. Sofa near the door. A good solution if you often have overnight guests. 3. Corner sofa in the living room. Best placed in the farthest corner from the door. This will make the room look more spacious. Correct opening of the door in the living room. Inward or outward? Open inward or outward? There is no clear rule here, because everything depends on the layout and on the furniture placed. The main thing is that the door leaf opens freely and does not interfere with entering and exiting the room. Also, the door should not interfere with free access to the closet or dressing room. TV in living room size and location. Location. The TV is placed on the wall opposite to the sofa - this is the most logical and reasonable place for it in the living room. Fireplace. Here we are talking about electric fireplaces. Some of them come with a humidifier and heated, so 3-in-1 models can be very helpful. Jennifer Hazen from Reico Kitchen and Bath in Charlottesville, VA, collaborated with Nick Greenwood of Prevail Construction to create a transitional kitchen design featuring Merillat Masterpiece cabinetry. The kitchen’s perimeter cabinets feature the Montresano door style in a Moonshine finish, while the beverage bar and wall cabinets are in a Lagoon finish. The countertop is MSI Q Calacatta Miraggio Cielo. The kitchen also features a Whirlpool beverage refrigerator and an 18” full height quartz backsplash in the same color as the countertop for clean, continuous look and feel. The client, delighted with the project outcome, shared their experience. “Our project involved a complete demolition of four areas—our Kitchen, Bathroom, Pantry, and Laundry Room. These were all combined into one open space Kitchen area. Jennifer has excellent taste and skillfully recommended elements that seamlessly came together to create a functional, aesthetically pleasing kitchen. Our clients occupied the first two floors of this Manhattan townhouse, converted to condos with coveted access to the outdoors via a patio. The overall space had been well-maintained, but was dated and didn't necessarily reflect the aesthetic of our clients. Our goal was to brighten the home with character alongside modern elements. In addition to a full kitchen renovation, this Manhattan townhouse renovation included installing new flooring; retiling and installing new fixtures in the bathroom and powder room; painting the walls; updating the staircase; renovating all the doors, including closets and to the back patio; and installing new lighting fixtures. EYE-CATCHING KITCHEN The kitchen in this Manhattan townhouse renovation is a galley-style space attached to the dining room. We wanted to connect the two in a more cohesive manner, so we built custom banquette seating benches in the dining room, with the table in the center acting as both a connector and divider. Light wainscoting on the base of the walls and wallpaper above contrast against the bright orange benches and ultra-modern light fixture. Gray Shaker-style cabinets and a true herringbone backsplash are paired with a farmhouse sink set in white quartz countertops for a contemporary take on farmhouse style. TOWNHOUSE CHARACTER For the aesthetic in this Manhattan townhouse, we combined elements of a variety of design styles: farmhouse in the kitchen, transitional in the bathroom, touches of modern throughout. Nestled in a wooded area in the Pacific Northwest, the 1800 sf Passive Cedar Haus was built as a retirement home. The Artisans Group designed the layout of the home, mindful of aging in place, and working to ensure that the home blended in with the surrounding natural beauty. The project meets a complex program, with an unheated sleeping porch for a master bedroom, a screened porch, a 600 sf caretakers apartment/mother in law unit, large wood shop, plus a two car carport. The home seamlessly integrates a floating cedar tongue and groove roof with large sheltering overhangs, clerestory windows, and language of cedar slats for privacy screens and doors inside and out. The warm, natural materials of wood and cork for the interior palette are punctuated by lively accents and stunning fixtures. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. Floor-to-ceiling windows in the main living area, gives an expansive view of the surrounding Northwest forest. The tops of these windows reveal the interior cedar clad and the up-swept soffits on the home’s exterior, creating a floating ceiling effect. Slatted spruce wood fly-overs break up the vertical areas of the great room and define separate areas that would otherwise feel like an overwhelmingly expansive space. Distributed by Timspec, Accoya was used chosen as the ideal material to clad a show home in Auckland. Accoya was selected for the black coated weatherboards on the front section of the house, due to its durability and stability benefits. Because of Accoya’s modification technique it is the ideal wood for external cladding such as this. Generally, problems can occur with darker coatings on cladding, due to shrink and swell being exasperated by the solar gain. But, Accoya wood’s superior dimensional stability negates this problem and maintenance intervals are dramatically extended. The cladding needed to be aesthetically pleasing as well as highly durable in order to withstand the extreme climates in New Zealand. Accoya was also chosen due to its rot resistant benefits and its ability to deter insects in these types of environments.

SANTA BARBARA, CA / DUPLEX RESIDENTIAL This urban infill, artist loft duplex was located in an overlooked, but well-located, light-commercial zone. It was also the first new residential construction built in the area for decades, the project is located within a 10-square-block area zoned for light-commercial and affectionately dubbed the “Funk Zone” by resident artists and city planners. Only two blocks walking distance to the beach, and a similar distance to the downtown commercial district, this pedestrian-oriented project ideally suits the lifestyles of the owners. Although the two units share equal footprints, the southerly unit features a double-height, north-facing living space. The northerly unit supplants this volume with additional living space. The siting also allows for secure private courtyard entries, maximization of natural light and view-swept, rooftop living space. The design incorporates a raised plinth required by flood zone restrictions to create a peaceful, intimate environment within the somewhat chaotic surrounding context. The disciplined and restrained approach towards the building’s image was intended to make reference to the much-loved Meridian Studios by George Washington Smith. Two roof-decks with outdoor fireplaces and shade trellises extend outdoor living space, contribute ocean and mountain views and provide both refuge and release. Cost-effective materials were selected in order to adhere to the strict budget and to relate to the industrial surroundings. Over-sized pivot doors, “industrial” staircases and cabinetry were constructed on-site by the owners to conserve design integrity within the extremely limited budget. 2000 AIA Santa Barbara Chapter Honor Award

Woodridge Estate is a new residential suburb located at the northern end of Newlands in Wellington, New Zealand. While the elevated location affords excellent views for many of the properties, the exposed nature of the site to high wind and extreme weather requires the use of super durable materials. Woodridge is looking to feature natural wood cladding on many of their houses. After trying out many different products they selected Vulcan+ cladding as it presents a super stable, durable and locally made solution with beautiful enduring aesthetic properties.

Like many projects, this began with a discussion about reconfiguring the island and refinishing the cabinets. Then the clients asked if I could change their sink (undermounted below granite), add a second dishwasher, and replace her double oven. When they realized the extent of those requests, they decided they might as well replace the cabinets and get the quality, storage, and finishes they wanted. They desired traditional styling with a French motif, and luxurious, yet durable finishes that would complement her eggplant/gold/green fabrics. To avoid more expense, we kept the existing windows and retained the existing placement of major appliances (except the cooktop which we moved slightly for better function). I relocated the microwave to the island so that we could install a built-in, larger refrigerator. I reconfigured the layout to better accommodate the needs of this large family – they have six children and three dogs. Everyone has breakfast, takes lunches, has dinner at home daily, and even the dog food is cooked from scratch. There are great organizational accessories in the cabinets. The full-extension quiet-close dovetail drawers minimize noise and feel like fine furniture. The cabinet and countertop finishes are extremely durable. Even the Iroko wood eating counter is easily maintained using an oil-wax that repels stains. The island shape provides seating for three as well as room for the cooktop, warming drawer, microwave drawer, and generous storage. The sprawling countertop works well for their volume of food preparation. The desk area now functions with proper phone and electrical outlets, file drawers, and enough counter. The choice of flooring was critical – the kitchen is part of a great room that flows into a large entry hall. The existing travertine, tile, and carpet did not wear well. I selected durable porcelain tiles that resemble limestone and wood and created a European-inspired woven design in the entry. A simpler version of the same materials in the kitchen and an inset real wood into the seating area create flow between the rooms. To create more visual interest, I removed non-critical soffits. The remaining soffits were clad with wood so it appears that all is part of the cabinet design. The mixture of glazed cherry and black rubbed-through-paint on cherry finishes are enhanced by the dramatic black and gold veins in the creamy granite counter. We retained the straw and plaster walls that create an old-world feeling. The custom mahogany and iron pantry door balanced the design and completed this truly unique space. Pewter cabinet hardware and patterned glass accentuate the motif. Many of the cabinet accountrements are made from a compo material and recreate historical French mouldings. The remaining adornments are hand-carved wood. On top of beauty and function, the cabinet boxes are made from environmentally-friendly, no formaldehyde-added agriboard. So we have traditional design, ornate mouldings, multi-step finishes, and are still nice to the earth and my clients! When our client bought this house, it was stuck in limbo between the traditional interior and a 90's modern structure. The direction we took was a combination of calm beige color scheme with clean lines and smooth surfaces. The continuation of the same materials throughout the house finally bonded all the different spaces into a singular home. The two guest bathrooms were made with Cloe zellige style tiles and custom floating vanities made from white oak. The same oak was used also for the built-in TV wall as floating shelves and base cabinets with a large, tiled center piece for the recessed TV and the electric fireplace. The kitchen also received some of the white oak love in the form of the Island and the recessed cooking area. The biggest issue with the kitchen space was the lack of proportions between the width and its length vs. the extreme height of the vaulted ceiling. The solution I came up with was a secondary line of wall cabinets to be the same depth as the full height units to create a wrap around and make the space more proportionate. Continuing to the master bathroom, here we have a true walk-in master bath suite, no door needed with this size of space. All the walls received porcelain semi slab treatment. At our Rose Circle project, we did quite a bit to transform this kitchen for our clients. The house had quite a few walls that made the main spaces feel very sectioned off and separate from the rest of the home. When in the kitchen, it was like a cubby secluded from the rest of the house. Our clients major wish was to create an opening from the kitchen into the living room behind it, allowing easier access rather than walking all the way around as well as a large opening duplicating the existing opening next to it which created a much more open kitchen. With these new openings and adding windows to the back wall of the home, which has a great view of Camelback Mountain, it made it feel more open, bigger and brighter while also creating a much more functional kitchen for their needs. We installed all new luxury vinyl throughout, new paint to go with the new color scheme, brand new white cabinets for the perimeter with a custom shiplap hood, a really pretty dark grey stained island with marble looking quartz countertops, subway backsplash and an accent mosaic in the custom cooktop niche that was a special request. With the selections made, it created a really fun "Farmhouse" styled kitchen that also made the home feel cozy and inviting. All the custom touches like the shiplap hood and cooktop niche, made this truly their dream kitchen fit for them! They are extremely happy with the changes we were able to make, created a much better functioning and open home for them.

Jennifer Hazen from Reico Kitchen and Bath in Charlottesville, VA, collaborated with Nick Greenwood of Prevail Construction to create a transitional kitchen design featuring Merillat Masterpiece cabinetry. The kitchen’s perimeter cabinets feature the Montresano door style in a Moonshine finish, while the beverage bar and wall cabinets are in a Lagoon finish. The countertop is MSI Q Calacatta Miraggio Cielo. The kitchen also features a Whirlpool beverage refrigerator and an 18” full height quartz backsplash in the same color as the countertop for clean, continuous look and feel. The client, delighted with the project outcome, shared their experience. “Our project involved a complete demolition of four areas—our Kitchen, Bathroom, Pantry, and Laundry Room. These were all combined into one open space Kitchen area. Jennifer has excellent taste and skillfully recommended elements that seamlessly came together to create a functional, aesthetically pleasing kitchen. The most recent project features their master bath, a room they have been wanting to tackle for many years. We think it was well worth the wait! It started off as an outdated space with an enormous platform tub open to the bedroom featuring a large round column. The open concept was inspired by island homes long ago, but it was time for some privacy. The water closet, shower and linen closet served the clients well, but the tub and vanities had to be updated with storage improvements desired. The clients also wanted to add organized spaces for clothing, shoes and handbags. Swapping the large tub for a dainty freestanding tub centered on the new window, cleared space for gorgeous his and hers vanities and armoires flanking the tub. The area where the old double vanity existed was transformed into personalized storage closets boasting beautiful custom mirrored doors. The bathroom floors and shower surround were replaced with classic white and grey materials. Handmade vessel sinks and faucets add a rich touch. Soft brass wire doors are the highlight of a freestanding custom armoire created to house handbags adding more convenient storage and beauty to the bedroom. Star sconces, bell jar fixture, wallpaper and window treatments selected by the homeowner with the help of the talented Lisa Abdalla Interiors provide the finishing traditional touches for this sanctuary.
