In its 34th consecutive year hosting the Street of Dreams, the Home Builders Association of Metropolitan Portland decided to do something different. They went urban – into the Pearl District. Each year designers clamor for the opportunity to design and style a home in the Street of Dreams. Apparently the allure of designing in contemporary penthouses with cascading views was irresistible to many, because the HBA experienced record interest from the design community at large in 2009. It was an honor to be one of seven designers selected. “The Luster of the Pearl” combined the allure of clean lines and redefined traditional silhouettes with texture and opulence. The color palette was fashion-inspired with unexpected color combinations like smoky violet and tiger-eye gold backed with metallic and warm neutrals. Our design included cosmetic reconstruction of the fireplace, mosaic tile improvements to the kitchen, artistic custom wall finishes and introduced new materials to the Portland market. SANTA BARBARA, CA / DUPLEX RESIDENTIAL This urban infill, artist loft duplex was located in an overlooked, but well-located, light-commercial zone. It was also the first new residential construction built in the area for decades, the project is located within a 10-square-block area zoned for light-commercial and affectionately dubbed the “Funk Zone” by resident artists and city planners. Only two blocks walking distance to the beach, and a similar distance to the downtown commercial district, this pedestrian-oriented project ideally suits the lifestyles of the owners. Although the two units share equal footprints, the southerly unit features a double-height, north-facing living space. The northerly unit supplants this volume with additional living space. The siting also allows for secure private courtyard entries, maximization of natural light and view-swept, rooftop living space. The design incorporates a raised plinth required by flood zone restrictions to create a peaceful, intimate environment within the somewhat chaotic surrounding context. The disciplined and restrained approach towards the building’s image was intended to make reference to the much-loved Meridian Studios by George Washington Smith. Two roof-decks with outdoor fireplaces and shade trellises extend outdoor living space, contribute ocean and mountain views and provide both refuge and release. Cost-effective materials were selected in order to adhere to the strict budget and to relate to the industrial surroundings. About this Project: The home remodeling included a kitchen renovation, second floor space reconfigurations, and first floor addition. The purpose was to expand the existing kitchen and create a casual atmosphere by eliminating the formal appearance and unify the kitchen and family room. The homeowners were looking for a traditional kitchen that could be used for dining, entertaining, doing homework while providing ample storage space and a workstation area for bill paying. Demolition was necessary of the existing kitchen and partial exterior of the back of the house and excavation for the addition. The scope of work included new painted kitchen cabinetry and dramatic Cambria stone countertops, new tigerwood exotic hardwood flooring throughout the first floor, new recessed, hanging & under cabinet lighting, and painting of the first floor. The wall paint ushers in a vibrant yet relaxing feeling to the home. Painting existing trim and moldings throughout the first floor refreshes & updates the home. The hardwood flooring flows from the front door to the back door of the first floor and adds a cozy warmth to the home. The house had quite a few walls that made the main spaces feel very sectioned off and separate from the rest of the home. When in the kitchen, it was like a cubby secluded from the rest of the house. Our clients major wish was to create an opening from the kitchen into the living room behind it, allowing easier access rather than walking all the way around as well as a large opening duplicating the existing opening next to it which created a much more open kitchen. With these new openings and adding windows to the back wall of the home, which has a great view of Camelback Mountain, it made it feel more open, bigger and brighter while also creating a much more functional kitchen for their needs. We installed all new luxury vinyl throughout, new paint to go with the new color scheme, brand new white cabinets for the perimeter with a custom shiplap hood, a really pretty dark grey stained island with marble looking quartz countertops, subway backsplash and an accent mosaic in the custom cooktop niche that was a special request. With the selections made, it created a really fun "Farmhouse" styled kitchen that also made the home feel cozy and inviting. All the custom touches like the shiplap hood and cooktop niche, made this truly their dream kitchen fit for them! They are extremely happy with the changes we were able to make, created a much better functioning and open home for them.

What began as a small, extremely dated kitchen in this 1929 Spanish Casa with an even tinier nook that you could hardly eat in has turned into a gorgeous stunner full of life! We stayed true to the original style of the home and selected materials to complement and update its Spanish aesthetic. Luckily for us, our clients were on board with some color-loving ideas too! Here are some practical tips for creating a beautiful, comfortable and thoughtful living room design. The living room in the house is the place where, as the name suggests, receives guests. However, the owners themselves relax here, spending time in front of the TV or a book, with drinks, pleasant conversation and other activities. Therefore, the living room should be the most comfortable place in your home. The place of the sofa in the design of the living room The sofa does not need to be placed in a draft. This means that it should not be on an imaginary line from window to door - if you drew a floor plan, it will just be easy to trace. 1. The sofa in front of the TV, diagonally from the door, is a great location. As if inviting you to sit down :) 2. Sofa near the door. A good solution if you often have overnight guests. 3. Corner sofa in the living room. Best placed in the farthest corner from the door. This will make the room look more spacious. Correct opening of the door in the living room. Inward or outward? Open inward or outward? There is no clear rule here, because everything depends on the layout and on the furniture placed. The main thing is that the door leaf opens freely and does not interfere with entering and exiting the room. Also, the door should not interfere with free access to the closet or dressing room. TV in living room size and location. Location. The TV is placed on the wall opposite to the sofa - this is the most logical and reasonable place for it in the living room.
