The large island in this u-shaped kitchen facilitates great entertainment. This fun space puts dishware on display using glass cabinets and floating shelves. The white cabinets make the space feel contemporary.

Jesse had inherited his townhome, and had lived there for several years. His career took him to another state, and the home was unoccupied for over a year. He decided that he would not return to Raleigh and that it was time to sell.
The 1975 home still had the original kitchen and baths, and was in need of general repair and new flooring. The HVAC system, water heater, and washer and dryer had been replaced as they aged and became non-functional, and the exterior had been maintained by the Home Owner’s Association. Jesse wanted to update the home and have it sell as quickly as possible, so we got to work determining what the best use of the budget would be to accomplish this goal.
We focused on updating the major interior design elements that would provide the most enjoyment, durability, and energy efficiency for the new homeowners.
We started with completely gutting the Kitchen and reconfiguring it by moving the refrigerator into the laundry area, and stacked the washer and dryer to save space. We replaced all of the old vinyl cabinets with durable natural wood cabinetry, and added granite counter tops and a stainless steel sink. We also removed the ceiling-hung cabinets over the counter peninsula to open up the Kitchen and bring in more light and facilitate better flow and interaction, and added a floor-to-ceiling Pantry Closet to make up for the lost storage space. All of the Kitchen appliances were replaced with new energy efficient models.
We next gutted the downstairs Powder Bath and replaced the vinyl vanity with matching cabinetry with the kitchen, and replaced the toilet (as well as all other toilets in the home) with an EPA WaterSense rated low-flow toilets. We removed the wallpaper and finished the walls smooth, replaced the lighting and mirror, and removed the carpet and installed a porcelain tile floor.
The second floor 2nd Bedroom had been left open to the Great Room with a balcony and accordion door for privacy, but it left the room open to all of the noise from the Great Room and Kitchen. In order to make the room function as a private bedroom, we removed the balcony and installed a full wall in its place.
Replacing all of the flooring was also at the top of the list, as was general repair on the walls and new paint throughout. We installed natural oak flooring in the Great Room and porcelain tile in the entry foyer. The seals on several of the exterior windows and the Master Bedroom sliding door had been compromised and needed to be replaced, as well as several interior doors and repair of all the louvered closet doors. The two upstairs Baths were functionally sound and the tile was in good shape. We replaced the toilets with EPA WaterSense rated low-flow toilets, and painted the vanities with a brighter color palette.
The end result was bright, open, and comfortable updated home ready for its new occupants.

School settings require students to maintain concentration and sit still for long periods of time throughout the day. Needless to say, that can be tough not only for teenagers but adults as well. Harnessing sheer roller shades to cover classroom windows helps ensure sunlight doesn’t become a hindrance in the path of education, but a facilitator of better learning. By diffusing sunlight that enters the classrooms, students don’t suffer the negative cognitive impact of harsh glare that’s strainful on the eyes. Instead, they enjoy the benefits sunlight plays in maintaining alertness and attentiveness. Classroom window shades that provide better privacy also help to keep outside distractions from interfering with the lessons, keeping students focused on the subject at hand. The right use of colorful roller shades can also complement sensory cues for focus created by the classroom environment. A blank slate and open minds are a perfect recipe for creative design ideas. The homeowner's brother is a custom cabinet maker who brought our ideas to life and then Landmark Remodeling installed them and facilitated the rest of our vision. We had a lot of wants and wishes, and were to successfully do them all, including a gym, fireplace, hidden kid's room, hobby closet, and designer touches.

Van Auken Akins Architects LLC designed and facilitated the complete renovation of a home in Cleveland Heights, Ohio. Areas of work include the living and dining spaces on the first floor, and bedrooms and baths on the second floor with new wall coverings, oriental rug selections, furniture selections and window treatments. The third floor was renovated to create a whimsical guest bedroom, bathroom, and laundry room. The upgrades to the baths included new plumbing fixtures, new cabinetry, countertops, lighting and floor tile. The renovation of the basement created an exercise room, wine cellar, recreation room, powder room, and laundry room in once unusable space. New ceilings, soffits, and lighting were installed throughout along with wallcoverings, wood paneling, carpeting and furniture.

Today’s investment landscape in California features a surge in transforming single-family lots into vibrant multi-family residences, facilitated by recent SB9 and ADU laws. This project exemplifies how a modest 6,750-square-foot lot can accommodate a 1,500-square-foot primary home alongside a 2,500-square-foot duplex, seamlessly integrating design, functionality, and neighborhood aesthetics.
The primary residence underwent a meticulous interior transformation, evolving from a 3-bedroom, 1.5-bath layout into a spacious 4-bedroom, 2-bath home. Strategic reconfigurations centered around creating an expansive great room—an open-concept space adorned with vaulted ceilings—where the kitchen, dining, and living areas converge into a magnificent communal zone.
Exterior updates further distinguish the property. The front and side yards are enclosed with fencing and privacy hedges, linked by concrete pathways that enhance outdoor functionality while compensating for backyard space lost during renovations. The exterior façade was refreshed with darker tones, deliberately contrasting with the duplex to emphasize architectural separation.
Designed to preserve the suburban charm, the duplex visually mimics a single-family home from the street. Its facade creates an illusion of a two-story residence, maintaining harmony within the neighborhood fabric. The main unit, developed under SB9 guidelines, features three bedrooms and two bathrooms, with a luxurious parents’ suite situated upstairs. Downstairs, two bedrooms share a full bath, creating a balanced family-oriented layout.
The duplex’s interior boasts 9-foot ceilings throughout, elevating the sense of space and openness. The design thoughtfully places the kitchen at the front, inviting guests into the home, while stairs on the right lead to the private upstairs bedroom suite.
The ADU offers a two bedroom and two & half baths. the unit is accessible via a private side entrance with a dedicated walkway. Its layout includes a ground-floor living room, a galley kitchen, and a discreet powder room beneath the stairs, designed to contain guest traffic and maintain privacy upstairs. The upstairs bedrooms each feature luxurious bathrooms with expansive showers, adding an element of modern elegance.
Both units enjoy thoughtfully landscaped outdoor spaces—private patios, backyard areas, and gated front yards—creating welcoming environments for residents and visitors alike.
This project exemplifies innovative urban infill solutions, blending architectural elegance with legal compliance and community harmony—an inspiring blueprint for the future of residential development in California.

We recently completed the design and construction of this beautiful 3800 s.f. contemporary Colorado mountain home, above the foothills of Boulder. We designed the house to maximize the sweeping views of Indian Peaks mountain range, while simultaneously optimizing passive solar design. The open floor plan brings natural light and passive cooling into every part of the house; the vaulted ceilings create an airy, sunny feeling. Every room opens to generous patios and decks to facilitate easy indoor/outdoor living. White Oak floors, granite counters and local flagstone finishes lend a warm modern texture to the home. We carefully preserved one hand-built quartz wall that was part of the house that formerly occupied the site, and restored the original adjacent homestead, successfully receiving Historic Landmark designation. This very energy efficient home (HERS 40 – uses 60% less energy than allowed by code), uses solar–photovoltaics, foam insulation, Energy Star windows & appliances, LED lighting, and a high-efficiency mechanical system. It uses EPA Watersense plumbing fixtures and Xeric landscaping to dramatically reduce water

Headland is a NextHouse, situated to take advantage of the site’s panoramic ocean views while still providing privacy from the neighboring property. The home’s solar orientation provides passive solar heat gains in the winter while the home’s deep overhangs provide shade for the large glass windows in the summer. The mono-pitch roof was strategically designed to slope up towards the ocean to maximize daylight and the views.
The exposed post and beam construction allows for clear, open spaces throughout the home, but also embraces a connection with the land to invite the outside in. The aluminum clad windows, fiber cement siding and cedar trim facilitate lower maintenance without compromising the home’s quality or aesthetic.
The homeowners wanted to create a space that welcomed guests for frequent family gatherings. Acorn Deck House Company obliged by designing the home with a focus on indoor and outdoor entertaining spaces with a large, open great room and kitchen, expansive decks and a flexible layout to accommodate visitors. There is also a private master suite and roof deck, which showcases the views while maintaining privacy.

Our clients already had the beautiful lot on Burt Lake, all they needed was the home. We were hired to create an inviting home that had a "craftsman" style of the exterior and a "cottage" style for the interior. They desired to capture a casual, warm, and inviting feeling. The home was to have as much natural light and to take advantage of the amazing lake views. The open concept plan was desired to facilitate lots of family and visitors. The finished design and home is exactly what they hoped for. To quote the owner "Thanks to the expertise and creativity of the design team at Edgewater, we were able to get exactly what we wanted."

Designed by Gary Harkins of Reico Kitchen & Bath in Charlotte, NC in collaboration with Done by K, this transitional style inspired kitchen design features Merillat Classic kitchen cabinets in the shaker style Portrait door with 5-piece drawer head in two finishes. The perimeter kitchen cabinets features a Cotton finish and the kitchen island features a Basalt finish. Kitchen countertops are Hanstone in the color Aspen. The kitchen backsplash is MSI in Bianco Starlight. Kitchen appliances are KitchenAid.
Said the client, "Reico was a great fit for us because we needed a project planner, organizer and facilitator. Gary was especially helpful, making sure we were satisfied and that all of our concerns were taken care of. The team worked with us and within our budget, allowing us to really understand where we were spending our money. We are loving the look and feel of our new updated kitchen. Our favorite parts are the beautiful kitchen island, the backsplash and our KitchenAid range which is the best range I've used and I love the 36" size. As difficult as it was to remodel during a pandemic, we love the finished product and feel great about our investment!"

Importantly, the homeowners didn’t want their basement to function as a TV room, as they have a separate theater for movie watching. Rather, they wanted this space to facilitate conversation and provide room for games. So instead of adding a TV and a couch, we designed and built a comfortable, chic booth with shelving in a deep walnut tone. Also, to keep the booth cohesive with the rest of the house, we carried many of the same blue finishes from upstairs down to the basement. We love the lux tufted velvet on the seat and the shimmering wall treatment surrounding the booth.

The owner of this beautiful blue kitchen had a great sense of style This a custom remodel that included the demolition of 3 walls and the relocation of the central island. You'll note the focal point of the new island which has two (2) Miele dishwashers, a Sub Zero icemaker and various custom recycling and pull out bins. There is seasonal storage for dishes in front of the barstools. Spacious walkways between wall counters and island of 41"-48" allow 2 cooks to move easily. There are 2 sinks in the island at right angles to facilitate conversation.
On the side walls, custom cabinets go all the way to the ceiling. The custom color and glaze is from Benjamin Moore and was specified by the Interior Designer, Charlotte Comer. Flanking the Wolf 36" range and built into the wall are two appliance garages with concealed electrical outlets. One garage houses the owner's blender and pulls out on a tray. The other one houses spices.
The Sub-Zero integrated refrigerator with glass door is 36" wide. There are other integrated refrigerator drawers as well. The Vent Hood is from Best with a 900 cfm remote blower. There is a pot filler spout behind the range. To the left of the range is a plumbed Miele coffee maker.
The backsplash is recessed with contrasting tiles inserts and bullnose trim from Antique Floors. Cabinet Hardware is from Top Knob. The flooring is a Silver Travertine from Porcelanosa laid on a straight stack. The counter top is Carerra Marble from Aria Stone fabricated by Holland Marble.
The microwave and additional appliances garages are concealed behind the range wall in a former under stairway pantry. This space acts as a second staging area for large dinner parties and to conceal frequently used appliances.

The interior of the screened porch is the perfect spot for entertaining or private relaxation for these Hoover, AL, homeowners. With spruce pine v-joint ceiling, we were able to cleanly install electrical wiring for ceiling fans, recessed lighting, the TV, and outlets. The high gable roof will ensure lots of light and air enters the porch, all the while being protected from the hottest sun under roof, unlike an open-air deck or uncovered patio. Ceiling fans will further facilitate air circulation throughout the space!

For this project, we built a patio cover, installed an outdoor kitchen, poured new concrete and put flagstone on top of the concrete, and built a custom retaining wall near the pool.
Additionally, we also opened up a wall inside of the home in order to facilitate the structural changes to the property while also providing a seamless look so it did not appear to be add-on.
