Headland is a NextHouse, situated to take advantage of the site’s panoramic ocean views while still providing privacy from the neighboring property. The home’s solar orientation provides passive solar heat gains in the winter while the home’s deep overhangs provide shade for the large glass windows in the summer. The mono-pitch roof was strategically designed to slope up towards the ocean to maximize daylight and the views.
The exposed post and beam construction allows for clear, open spaces throughout the home, but also embraces a connection with the land to invite the outside in. The aluminum clad windows, fiber cement siding and cedar trim facilitate lower maintenance without compromising the home’s quality or aesthetic.

The hardscape foundation for this Sunnyvale outdoor oasis is an Archadeck stamp and stain patio porch base measuring 25 feet wide by 27 feet deep with an open gable roof end to facilitate the flow of gentle Sunnyvale breezes to cool and comfort family members when enjoying their leisure backyard times.
The sheer size of it allows the family to enjoy a multitude of activities in one cohesive open air space – protected from potentially harmful UV rays with a covered roof fashioned out of tongue and groove.

Our trademarked Satina™ wood was used to achieve a clean, contemporary design for architect Michael Morrow of Kinneymorrow Architecture in this stunning Alys Beach home. The 3” horizontal spacing that is the home’s primary exterior design element continued through all gates, screens, rail sections and panels. The Galvas Construction team did an incredible job executing this unique design and our project manager, Michael Higdon, AIA, served as the perfect conduit and facilitator for Michael Morrow’s architectural vision and John Galvas’s construction craftsmen. Definitely an impressive team effort!

The interior of the screened porch is the perfect spot for entertaining or private relaxation for these Hoover, AL, homeowners. With spruce pine v-joint ceiling, we were able to cleanly install electrical wiring for ceiling fans, recessed lighting, the TV, and outlets. The high gable roof will ensure lots of light and air enters the porch, all the while being protected from the hottest sun under roof, unlike an open-air deck or uncovered patio. Ceiling fans will further facilitate air circulation throughout the space!

Recessed panel inset doors provide authenticity, and the mixed black pulls, emphasis. Integrated appliances define the work centers; an apron front and auxiliary sink defines the cleanup and prep areas. Granite countertops and tiled backsplashes with accents add variety and facilitate cleaning. The period lighting and window treatments, mingled chairs and wood table affect a casual informality.

Located in the Margarita farms community in Atascadero, this single-family residence was designed for a local roofing contractor. The aesthetic of the house was heavily influenced by Spanish and Mediterranean architecture, with an emphasis on warmth and connectivity with outdoor living. The home features many traditional Tuscan characteristics ranging from the smooth stucco to rustic clay roof tiles and ornate details. The home celebrates the colors and textures of Europe with an inviting mix of aged patinas, rich distressed wood, and open outdoor pool cabana. The design of the house is oriented toward the West Cuesta Ridge in the distance and can be seen throughout the house through the large window and doors. This home is the ultimate relaxing oasis that provides all the necessities to enjoy a beautiful sunset, with spacious room sizes perfect for the central coast leisure lifestyle. Built for entertaining, the house boasts a generous living room, kitchen, and covered outdoor veranda that can facilitate parties rain or shine.

Van Auken Akins Architects LLC designed and facilitated the complete renovation of a home in Cleveland Heights, Ohio. Areas of work include the living and dining spaces on the first floor, and bedrooms and baths on the second floor with new wall coverings, oriental rug selections, furniture selections and window treatments. The third floor was renovated to create a whimsical guest bedroom, bathroom, and laundry room. The upgrades to the baths included new plumbing fixtures, new cabinetry, countertops, lighting and floor tile. The renovation of the basement created an exercise room, wine cellar, recreation room, powder room, and laundry room in once unusable space. New ceilings, soffits, and lighting were installed throughout along with wallcoverings, wood paneling, carpeting and furniture.

Designed for a family who is relocating back to California, this contemporary residence sits atop a severely steep site in the community of Las Ventanas. Working with the topography led to some creative design solutions, structurally and aesthetically, to accommodate all of the family’s programatic needs. The 4127 s.f. home fits into the relatively small building footprint while an infinity edge pool cantilevers 22′ above grade. With spectacular views of the Arroyo Grande foothills and farms, this main pool deck becomes a major feature of the home. All living spaces, including the great room and kitchen open up to this deck, ideal for relaxation and entertainment. Given that the owners are dog lovers, this outdoor space also serves as an area for the pets adjacent to the main living space. The design includes multiple water features sprinkled throughout the site which further facilitate the feeling of a calming hillside retreat.
The use of warm IPE hardwood siding and stone cladding blend the structure into the surrounding landscape while still offering a clean and contemporary aesthetic.

Van Auken Akins Architects LLC designed and facilitated the renovation of a 1,876 square-foot suburban condo. VAA developed a palette of clean detailing, which allowed for the integration of the client's blue chip art collection. Rich materials, such as Carrera marble, liquid crystal privacy glass, Venetian plaster, and stained cherry serve as beautiful backdrops to define each space. A new bluestone patio extends the interior theme into the existing condominium landscape.

This beautiful kitchen was remodeled for a growing family in the Chicago suburbs. As they were purchasing a new home, they realized there were many drawbacks to the kitchen. It needed to be redesigned to meet their lifestyle and it made sense to do it before moving in.
It was a large kitchen but the functional work space was very small. The work triangle was cumbersome and traffic flowed right through it. The existing kitchen had new red oak floors. They were beautiful, but dark red floors just aren’t practical for a growing family with dogs.
THE REMODEL
The first thing we did was redesign the space and reorient the layout with two islands. Incorporating a built-in banquette, instead of a table, freed up plenty of room for them. The islands are strategically placed in the opposite direction of the previous layout’s single island. This not only creates a better view from the family room, it keeps the traffic flow out of the work area while facilitating two separate workspaces. The small island incorporates a new prep sink. It’s right across from the cooking area, which is a new focal point with a gorgeous new metal hood. The larger island incorporates a Galley Workstation with accessories for efficient prep, expediting and serving. The 4′ sink makes post-meal clean-up a breeze.
The butler’s pantry just outside the kitchen was large enough to create a new beverage center for morning coffee and cocktail prep. An ice maker was added to this area but there wasn’t enough room for a new wine cooler and refrigerator drawers. A separate area using previously unused space was added to the kitchen (by the table) – it includes a new wine cooler and cold beverage drawers. This is framed nicely with some glass door cabinets and a lighted open niche above for decorative display.
STRATEGIC DESIGN
A combination of colors and finishes highlight different focal points in the kitchen – this includes a slate blue, a soft grey and a light whitewashed stain on rift-cut oak. The stained white oak makes the wine cooler and refrigeration areas look more like furniture pieces instead of kitchen cabinets.
The floors were refinished with a very light grey stain that enabled us to lighten up the color and get the red out of the finish.
A new ceiling was designed to add architectural detail to the space – it includes three separate tray areas with new crown molding and lighting.
THE RENEWED SPACE
This stunning new kitchen is the perfect fit for the family and their home – the finishes and design elements flow beautifully into the adjoining spaces. It fulfills all of the family’s dreams for a beautiful and comfortable space that is functional and versatile.

In the kitchen, 123 Remodeling's team used “Calacatta Blois” quartz with light gray veining for the countertops and backsplash in a bookmatch pattern, which gave a dramatic impact along with the waterfall detail on either side of the ten-foot plus island that facilitated the family plenty of room to cook and eat.
The “Blue Ash” Ultracraft cabinets gave the right pop of color complementing the quartz veining. Lastly, the Adorne Legrand under-cabinet lighting system was integral in keeping the backsplash outlet free and clean.
We went with a light gray engineered flooring in a herringbone pattern, adding warmth and visual appeal to the kitchen and living space.

Both the design and construction teams put their heart into making sure we worked with the client to achieve this gorgeous vision. The client was sensitive to both aesthetic and functionality goals, so we set out to improve their old, dated cramped kitchen, with an open concept that facilitates cooking workflow, and dazzles the eye with its mid century modern design. One of their biggest items was their need for increased storage space. We certainly achieved that with ample cabinet space and doubling their pantry space.
The 13 foot waterfall island is the centerpiece, which is heavily utilized for cooking, eating, playing board games and hanging out. The pantry behind the walnut doors used to be the fridge space, and there's an extra pantry now to the left of the current fridge. We moved the sink from the counter to the island, which really helped workflow (we created triangle between cooktop, sink and fridge/pantry 2). To make the cabinets flow linearly at the top we moved and replaced the window. The beige paint is called alpaca from Sherwin Williams and the blue is charcoal blue from sw.
Everything was carefully selected, from the horizontal grain on the walnut cabinets, to the subtly veined white quartz from Arizona tile, to the black glass paneled luxury hood from Futuro Futuro. The pendants and chandelier are from West Elm. The flooring is from karastan; a gorgeous engineered, white oak in herringbone pattern. The recessed lights are decorative from Lumens. The pulls are antique brass from plank hardware (in London). We sourced the door handles and cooktop (Empava) from Houzz. The faucet is Rohl and the sink is Bianco.

Michelle and Dominic had purchased their home in Wake Forest several years earlier with the idea in mind that it would serve as a family-centric place where they could gather with extended family. Situated in a quiet residential neighborhood with large lots, it was the perfect place for them to raise and home school their 4 children.
As their family grew, the children’s daily activities were split between the 1st and 2nd floors, making it difficult to coordinate activities amongst them all. And their extended family get-togethers had become cramped and increasingly difficult to accommodate everyone comfortably. They were in need of added living space that could serve their family’s needs as well as provide extra entertaining areas to host family gatherings.
With our experience in helping homeowners secure financing for their Home Improvement projects, we worked with Dominic and Michelle to prepare all of the necessary documentation required to apply for an FHA 203K Home Renovation loan. As a result, they were able to finance the full cost of the construction of their new Family Room Addition.
Our solution was to add a 1st floor living space that harmonized with the existing floor plan and décor, was central to the existing Kitchen, and flexible enough to facilitate large groups and accommodate the whole family’s daily activities and access to the outdoors.
As a result of their newly added flexible living area, they are now able to comfortably gather with their extended family as well accommodate the whole family’s needs, giving them the opportunity spend more quality time with their family and friends.

A compact kitchen design requires astute space planning to maximize the available storage and workspace. Base corner cabinets incorporate lazy susans, and have matching upper diagonal wall cabinets. Every space is utilized, including a small storage are in the base cabinet next to the dishwasher. The stainless sink includes an offset faucet in a matching finish, that also complements the stainless appliances and hood. The kitchen includes a dining table with pendant lights, and connects to the family room to facilitate family dinners and casual entertaining.

Importantly, the homeowners didn’t want their basement to function as a TV room, as they have a separate theater for movie watching. Rather, they wanted this space to facilitate conversation and provide room for games. So instead of adding a TV and a couch, we designed and built a comfortable, chic booth with shelving in a deep walnut tone. Also, to keep the booth cohesive with the rest of the house, we carried many of the same blue finishes from upstairs down to the basement. We love the lux tufted velvet on the seat and the shimmering wall treatment surrounding the booth.
