It's a house so close to the inlet, it appears to float. Skirted by water, this Inlet View home is built for a true waterman. This unique property was originally designed by a local architect–Haywood Newkirk, Sr–who was known for his modernistic renderings. As the neighborhood grew, views of the water were replaced with hindered scenes of bordering homes. To gain privacy, we called on another local architect, artist + surfer–Chip Hemmingway–whose industrial design can be viewed on distinctive properties such as the USS North Carolina Battleship + North Carolina Aquarium’s $26 million Jennette’s Pier facility in Nags Head. It would take another waterman's eye to imagine this space anew. With fresh blueprints, the front door took to a new face of the home + an additional 1500 square feet were appended by Schmidt Custom Builders to create an open-concept out of the old family property. The project began with a total gut. And to the bare structure, came new framing + exterior, all new wiring, roof, windows, flooring, insulation, custom cabinetry, granite countertops, luxurious lighting, furniture + landscaping. We hired on Jo Howell of Big Sky Design who worked with the homeowner to select the final touches to make this space feel like home. Outdoors is perhaps the grandest room of all which can be enjoyed plein air. Custom Ipe screens adorn the outdoor dining pavilion which now configure a private space between neighboring homes. The project consists of three primary additions, one a workshop and garage, the second a basement expansion that juts out over the lake, and a third, which expands the existing living areas with a wall of glass. This third addition, originally not part of the project, was a recommendation by Architecture Office well received by the client because of how it transformed the existing living areas. The existing architecture consists of a historic neo-classical house with a less purist addition that attempts to mimic the original. We took the approach of contrasting the existing to avoid having two additions lacking the craft and integrity of the original. This contrast is a welcoming change to previously dark interiors. The concept opens up opportunities for capturing lake views, creating modern living areas that flow from one to the next. The rear garage and second floor workshop compliment the owners entrepreneurial spirit, a person who enjoys the act of a making. The form is simple but clearly delineates itself form the brick construction with black metal siding and a glass walkway connecting the two. The structure draws from old factory buildings that gather daylight from above, synthesized through a milky polycarbonate portion of roof. The basement addition expands on an existing subterranean space used for storage and utilities. This room is converted into a living space with sleeping quarters, wet bar, and restroom facilities. This living room is a mini oasis from the rest of the house with views secluded to the water and sky. The openness of the balcony expand the view in all directions, with the sun blocked under a cantilevered shade cover.

They had been considering another product at the time and only wanted one of three yards covered. After we installed the K9Grass Classic in one of the yards, the client evaluated the turf for several weeks and realized that ours was the superior choice. Affectionate Pet Care then contacted us again in 2015 to install 3,400 square feet of K9Grass in another yard, and they were again very satisfied with the results!

The Blue Butterfly Sanctuary is the site of an old navel housing facility. The base was constructed in the early 90’s and then inhabited for only three years before becoming a ghost town. After 20 years and miles and miles of red tape the VOA (Veterans of America) got the go ahead to convert these 76 abandoned houses into homes for homeless single mother veterans and their children. As a single mama myself, and as a person who believes that every human who so desires to should have a place they can call home, this project moved me. I joined forces with my stellar sister, Justina Blakeney and together with the helping hands of a few dear friends, a dose of DIY genius, and a bunch of love, we turned this house into a home. Inspiration for a cottage home design remodel in New York

As the home for the headmaster of an independent high school, it is also considered a school asset as a facility for visitors. Formal details define the public rooms that accommodate school functions. A ground-floor guest suite hosts campus visitors. The catering-quality kitchen, like a hinge, connects the intimate living quarters to formal spaces. The heart of their family sanctuary is the great room just beyond the kitchen. The headmaster holds occasional student classes in his living room, connecting students to this campus legacy. He and his wife can see the front door of the main building from his upstairs window. Boundaries between public and private life are sensitively articulated throughout.

Settled into the open prairie space of the residential Watauga, TX neighborhood, the Watauga Community Center looms smaller than it really is. Its design language of stepped clerestory linear windows bring the mass of the gymnasium scale down to a friendly, inviting scale. Architect Eric N. Rohlfing, in collaboration with LBL Architects, designed the 20ksf Watauga Community Center and park master plan. Amenities include: lobby, gymnasium, weight room, multi-purpose room, game room, art-craft-kiln room, classrooms, locker rooms, offices, lobby, exterior walkways, terrace and parking among existing native oaks. The 15 acre park site also features an existing senior center facility and proposed future natatorium, soccer fields and additional parking. The linear organization of the recreation center lobby will link to the future expansion and is abundantly lit with a ribbon of clerestory windows and skylights. The transparency between spaces via glass partitioning, facilitates natural lighting, exterior views, spaciousness, security, and the interconnection of activity between rooms. Likewise, the gymnasium, weight room and control center are also visually connected to each other and to the exterior with north glazing, glass partitions and clerestory windows. Surfaced-ground, exposed aggregate concrete block, brick, aluminum storefront glazing, standing seam galvanized roofing, exposed structural steel, stainless steel hardware, and clear varnished wood millwork comprise the Texas contemporary palette of materials.

Dublin owners wanted to expand their outdoor patio into a four season enclosure. The result of this outdoor patio project increased over 40% of their seating capacity. This project was unique due to the attachment to a public parking facility. The grade change from one end to the other, was almost two feet, making the design and installation challenging. Dublin's has used the space for live entertainment, private parties, and banquets. It paid for itself in less than a year.

Situated in rural east Templeton is the Santa Barbara style estate that is the Castillo Residence. It exemplifies the classic nature of old world Spain, sporting massive timber trusses, authentic terra cotta tile flooring and pristine white washed walls.
