Poured in concrete slab and covered with Flagstone patio in backyard and under deck installed all new Synthetic material deck system with matching railing with larger footsteps than old deck. Connection stairway to back patio. Installed a 12’x18’ screen porch with maintenance free materials, cedar beaded ceiling panels and connection French doors into dining room All siding has been changes along with gutters and down spouts.

A job of this scope always starts by having our client meet with our architect, designer and project manager to go over what their vision is. Once the project is understood drawings are made and submitted to the client and the city for approval. Once everything is submitted and approved we had to have perimeter fencing, a container for all the debris, a secure gate, and a portable restroom facility for our workers. After the site has been prepped and is ready for work we disconnected all the electrical and main water line to begin the demolition. For this project, we had to demolish most of the walls in the kitchen. In addition, this is what we did: Demo all vinyl tile and carpet from the living room, kitchen, hallway, and bathroom. Block outlet above the stove Install in the kitchen faucet and garbage disposal- customer to supply Demo the shower and install a new faucet New outlet above vanity New hot mop, new wood stud as necessary, new fan and install new shower door Install tile in the shower Install 2 LED fluorescent light above the garage Remove 1 heater Install 12-foot walls, drywall both sides Replace LED lights There were many, many details in this project that we don’t have the space to go into here.

2011 NATIONAL NARI COTY SOUTHEAST REGIONAL AWARD This family of four living in a 1987 brick colonial had to make dramatic changes now that their 85 years old grandmother was about to move in. They needed a mother-in-law suite complete with bathroom facilities to meet her needs. Because they were remodeling anyway, they decided to overhaul the rest of the home to create the house they have always dreamed about, including a grand two-story entry. Starting in the basement, the homeowner added a home theatre room, added storage and a larger bathroom. Hard wood floors and a new stairway were also added. The main level boasts the new two-story entry foyer. To its left is the mother-in-law suite with a large front bay window and its own walk-in closet and private bath. The bath is furnished with a walk-in jetted tub and aging-in-place accessories. Other first floor highlights include a music room and gourmet kitchen. Kitchen amenities the client always wanted were added, including a large center island, extended cabinets, double layered crown molding, exotic granite top and wide board mahogany floors throughout entire first floor. The entire second floor and stairs going up were reconfigured too. The master bedroom is larger with a new tray ceiling and recess lights. The new walk- in closet is now adjacent to the master bath instead of being across the room. The master bathroom was totally gutted and re-positioned. It includes an enlarged shower with bench and frameless shower door, toilet hidden behind a closet and new whirlpool surround with beautiful travertine tile and long double vanity space. This new renovation is truly a testament to the possibilities of aging-in-place remodeling strategies. Three generations are now living comfortably in this home.

The project consists of three primary additions, one a workshop and garage, the second a basement expansion that juts out over the lake, and a third, which expands the existing living areas with a wall of glass. This third addition, originally not part of the project, was a recommendation by Architecture Office well received by the client because of how it transformed the existing living areas. The existing architecture consists of a historic neo-classical house with a less purist addition that attempts to mimic the original. We took the approach of contrasting the existing to avoid having two additions lacking the craft and integrity of the original. This contrast is a welcoming change to previously dark interiors. The concept opens up opportunities for capturing lake views, creating modern living areas that flow from one to the next. The rear garage and second floor workshop compliment the owners entrepreneurial spirit, a person who enjoys the act of a making. The form is simple but clearly delineates itself form the brick construction with black metal siding and a glass walkway connecting the two. The structure draws from old factory buildings that gather daylight from above, synthesized through a milky polycarbonate portion of roof. The basement addition expands on an existing subterranean space used for storage and utilities. This room is converted into a living space with sleeping quarters, wet bar, and restroom facilities. This living room is a mini oasis from the rest of the house with views secluded to the water and sky. The openness of the balcony expand the view in all directions, with the sun blocked under a cantilevered shade cover.
