When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. Stairs and unwanted soffits were removed, walls reconfigured, fireplaces and their surrounds re-invented, and architectural elements redefined. Beautiful hardwoods were featured in custom designed cabinetry and niches. Wide plank European oak replaced carpet, newly fabricated porcelain countertops were installed throughout, and sculptural light fixtures were hung in cavernous spaces, highlighting new outlooks. Our client’s preference for simple yet sophisticated style enabled us to set the tone by creating an elegant backdrop for a new collection of fine art and sculpture, which quietly takes center stage. More than just a surface renovation, our scope ensured that our clients’ environmental sensitivities were the driving force behind all decisions to reduce and eliminate known allergens and protect indoor air quality. Zero-VOC paints were used, a nontoxic, water-based finish was applied to natural wood cabinetry and floors, and custom upholstery was made from fire-retardant-free foams and FSC-certified woods, eliminating harmful chemicals from the home without sacrificing a trace of design.

This Inner Suburban Cottage is located in Tighes Hill, Newcastle, formerly an industrial area but due to it's proximity to the city is now becoming popular with young families and professionals seeking the inner city lifestyle. The client brief was to replace a rundown two bedroom miners cottage with a modern home for a family of three children and two adults on a 320sqm corner block. The design solution delivered the main house containing open living, dining, kitchen, three bedrooms, main bathroom, laundry and double garage. The large parents retreat comprising of a combined spacious bedroom, lounge and sitting area, seperate kitchen and generous ensuite is located above the double garage, connects to the house via an internal stairway and features a separate entrance to enable the space to be utilised as self-contained guest lodging. The street front facade reflects the original miners cottage with weatherboards, front porch and skillion roof while beyond the street frontage, a stylish transition to finishes such as Colorbond Nail Strip cladding and timber paneling relfect the contemporary style of the young family. Passive solar design was incorporated with north-oriented living, dining, kitchen areas featuring polished concrete slab for thermal mass. Cross-ventilation has been incorporated into the design with strategic window placement throughout. The seamless transition from indoor living areas to covered outdoor entertaining area is achieved through the polished concrete slab continuing from indoors to outdoors, at one level and large sliding stacker doors with screens.

We reimagined a closed-off room as a mighty mudroom with a pet spa for the Pasadena Showcase House of Design 2020. A low bay window and a second unnecessary door to the backyard limited options for reworking the layout. The solution was to replace the window with a new unit that would offer a great spot for a new farm sink. Eliminating the unused back door enabled us to locate a large new pantry and fridge in its place. (A second door to the backyard remained intact). Connecting the kitchen to the dining room was also a priority. A wide new cased opening makes the dining and kitchen flow beautifully, allowing the cook to chat with guests. New gourmet appliances and a large island offer all the amenities an avid cook could want. On the seating side of the island, lap drawers keep school supplies handy. A tall “between the studs” cabinet offers dedicated storage for kids snacks and a handy spot for mail and school info, so the counters stay free of papers. A charging drawer also helps keep the kitchen tidy. The palette for the new kitchen features fresh white perimeter cabinets, with a contrasting dark stained island, open shelves, and custom hood. The homeowners could not be happier with their new kitchen, which has gone from almost unusable to being the true heart of their home!

Modern steel and concrete construction enable clear spans throughout, and the virtual elimination of bulkheads. These custom thermally broken luxury doors were needed at this palatial rural home and Ledyard Homes selected Panda Windows and Doors to supply their thermally broken TS.19 in order for the future residents to fully enjoy their outdoor atmosphere from the comfort of their living space. While closed the thermal brake technology engineered into the TS.19 produces an air tight seal which enables the home to save energy and keep the great room interior space comfortable in both winter and summer and during harsh weather conditions. In addition to the energy and thermal benefits the doors also greatly reduce outdoor sound producing a serene environment inside the living space.

This quaint craftsman home had a very dark, difficult master bath space and the homeowners were clamoring for a solution. Not only was more functionality mandatory, but also ensuring the style felt more like the homeowners and original to the house. We had the perfect solution… colorful concrete caustic tiles! Opening up the shower and removing the labyrinth-like doorless entrance was key! Doors now open in sensible ways, and the right things now seem to be in all the right places to get ready each day. We enabled the shower and the entire bathroom to be flooded with light and feature a stunning backwall full of style! This is now our clients’ happy place!

Danish Modern is one of the several types of Modern design style. Popularized in Denmark from the 1940s-1970s, Danish modern furniture design was a collaboration between the principles of modern architecture and the high-quality cabinetmaking for which the Danes were known. Simple, elegant, airy, and featuring clean, sweeping lines, the furnishings are inherently warm and beautiful. This open dining room is a collection of vintage Danish modern furniture dating from the early 1970s. The authentic pieces were located at different auction houses and specialty consigners around the country to create a cohesive look the homeowners were seeking. The solid teak sideboard features a lighted upper display cabinet (removable) showcasing the homeowners’ collection of art including Nambé, Murano, Vietri sul Mare, and Blenko. The lower cabinet consists of two sliding doors on either end offering plentiful storage. In between are a bank of five felt-lined drawers for items such as silverware, trays and linens. With graceful rounded corners and rich, warm teak woodgrain, the dining room table is a perfect match to the sideboard. Two leaves tightly drop in and enable expansion with seating capacity for 14 people. Mixing up dining chairs adds interest and variety. The curvaceous and timeless Arne Jacobsen (the Danish designer) Series 7 chair in black is the perfect pairing for this dynamic design. Crowning the space is the airy, translucent classic Nelson bubble lamp, keeping in line with the Modernist theme.
