Gut renovation of 1880's townhouse. New vertical circulation and dramatic rooftop skylight bring light deep in to the middle of the house. A new stair to roof and roof deck complete the light-filled vertical volume. Programmatically, the house was flipped: private spaces and bedrooms are on lower floors, and the open plan Living Room, Dining Room, and Kitchen is located on the 3rd floor to take advantage of the high ceiling and beautiful views. A new oversized front window on 3rd floor provides stunning views across New York Harbor to Lower Manhattan. The renovation also included many sustainable and resilient features, such as the mechanical systems were moved to the roof, radiant floor heating, triple glazed windows, reclaimed timber framing, and lots of daylighting. Beautiful modern pool project in Southlake, TX designed by Mike Farley. It has a large cabana with a outdoor kitchen and fireplace. The hillside was terraced to create different gathering areas. The desire for great water features resulted in the back of the fire feature creating an awesome sound with a water wall and the cabana bench back created a spot for the sheer descents. The lush tropical plantings accented with raised planters and synthetic grass provide privacy with the neighbors and will grow into paradise. Located above the former cold storage room, the interior courtyard contains a 16' tall Cor-ten steel light feature that references the building's former life as a bulb warehouse. The back-lit perforations reveal a group of super sized tulips, a nod to Cruickshank's reputation for high-quality and interesting tulip bulbs.

A feature wall can create a dramatic focal point in any room. Some of our favorites happen to be ship-lap. It's truly amazing when you work with clients that let us transform their home from stunning to spectacular. The reveal for this project was ship-lap walls within a wine, dining room, and a fireplace facade. Feature walls can be a powerful way to modify your space.

Tropical islands are the focal point for the design build of the acreage behind this stunning, Mediterranean-style home. The hardscape features a three level pool, including a toddler pool and a wading pool. Starting at the reef, there are three leaf petal loungers which allow you to recline in four to six inches of water at your feet. Limestone holy boulders are placed strategically along the edge for a natural element. A beautiful blend of earthy colors within the flagstone create a natural and rustic pool deck. All of the steps and bench seating inside the pool are also made of flagstone (custom fabricated flagstone coping for this project was completed on site). The toddler pool features fiber optic lighting which was installed at the bottom of the pool in the gunnite shell to create the reflection of a starry, celestial sky (fiber optic lighting can be used to create any number of shapes or constellations). An infinity edge crashes over beautiful stone and tile work, falling into a wading pool below. Another special feature is a water feature of riverstone cobbles sitting below dancing flames. Large stepping stones alongside this feature lead you to a lounge pool deck creating the feeling of an island retreat. Limestone slabs were used for a path of steps that take you through the landscaping back to the main house. A gazebo was added to hold an outdoor kitchen, an outdoor shower and a pool house with restrooms. All of the outdoor features are automated, allowing you to operate water temperature, fire features, water features, even the music and lighting from your smartphone.

Pondless Waterfall Pondless Waterfalls are simply a re-circulating waterfall and/or stream without the presence of a pond. You can enjoy the sight and sound of running water without the maintenance of a pond. The waterfall is undoubtedly the most beautiful and favored feature in a water garden. If space is lacking in your yard or you have safety concerns with a pond, go Pondless! The name basically explains it all. It’s a waterfall and stream, without the pond. So why would you want a waterfall without a pond? The truth is that a Pondless Waterfall isn’t for everyone, but it can be a great alternative for someone who isn’t quite sure if a pond is right for their family. Safety Because there is no pool of water, a Pondless Waterfall is a great option if you are concerned about safety issues associated with a traditional pond. Cost Cost can be a big factor when considering the type of pond you want to build. In most cases, the price of a Pondless waterfall will be less than a pond, because there is less labor involved, as well as less rock and materials. Operating costs are also less. Because you’re not dealing with an established ecosystem, it’s not necessary to run the pump 24/7. Space The small size of the Pondless Waterfall means you can build and enjoy a beautiful waterfall anywhere in you yard. Maintenance - Taking care of your Pondless Waterfall is easy. Filling the reservoir every few weeks to compensate for water loss because of evaporation is all that’s required. Flexibility Perhaps the best part of the Pondless Waterfall is the possibility for the future. If you change your mind later, wishing you’d build a pond, that’s ok! If you leave enough room around the base of the waterfall, it’s easy to add a pond onto a Pondless Waterfall. Complete System It might be difficult to imagine a waterfall and stream without a pond. Where does the water go? A Pondless Waterfall works much like a regular pond. The hole, deeper than a normal pond, is dug then lined with rock and gravel, and filled with water. The water is then circulated from beneath the rocks and gravel by a pump that sits on the bottom, inside a Snorkel Vault and Centipede Module. A pipe runs from there up to a BioFalls Filter and into an overflowing waterfall, where it falls back into the reservoir. Since the water level never pools above the level of the rock and gravel fill, it give the appearance of a waterfall without a pond, when in fact, the “pond” is there but not visible. The Pondless Waterfall has made many water-lovers who were previously unable to indulge in the sweet sounds of falling water, very happy. It’s a great alternative for those who are trying to get their feet wet, or looking to fit a little bit of paradise into their own backyard. In other words, when all else fails … go Pondless!

The water feature is 24” deep 500 s.f. and filled with 6” of Black Mexican beach pebbles. Multiple Techobloc Raffinato planters each equipped with drip irrigation. Plantings were installed by our client. Six sheer descent waterfalls and multi-colored underwater lights are controlled from the clients mobile phone or iPad. All the paving is a Turkish Travertine with a connecting floating bridge that leads to a more private sunken patio/pavilion area, where one can sit and enjoy the tranquil sound of sheer descent waterfalls. The addition of the contemporary sculpture and a bubbling granite boulder completes this backyard transformation!
