The kitchen at Southlake Manor underwent a full transformation, drawing inspiration from the charm of the South of France while incorporating the Denningtons' personal tastes. A major design feature is the stunning barrelled ceiling, which adds a sense of grandeur and architectural interest. This beautiful ceiling design enhances the space by creating visual height, drawing the eye upward and contributing to the kitchen’s airy and open feel. The Denningtons’ love for the color blue is woven throughout the kitchen, with custom accents in a rich, deep shade that adds warmth and personality to the space. The cabinetry features a mix of finishes that complement the color palette, creating a balanced, sophisticated look. At the heart of the kitchen sits a custom, round island—a standout piece designed to be both functional and visually striking. The island, with its unique shape and built-in drawers, provides ample storage while maintaining a sleek, clean aesthetic. It’s an ideal gathering spot for the family and offers a beautiful contrast to the surrounding cabinetry. The layers of texture throughout the kitchen—from the smooth cabinetry finishes to the intricate details of the island and the natural warmth of the new barrelled ceiling—add depth and dimension. Every element is carefully crafted to elevate the design to the next level, blending style with practicality in a way that reflects the Denningtons' love for sophisticated, yet welcoming spaces.

The primary goal for this project was to craft a modernist derivation of pueblo architecture. Set into a heavily laden boulder hillside, the design also reflects the nature of the stacked boulder formations. The site, located near local landmark Pinnacle Peak, offered breathtaking views which were largely upward, making proximity an issue. Maintaining southwest fenestration protection and maximizing views created the primary design constraint. The views are maximized with careful orientation, exacting overhangs, and wing wall locations. The overhangs intertwine and undulate with alternating materials stacking to reinforce the boulder strewn backdrop. The elegant material palette and siting allow for great harmony with the native desert. The Elegant Modern at Estancia was the collaboration of many of the Valley's finest luxury home specialists. Interiors guru David Michael Miller contributed elegance and refinement in every detail. Landscape architect Russ Greey of Greey | Pickett contributed a landscape design that not only complimented the architecture, but nestled into the surrounding desert as if always a part of it. And contractor Manship Builders -- Jim Manship and project manager Mark Laidlaw -- brought precision and skill to the construction of what architect C.P. Drewett described as "a watch." Family members enter this kitchen from the mud room where they are right at home in this friendly space. The Kitchens central banquette island seats six on cozy upholstered benches with another two diners at the ends. There is table seating for EIGHT plus the back side boasts raised seating for four more on swiveling bar stools. The show-stopping coffered ceiling was custom designed and features beaded paneling, recessed can lighting and dramatic crown molding. The counters are made of Labradorite which is often associated with jewels. It's iridescent sparkle adds glamour without being too loud. The wood paneled backsplash allows the cabinetry to blend in. There is glazed subway tile behind the range. This lovely home features an open concept space with the kitchen at the heart. Built in the late 1990's the prior kitchen was cherry, but dark, and the new family needed a fresh update. This great space was a collaboration between many talented folks including but not limited to the team at Delicious Kitchens & Interiors, LLC, L. One of the main features of the space is the natural lighting. The windows allow someone to feel they are in their own private oasis. The wide plank European oak floors, with a brushed finish, contribute to the warmth felt in this bathroom, along with warm neutrals, whites and grays. The counter tops are a stunning Calcatta Latte marble as is the basket weaved shower floor, 1x1 square mosaics separating each row of the large format, rectangular tiles, also marble. Lighting is key in any bathroom and there is more than sufficient lighting provided by Ralph Lauren, by Circa Lighting. Classic, custom designed cabinetry optimizes the space by providing plenty of storage for toiletries, linens and more. This custom living room unit and media center was designed to provide all that a Manhattan family needs for entertaining lots of guests or to just kick back, relax and watch some TV. The wall unit also shows off some of our favorite new material finishes with a combination of wood veneer, matte glass, and high gloss. Color played a big role in the design of this entertainment center. It contrasts a radiant high gloss orange with a warm Smoked Walnut wood grain for a balanced and modern look. The orange high gloss adds an artistic accent to the unit, while keeping the design free from chaotic lines and color schemes. Our no-handle design is made possible by a brushed aluminum J-channel that provides a clean look and makes the drawers easy to access. Flat style doors and drawer fronts also contribute to the smooth and modern European look of the media center. Our space saving entertainment system also delivers an abundant amount of floor to ceiling storage, both open and in drawers. There is ample room to store and display books, sculptures and home decor. Bottom cabinets are a suitable place to conceal and store media equipment. 1.5 inch thick floating shelves above the television and the box shelves alongside, featured in Midnight Ash, provide definition to the design and balance the high intensity orange elements. Top shelves provide space to arrange fragile keepsakes while bottom shelves can be used to display your favorite reads. Opposite the open shelving is a matte black glass fronted cabinet to house your favorite drinks and glassware for quick entertaining. The black satin glass is defined by an aluminum door frame. Clear glass shelves are found within the glass door cabinet and provide a useful place for storing dry bar essentials like rocks glasses and your preferred liquor selection. The cabinet includes vertical profile LED strip lights on both side panels that illuminate when the door is opened. The lighting shines through the shelves and sparkles off the glassware, silver ice bucket and colorful drinks you might keep there. The unit contains a sliding door that alternately hides a flat screen television and reveals a shelf. This feature paired with our wire management system helps keep your wall unit and your living area looking neat and tidy. The hidden hardware adds a unique function to this design without drawing the eye. Short arm flap stays and drop-down flap hinges allow for the soft, almost automatic opening of the long panel faces that conceal the drawers behind. The drawers are easy to access and provide the storage of multiple drawers without cluttering the look of the media center. This design is completed with integrated LED lighting. Behind the floating backing panel, adjustable LED lighting enhances the spacious look of the unit and provide mood lights for the living room. The shelves are equipped with recessed LED lights that make the orange high gloss color pop and showcase your displayed possessions. The floating shelves are equipped with horizontal profile LED strip lights to give the whole unit a warm glow. The cabinets were custom designed by Tom, with straight, simple lines, and custom built by Draper DBS of walnut, with a deep, rich brown finish. The richness of the dark cabinetry juxtaposed with the elegance of the white carrara marble on the countertop, wall and floors contributes to the room's sophistication. Ample storage is found in the large vanity and an armoire style cabinet, designed to mimic a free-standing furniture piece, that is positioned behind the door. Architectural beams placed across the vaulted ceiling bring a sense of scale to the room and invite natural light in through the skylight.

The living room centers around a custom fireplace clad in artistic tile, paired with a built-in TV stand. Directly across, double sliding doors invite natural light and seamless indoor-outdoor living. The entire home enjoys a ceiling of 9' with a combination of vaulted ceiling in the primary bedroom. *Kitchen – The Heart of the Home* The kitchen is the true centerpiece. Designed with an open concept and surrounded by generous windows, it features quartz on both the countertops and full-height walls for a luxurious, cohesive aesthetic. A large island—topped with a full slab of quartz—anchors the room, offering extra space between the island and main counters for comfortable movement and entertainment. Two elegant clear pendant lights highlight its presence. Outfitted with top-tier luxury appliances designed for both performance and visual refinement. Its modern wood-and-metal design contributes to the home’s open flow while serving as a sculptural centerpiece within the main living level. *Bedrooms & Laundry* Guest and secondary bedrooms are bright and inviting, each with multiple windows framed in sleek black for a modern edge. Every bedroom enjoys its own bathroom, offering comfort and privacy. A compact but well-designed laundry room includes a sink and drying rack, making smart use of space. The second story features an open layout with wide hallways, enhancing the sense of space and natural flow. This home also includes an office and one of the bedrooms is used for a workout space. *Primary Suite* Set apart from the other bedrooms for privacy, the primary suite is a luxurious retreat. An accent wall adds character, while a large walk-in closet offers abundant storage. A skylight fills the room with natural light, enhancing the open, breathable atmosphere. *Bathrooms* Each bathroom was thoughtfully designed with its own personality: - Primary bathroom: The primary bathroom embraces a concrete-inspired look, featuring dual sinks and a spacious shower with double-sided niches—one for each person. An LED makeup mirror adds functional elegance. - Second bathroom: Gray cabinet, tile wall, black fixtures, frameless shower door, and a striking floral tile accent. - Third bathroom: White cabinets, gold fixtures, white tile floors, a shower stall, and a bold green tile feature wall with a large niche. - Fourth bathroom: Blue cabinet, gray tile floors, a tub with frameless shower door, and gray wall tiles paired with sleek chrome fixtures. - Powder Room: Half wall crown molding with black tile design and fixtures. *Exterior & Landscape* The planning process also emphasized low-maintenance landscape design, using easy-care plants that enhance the home’s natural feel without demanding constant upkeep. The home is also equipped with a dedicated EV charging station and solar panels, supporting energy efficiency and modern sustainable living.

The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come. Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.
