This Grant Park house was built in 1999. With that said, this bathroom was dated, builder grade with a tiny shower (3 ft x 3 ft) and a large jacuzzi-style 90s tub. The client was interested in a much larger shower, and he really wanted a sauna if squeeze it in there. Because this bathroom was tight, I decided we could potentially go into the large walk-in closet and expand to include a sauna. The client was looking for a refreshing coastal theme, a feel good space that was completely different than what existed. Mike and Michelle of Lake Barrington knew they needed extra space. Their home was becoming too crowded for their family with blossoming teenagers, so a basement renovation offered the perfect solution for more space for the kids and more room to entertain for the adults. “Our project consisted of expanding our laundry room, putting in a first floor wet bar so we had adult space upstairs, while also renovating our basement for a family-friendly and teen-functional area as well,” Michelle says. They found Advance Design Studio through a neighbor who gave a glowing recommendation, giving Michelle and Mike the confidence they needed to move forward with a major home renovation. They felt like they knew Advance Design before they even worked together. When they met with the owner Todd Jurs and designer Nicole Ryan, Mike and Michelle knew they were getting a trustworthy, dependable team that could create the project they had been dreaming about for 7 years. Having virtually no natural light to work with, one of the biggest design challenges was creating a basement that did not feel dark and depressing. The Advance team got to work creating architectural archways and custom detailed dry-stack stone columns artfully designed into the space, adding a dramatic element that made the space feel less like a basement or more like a relaxing family room. Color 3D renderings were created to portray what the space would look like so Mike and Michelle could visualize the space in advance. Detailed trim and crown moldings grace the built in buffet and wet bar making for an amazingly functional space that lacks nothing in style and visual interest. Cherry wood cabinetry by Dura Supreme is featured in the space with a “Cocoa Brown” finish and includes beautiful mirrored glass doors embellished with unique elliptical mullion details. A built-in microwave, dishwasher and mini fridge add practicality to the ample entertainment mecca. An under mounted sink finishes the space joined with a intricate mosaic tile backsplash and “Ventisca Polished” quartz countertops. The basement is absolutely perfect for hosting friends and family with expertly designed key areas such as a game space for the kids, a movie area for the family, an ample workout room with luxurious full bath, and even built in wine storage. The family absolutely loves the new basement living space, and has already enjoyed numerous family movie nights and sleep-overs with friends. While custom cabinets made by Dura Supreme were used to create unique spaces that lived up to Mike and Michelle’s expectations., heated flooring under the 16”x16” “Mongolian Spring” tile was installed giving all tiled areas of the basement a much cozier feel, eliminating that cold hard surface most of us hate in our basements! The new basement must-have requirement list included a new bath space, which was incorporated adjacent to the work out room. The sleek shower door and cabinets in the new bathroom make guests and family feel like they are in an elegant hotel. The new guest bath features 4”x36” “Silver Screen” honed marble tile in a brick pattern on the shower walls and 2”x2” “Chenille” limestone tile in a hexagon mosaic pattern on the shower floor. “I came in with very specific requirements for our three project areas,” Michelle says. “There was not one time that I felt like I was asking for something that was not going to turn out how I anticipated.” Tying in multiple rooms during a renovation if you have can do it makes a lot of sense and saves money in the long run. A fully functional laundry room as well was a must on this family’s wish list. Michelle wanted to add space to the existing cramped and awkward laundry room, and Mike wanted to make sure they could still park a car in the garage. Reconfiguring interior walls required borrowing unused space cleverly from the garage in order to enlarge the laundry room space. Drawers under the stairs added beautiful hidden storage created almost magically out of dead space. White painted Dura Supreme cabinets bring additional light into the small space; while the 16”x16” cleft slate tile flooring provides excellent contrast and the naturally earthy feel Michelle wanted. Quartz countertops with a 3”x12” “Debut Dew” subway tile backsplash add elegance to the now upliftingly bright laundry room. The extra space makes doing laundry much more pleasurable and the added storage is a great for all those little things like winter hats and gloves, umbrellas and the like. “The Advance Design project team was phenomenal to work with,” Michelle says. “They came in, shared the plans with us and walked us through the expectations. We always knew what was coming next.” Converting an existing closet space, the wet bar upstairs was challenging because they wanted a functional area that didn’t look or feel like cabinets just sticking out of a closet. So the Advance team transformed this ordinary closet space into a stunning wet bar that architecturally appears as if it’s always been there. Traditional, elegant hand carved custom molding matching the adjacent fireplace ties the new entertainment bar area in nicely with the existing family room and kitchen area. Featuring a built in wine refrigerator, Dura Supreme cabinetry in deep cherry wood elegantly displays wine bottles and etched glass mullion doors that fill with soft light in the evening hours. Cambria “Windermere” quartz countertops with a sophisticated hammered copper sink and a glimmering backsplash round out the stunning wet bar. Hosting parties and family functions has become much more enjoyable now that they have a dedicated beverage serving area large enough to include hors devours. All three projects were designed and constructed together at the same time, making for a cohesive project that was administered smoothly and easily both for the design team and for the family. Disruption to the home was minimal as each phase was completed in each project conclusively, and design and meeting time for the homeowner was efficient and organized making for an enjoyable process. “Advance Design was great to work with,” Michelle says. “I would highly recommend them to anyone considering a home improvement project. These homeowners wanted to update their 1990’s bathroom with a statement tub to retreat and relax. The primary bathroom was outdated and needed a facelift. The homeowner’s wanted to elevate all the finishes and fixtures to create a luxurious feeling space. From the expanded vanity with wall sconces on each side of the gracefully curved mirrors to the plumbing fixtures that are minimalistic in style with their fluid lines, this bathroom is one you want to spend time in. Adding a sculptural free-standing tub with soft curves and elegant proportions further elevated the design of the bathroom. Heated floors make the space feel elevated, warm, and cozy. White Carrara tile is used throughout the bathroom in different tile size and organic shapes to add interest. A tray ceiling with crown moulding and a stunning chandelier with crystal beads illuminates the room and adds sparkle to the space. We undertook a comprehensive bathroom remodel to improve the functionality and aesthetics of the space. To create a more open and spacious layout, we expanded the room by 2 feet, shifted the door, and reconfigured the entire layout. We utilized a variety of high-quality materials to create a simple but timeless finish palette, including a custom 96” warm wood-tone custom-made vanity by Draftwood Design, Silestone Cincel Gray quartz countertops, Hexagon Dolomite Bianco floor tiles, and Natural Dolomite Bianco wall tiles.

With an eye toward accessibility, this bathroom is designed to ease the everyday routines of a homeowner who often uses a wheelchair. Universal design strategies guided the project structurally with ADA-compatible elements incorporated throughout. These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. This farmhouse style home was already lovely and inviting. We just added some finishing touches in the kitchen and expanded and enhanced the basement. In the kitchen we enlarged the center island so that it is now five-feet-wide. We rebuilt the sides, added the cross-back, “x”, design to each end and installed new fixtures. We also installed new counters and painted all the cabinetry. Already the center of the home’s everyday living and entertaining, there’s now even more space for gathering. We expanded the already finished basement to include a main room with kitchenet, a multi-purpose/guestroom with a murphy bed, full bathroom, and a home theatre. The COREtec vinyl flooring is waterproof and strong enough to take the beating of everyday use. In the main room, the ship lap walls and farmhouse lantern lighting coordinates beautifully with the vintage farmhouse tuxedo bathroom. A leaky tub and some cracked tiles convinced our returning clients that an update to their primary suite was long overdue. The old bathroom’s traditional travertine tiles, stained wood cabinets, and bulky tub deck made the space feel heavy and dated. Our goal was to create a sophisticated, light, and serene space that was more aligned with their evolving style. Replacing the sizeable tub deck with a freestanding bathtub opened up the room and allowed us to expand the walk-in shower. A slim niche was strategically tucked into the corner ensuring products are within easy reach. Separate his and hers vanities provide ample storage with an abundance of drawers.. The dramatic veining in the marble-look porcelain provides the perfect backdrop for the minimalist tub and modern plumbing fixtures while the natural marble in the shower plays off the warm golds and grays. With thoughtful design choices and striking finishes, we transformed a dark and drab bathroom into a refined and refreshing retreat.

2011 NARI CAPITAL COTY MERIT AWARD WINNER; 2012 QUALIFIED REMODELER MASTER DESIGN AWARD This 1950 brick colonial featured a floor plan typical of homes of that era--small boxy rooms, each separated by four walls. The young couple who owned the home loved its potential, but needed more space. The main goal of this project was to create a seamless and open floor plan on the first floor, adding a family room and enlarging the kitchen. A master bedroom and bathroom suite were planned to make better use of the second level. To accomplish these goals, a 20’ x 20’ two-story addition was designed by Michael Nash Design, Build & Homes. The new expanded kitchen and family room features limestone floors, a new gas fireplace surrounded with built-ins and glass stone hearth to complement the kitchen countertops and backsplash. Use of espresso colored cabinetry topped by a light granite countertop with brown veins running through it is one of the decorative touches that make this project stunning. The large middle island which consists of a second sink, wine chiller and seating space is another bonus point of this kitchen. Commercial quality appliances assure gourmet cooking at its finest. Large first floor windows face the home’s new flagstone patio, which can be accessed via a French door. The second floor consists of the master bedroom with a sitting area , French doors leading into a French balcony facing back yard, double-sided stoned gas fireplace (between the bedroom and master bath) and a cathedral ceiling. The master bathroom features a large steam shower, body sprays and rain shower, a large double person Jacuzzi, tumbled marble floor and wall tiles with accents. The use of wide plank exotic tiger wood has beautified this master suite. Keeping the homeowners’ contemporary style in mind and achieving their wishes has transformed this old 1950 colonial into a fully functional 21st Century dream home.

Our clients wanted to expand their living space down into their unfinished basement. While the space would serve as a family rec room most of the time, they also wanted it to transform into an apartment for their parents during extended visits. The project needed to incorporate a full bathroom and laundry.One of the standout features in the space is a Murphy bed with custom doors. We repeated this motif on the custom vanity in the bathroom. Because the rec room can double as a bedroom, we had the space to put in a generous-size full bathroom. The full bathroom has a spacious walk-in shower and two large niches for storing towels and other linens. Our clients now have a beautiful basement space that expanded the size of their living space significantly. It also gives their loved ones a beautiful private suite to enjoy when they come to visit, inspiring more frequent visits!

A traditional Georgian home receives an incredible transformation with an addition to expand the originally compact kitchen and create a pathway into the family room and dining area, opening the flow of the spaces that allow for fluid movement from each living space for the young family of four. Taking the lead from the client's desire to have a contemporary and edgier feel to their home's very classic facade, House of L worked with the architect's addition to the existing kitchen to design a kitchen that was incredibly functional and gorgeously dramatic, beckoning people to grab a barstool and hang out. Glossy macassar ebony wood is complimented with lacquered white cabinets for an amazing study in contrast. An oversized brushed nickel hood with polished nickel banding makes a presence on the feature wall of the kitchen. Brushed and polished nickel details are peppered in the landscape of this room, including the cabinets in the second island, a storage cabinet and automated hopper doors by Hafele on the refrigeration wall and all of the cabinet hardware, supplied and custom sized by Rajack. White quartz countertops by Hanstone in the Bianco Canvas colorway float on all the perimeter cabinets and the secondary island and creates a floating frame for the Palomino Quartzite that is a highlight in the kitchen and lends an organic feel to the clean lines of the millwork. The backsplash area behind the rangetop is a brick patterned mosaic blend of stone and glass, while surrounding walls have a layered sandstone tile that lend an incredible texture to the room. The light fixture hanging above the second island is by Wells Long and features faceted metal polygons with an amber gold interior. Woven linen drapes at window winks at the warmer tones in the room with a lustrous sheen that catches the natural light filtering in. The rift and sawn cut white oak floors are 8" planks that were fitted and finished on site to match the existing floor in the family and dining rooms. The clients were very clear on the appliances they needed the kitchen to accommodate. In addition to the vast expanses of wall space that were gained with the kitchen addition the larger footprint allowed for two sizeable islands and a host of cooking amenities, including a 48" rangetop, two double ovens, a warming drawer, and a built-in coffee maker by Miele and a 36" Refrigerator and Freezer and a beverage drawer by Subzero. A fabulous stainless steel Kallista sink by Mick De Giulio's series for the company is fitted in the first island which serves as a prep area, flanked by an Asko dishwasher to the right. A Dorenbracht faucet is a strong compliment to the scale of the sink. A smaller Kallista stainless sink is centered in the second island which has a secondary burner by Miele for overflow cooking. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

The homeowners of a 1930s Tudor in East Atlanta Village envisioned a colorful renovation that blended original charm with modern updates. The creative couple, who cherish antiques and quirky collectibles, aimed to preserve the home's historic layout and architectural elements. The overall color palette and aesthetic was inspired by their grandmother's fine China collection. The renovation encompassed the kitchen, mudroom, breakfast nook, living room, bar, powder room, and primary bathroom. Copper Sky Design + Remodel placed emphasis on integrating color, patterns, and specialty details to honor the home's history while reflecting the homeowners' unique style. Key design choices included retaining the functional galley kitchen, featuring a dishrack over the sink to display the clients' depression-era glass and antique China. Floral cutouts on cabinet doors and refrigerator panels, reminiscent of the 1930s, were incorporated. A scalloped built-in cabinet in the butler’s pantry, designed to fit a niche previously housing an original piece, ties into the brass scalloped hood in the kitchen. The mudroom and butler’s pantry cabinets also feature a scallop motif. Custom mosaic floor tiles, typical of the 1930s, required meticulous planning and execution. The 2” hexagon mosaic tile pattern in the kitchen, mudroom, and butler’s pantry was digitally designed and hand-laid on site. The primary bathroom's wall tile pattern demanded precision, resulting in a symmetrical and stunning design. The primary bathroom was expanded to include a Japanese-style soaking tub and a bidet within its modest 10’ x 9’ size. The powder room, though small, is vibrant with “Dinosauria” wallpaper, Tiffany-style lighting, and a square mosaic tile floor. This thoughtful renovation preserved the Tudor's historical integrity while infusing it with the homeowners' vibrant aesthetic, creating a harmonious blend of past and present.

Woven linen drapes at window winks at the warmer tones in the room with a lustrous sheen that catches the natural light filtering in. The rift and sawn cut white oak floors are 8" planks that were fitted and finished on site to match the existing floor in the family and dining rooms. The clients were very clear on the appliances they needed the kitchen to accommodate. In addition to the vast expanses of wall space that were gained with the kitchen addition the larger footprint allowed for two sizeable islands and a host of cooking amenities, including a 48" rangetop, two double ovens, a warming drawer, and a built-in coffee maker by Miele and a 36" Refrigerator and Freezer and a beverage drawer by Subzero. A fabulous stainless steel Kallista sink by Mick De Giulio's series for the company is fitted in the first island which serves as a prep area, flanked by an Asko dishwasher to the right. A Dorenbracht faucet is a strong compliment to the scale of the sink. A smaller Kallista stainless sink is centered in the second island which has a secondary burner by Miele for overflow cooking. This was a top-to-bottom remodel. By opening up the kitchen walls, expanding the great room, and adding patio doors to the master bedroom, we did more than update this beach home for modern living. We also highlighted the home's best feature — breathtaking views of the ocean. Description: What once was an ugly duckling is now a beautiful swan. The old bathtub has been replaced with curbless shower which eliminates the trip over entrance. A new diffused glass vinyl clad window replaced the old wood sash window which was covered by a shower curtain, adding much needed natural light to the space. Bright white larger format subway tile is used to enlarge the visual space of the shower reflecting the light from the window. A boho inspired mosaic floor tile flows into the curbless shower expanding the feel of this small 36 square foot bath. A recessed medicine cabinet is placed in a wave patterned glass tile feature that runs from the counter top to the ceiling. For added ease of care, the vanity floats 10" above the floor with motion sensor lights for night time. The shower set features a angular shower column with multi function large format shower head and hand held shower both pressure and temperature controlled. Towels are kept at hand on a floating shelf above the commode.
