The first step in this renovation was enlarging the master bathroom by 25 sq. ft., which allowed us to expand the shower and incorporate a new double vanity. Updates to the master bedroom include installing a space-saving sliding barn door and custom built-in storage (in place of the existing traditional closets. These space-saving built-ins are easily organized and connected by a window bench seat. In the third floor bath, we updated the room's finishes and removed a tub to make room for a new shower and sauna.

This home addition was intended to expand the home to provide the space needed for the growing new family. The existing kitchen was gutted, expanded and opened up to a family room and nook area. Custom inset cabinets were our preference; however cost was a significant concern. The owner researched multiple companies and standard product lines to save on her budget. After careful analysis, we discovered that it was just as cost effective to use the local custom cabinet maker we preferred. This allowed for more precise detailing and unique features. The goal of a classical farm house kitchen character updated with modern features was able to be obtained much to the home owner's delight. A family room was added to this home, opening up to a screen porch that takes advantage of a previously unused side yard. The much needed new rear entry provides the family a space for their laundry room and is now the primary entry point from the detached garage. Great care was taken to ensure that the home’s new detailing could have been built this way originally. The space however needed to have a modern function for a modern family. The homes existing exterior had aluminum siding and trim which concealed original millwork and shingles. When the nondescript materials were removed, it was discovered that the original was in poor condition. Careful attention was taken to replace and/or repair original materials wherever possible around the entire home, in order to create a seamless exterior character.

Master Bathroom Remodel, took a 90's track house bathroom with heavy soffits and L-shaped vanity - and turned it into a Modern Spanish Revival inspired oasis, with two arched openings framing personal vanities with furniture grade details. Iron sconces flank arched dressing mirrors. Custom hand-painted terra-cotta tile backsplash. The shower was expanded and a foot ledge pony wall separates the shower from the space for a freestanding soaking tub. The shower is tiled with an accent of hand-painted terra-cotta tiles, balanced by other budget friendly tiles and materials. Terracotta shower floor and floor tile ground the space with authentic Mediterranean flavor.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

Our clients wished for a larger main bathroom with more light and storage. We expanded the footprint and used light colored marble tile, countertops and paint colors to give the room a brighter feel and added a cherry wood vanity to warm up the space. The matt black finish of the glass shower panels and the mirrors allows for top billing in this design and gives it a more modern feel.

A traditional Georgian home receives an incredible transformation with an addition to expand the originally compact kitchen and create a pathway into the family room and dining area, opening the flow of the spaces that allow for fluid movement from each living space for the young family of four. Taking the lead from the client's desire to have a contemporary and edgier feel to their home's very classic facade, House of L worked with the architect's addition to the existing kitchen to design a kitchen that was incredibly functional and gorgeously dramatic, beckoning people to grab a barstool and hang out. Glossy macassar ebony wood is complimented with lacquered white cabinets for an amazing study in contrast. An oversized brushed nickel hood with polished nickel banding makes a presence on the feature wall of the kitchen. Brushed and polished nickel details are peppered in the landscape of this room, including the cabinets in the second island, a storage cabinet and automated hopper doors by Hafele on the refrigeration wall and all of the cabinet hardware, supplied and custom sized by Rajack. White quartz countertops by Hanstone in the Bianco Canvas colorway float on all the perimeter cabinets and the secondary island and creates a floating frame for the Palomino Quartzite that is a highlight in the kitchen and lends an organic feel to the clean lines of the millwork. The backsplash area behind the rangetop is a brick patterned mosaic blend of stone and glass, while surrounding walls have a layered sandstone tile that lend an incredible texture to the room. The light fixture hanging above the second island is by Wells Long and features faceted metal polygons with an amber gold interior. Woven linen drapes at window winks at the warmer tones in the room with a lustrous sheen that catches the natural light filtering in. The rift and sawn cut white oak floors are 8" planks that were fitted and finished on site to match the existing floor in the family and dining rooms. The clients were very clear on the appliances they needed the kitchen to accommodate. In addition to the vast expanses of wall space that were gained with the kitchen addition the larger footprint allowed for two sizeable islands and a host of cooking amenities, including a 48" rangetop, two double ovens, a warming drawer, and a built-in coffee maker by Miele and a 36" Refrigerator and Freezer and a beverage drawer by Subzero. A fabulous stainless steel Kallista sink by Mick De Giulio's series for the company is fitted in the first island which serves as a prep area, flanked by an Asko dishwasher to the right. A Dorenbracht faucet is a strong compliment to the scale of the sink. A smaller Kallista stainless sink is centered in the second island which has a secondary burner by Miele for overflow cooking. Making the most of indoor/outdoor entertaining and optimizing as much of its seaside-living environment as possible, this contemporary residence in Corona del Mar utilizes Western Window Systems’ Series 600 Multi-Slide Doors to create additional space for both the homeowners and their lucky guests. A key feature of the nearly 2,000-sq-foot home -- from Brandon Architects Inc. and Patterson Custom Homes -- can be found on the first floor, where Western’s signature retractable doors open to a stylish front terrace. This 1890 rowhouse had been renovated over time, most recently in the 70s. Our clients wanted to renovate every floor. The floors and walls were out of level, and most of the systems were old. We gutted the structure to the studs, leveled and reframed the walls and floors, added insulation and updated the plumbing, electrical and HVAC. Once the structural and systems work was complete, our crew installed a new expanded kitchen, updated all the bathrooms, and updated the basement. Reconfiguring the first floor plan involved taking down the wall between the kitchen and dining room to create one large entertaining space. To bring more natural light and provide sight lines from the front to the back of the rowhouse, we added new windows to the back wall and moved the opening to the other side as a full-light door. This ordinary house was redesigned and dramatically transformed into a stately Georgian Colonial style home. The exterior is all brick, has 5 chimneys, 6 dormers and many other architectural features. The new floor plan features a grand foyer, a new kitchen and a master suite among many other changes to create an open and functional layout. The living space was expanded by adding a 2-story addition to the front, rear and south elevations. A breezeway and carriage style garage with a bonus room was added to the north end. The front elevation addition features a beautiful new porch with stone balusters and a courtyard. The back of this Georgian style home is as spectacular as the front. A 2 story addition was also added to the back to include a new kitchen and breakfast nook. A large terrace with stone pilasters that extends over the basement walkout patio was also part of the design. Brick piers rise from the lower level to the main level terrace and are joined by beautiful archways that add to the magnificent architecture. The basement was finished to include a theater room, wine cellar, bar, game room and much more. The new basement design opens up to a glorious new Gunite swimming pool and spa, complete with stone work, landscaping, landscape lighting, fireplace, all melding with the architectural style of this gorgeous home.

Originally designed by one of the most notable landscape architects in town, this once impressive project had faltered in recent years. The pool and spa still functioned well, and the client wanted to keep it intact. In addition, they wanted to keep as much of the existing landscaping as possible. The surrounding decks, walls, and steps were fair game. At first glance, one might think that our changes were simple material changes. Upon closer inspection, however, one can see the subtle, yet transformative changes that come together to update this classic pool in a tasteful, timeless manner, and improve the flow and usability of the deck areas, while softening the feel of the massive hardscape. The subtle changes begin as soon as you walk out the back door of the house. The existing decking had a lot of what we call “tweeners”; areas that are overly generous walkways, yet not large enough to house furniture. The awkwardly small bluestone patio was expanded to accommodate a generous seating area, by pushing the step-down closer to the pool. Our talented stone mason carefully married the new bluestone into the existing, resulting in an imperceptible difference between the two. As you descend the new bluestone steps to the pool level, your bare feet will be thankful for the new smooth-finished limestone colored concrete, with a hand cut pattern carefully etched into its surface. The old red brick decking was so hot that the owners could not walk around the pool in bare feet. The brick coping was also replaced with an eased edge Pennsylvania Premier Stone which matches the new step treads throughout the project. Between the house and the pool, a large raised planter was reconfigured, giving additional space to the pool deck for a shaded lounge chair area. Across the pool, a bank of rather tall painted brick retaining walls were cut down, shortened, and moved. This lessened the visual impact of the walls, which were rather overwhelming in the space, as well as opening up a new seating area, nestled under the arms of the massive pecan at the back of the property. Rather than continuing solid decking around the entire pool, the area near these walls has been transformed to large stone stepper pads set in a sea of beautiful St. Augustine lawn. This creates a visually softened area that is still suited to setting tables and chairs when the guest list calls for additional seating. The spa area is quite possibly the most dramatic change on this project. Yet more raised planter walls divided this area into awkward spaces, unsuited to proper furniture placement. The planters were removed, new stone decks, once again expertly married into the existing, opening the area to house a large dining table and new built in bbq area. The spa itself was re-imagined with the bluestone coping, and painted brick veneer. The most impressive addition though is the new handmade glazed tiles that surround the existing cast stone water feature. This water feature was almost unnoticeable against the painted brick wall, but now the dramatic arch and pop of color draw the eye to this quaint little corner of the property.

We designed: a new expanded dining patio with a custom pergola to give dappled shade; a nearby water feature burbling sweetly; a sunken lounge surrounded by gardens and trees for privacy; a sweet vine-covered arbor with a swinging bench for morning coffee and afternoon reading. The birds will have a new location for their house/feeder close to habitat and cover- including a Japanese water fountain to bathe in and drink. The sunken lounge will feature a firepit and luxury seating, all under watch of the Garden Buddha featured against a bamboo wall. Design/Photo, Gigi
