A unique three-panel bi-fold door, separates the indoor-outdoor space; on nice days, plenty of natural ventilation flows through the house. Opening the sunroom, living room and kitchen spaces enables a free dialog between rooms. The kitchen level sits above the sunroom and living room giving it a perch as the heart of the home. Dressed in maple and white, the cabinet color palette is in sync with the subtle value and warmth of nature. The cooktop wall was designed as a piece of furniture; the maple cabinets frame the inserted white cabinet wall. The subtle mosaic backsplash with a hint of green, represents a delicate leaf.

Designed with an open floor plan and layered outdoor spaces, the Onaway is a perfect cottage for narrow lakefront lots. The exterior features elements from both the Shingle and Craftsman architectural movements, creating a warm cottage feel. An open main level skillfully disguises this narrow home by using furniture arrangements and low built-ins to define each spaces’ perimeter. Every room has a view to each other as well as a view of the lake. The cottage feel of this home’s exterior is carried inside with a neutral, crisp white, and blue nautical themed palette. The kitchen features natural wood cabinetry and a long island capped by a pub height table with chairs. Above the garage, and separate from the main house, is a series of spaces for plenty of guests to spend the night. The symmetrical bunk room features custom staircases to the top bunks with drawers built in. The best views of the lakefront are found on the master bedrooms private deck, to the rear of the main house. The open floor plan continues downstairs with two large gathering spaces opening up to an outdoor covered patio complete with custom grill pit.

This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. Looking through the kitchen into the open living space; a wall used to separate the two rooms. We remodeled this kitchen to bring needed updates and to open up the kitchen into the living space. The living room used to be separated from the kitchen by a wall and lowered by a few steps. We removed the load-bearing wall and replaced it with a beautiful rustic wood beam, and we raised the living room floor to be level with the kitchen. The old wood paneling was replaced with drywall and painted to brighten the space. The fireplace was reconfigured with a new mantel, new brick pieced in to match the existing brick where we moved the mantel, and new built-in cabinetry featuring custom pull-out file drawers, space for the TV, and shelves for books. Blueprints and PDF available for sale starting at $919 A ‘‘CHALET’’ THAT COMBINES ALL OF THE BEST FEATURES By adding the stature of plan # 3925 (see our website to review plan 3925) to the original design, plan 3923, this version offers a double garage with an impressive bonus storage space above and an interior that has been modified for the addition of several amenities. Inside, beyond the foyer, the cathedral ceiling adds to the open feeling of the great room which is enhanced by 9’ ceilings throughout the main floor. The dining room from plan 3923 has become a kitchen with an island and a dining area that offers a delightful view from the windowed projection onto the back. Another feature is the separate laundry area on the main floor that adds to the ‘livability’ of this plan. Few changes have been made upstairs where there are two additional bedrooms, a full bathroom and a mezzanine that can be used for a computer or reading corner. When you see the before photos of this kitchen, the finished product is nearly unrecognizable! This is because the original kitchen was 10x10, and wall separated the kitchen area from the eating area. Opening up the 2 spaces was exactly what this new kitchen needed! Since the dining area was directly adjacent to the family room, the designer at Advance Design created a low wall of matching decorative book case cabinets with a granite top to create separation needed between the spaces. This bank also eloquently held a beautifully wood appointed supporting column necessary for the structural ceiling load. The focal point of the new kitchen is the hand-painted backsplash centered under a wooden hood in the chef’s special cooking area. A completely functional island now has space for several stools, and even has a decorative touch with the shelving unit facing the eating area. The space next to the refrigerator became an efficiently organized bill paying area for the lady of the house, complete with pull out file drawers hidden behind matching kitchen cabinets. Replacing the “black hole” of a pantry; pull out shelves grace the interior of new pantry units suitable for the family of five busy people. Existing hardwood oak was repaired and refinished on the entire first floor. A light patterned gold granite works effortlessly with the tumbled marble backsplash that enjoys hints of weathered iron looking details that coordinate nicely with the cabinetry hardware. What makes this kitchen special is how elegant it appears despite the rustic feel of the knotty alder cabinetry. Clean design lines lend an air of sophistication to the otherwise “rustic” looking materials. Now this active family can enjoy the open space, cooking and hanging out together is now an enjoyable pastime.

THEME A passion for sports that never grows up, never grows old and never tires is at the heart of this room. Designed as a den/office for a radio sports talent who’s life work revolves around stats, scores, free agents and athletes, the room ensures that its owner is surrounded by the teams and games he loves, with room for storage, a desk, a computer station and some personal accents. FOCUS Four baseball stadium seats procured from the old Tiger Stadium in Detroit, repainted with a faux wood grain look and personalized with each member of the family’s name give the room a true sports feel. Favorite team jerseys as well as team logos — painted tan to match the overall look of the room — highlight the space. Large wall towers divide the room into three distinct spaces. The central area houses two TV monitors and a hidden computer system, while the other two areas display oversized family photos in sepia tone prints and custom, matching frames. The towers, which provide storage, were purchased at Pottery Barn, and already in the room. To make them more functional, height was added to bring them to the ceiling, and the room’s crown molding is taken around each tower’s top to create a seamless flow. STORAGE The creation of the towers gives the room plenty of useful storage, including display areas, multiple shelves, and a place to hide computer accessories and office supplies. GROWTH The room can easily change over time as new sports memorabilia and family photos are added or switched out. SAFETY All wires for the monitors and computer system are hidden within the wall and inside the storage towers. Power running to digital frames dedicated to particular teams is hidden within the walls.

This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home. The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living. The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home. The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play. The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms. Energy Efficient features include: • The majority of the lower level sunk into the site below grade • 6” thick walls utilizing advanced framing techniques • Foil covered roof sheathing • Extensive use of blown in cellulous • All windows & doors are double paned low E argon filed glass • Tank-less water heaters • Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV. Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency. These items include: • 2x6 walls with staggered studs • Extensive use if rock wool acoustic batting • Tempered glass in all exterior doors and windows • ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls. The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.
