The homeowners of this Mukilteo residence partnered with H2D Architecture + Design to transform their underutilized rear deck into a highly functional outdoor living environment. The existing deck was refinished and reconfigured to create a more useable area for gathering, seamlessly extending the interior living space to the outdoors. A Struxure pergola was introduced to provide adjustable shade and light filtration, allowing the space to adapt to changing weather and seasons. Beyond the deck, the design steps down to a thoughtfully composed concrete paver patio anchored by a custom round wood hot tub, creating a warm and tactile focal point. Surrounding this feature, a built-in bench establishes a zone for relaxation and socializing, while a fire pit adds both ambiance and year-round usability. A custom screen wall was integrated to provide privacy and subtle enclosure without sacrificing openness, helping to define the space while maintaining visual connections to the landscape. The combination of multi-level seating, integrated elements, and carefully considered materials results in a cohesive outdoor retreat that supports a variety of uses.

Beazer Homes for Wincopia Farms, a 220 home site community comprising 171 single-family homes and 49 townhomes in Laurel, MD. In consideration of the sensitive nature of preserved environmental buffers and storm water management regulations, micro bioretention and sand filtration techniques were used to protect the run-off, pervious driveways allow water to be absorbed naturally rather than draining into the streets and 39 acres were preserved for forest conservation. Of the entire 127-acre site, just 33 acres were cleared. Based on a review of historical information, the majority of the site consisted of agricultural fields. The Wincopia Farms entry monuments were designed to resemble the last standing stone walls of civil war era housing and the fencing that ties the community together also harkens back to this time. The stone used in much of the walls' construction was recycled from the old farmhouse's foundation found on the site.

Transitional, transitional, transitional. This kitchen renovation started with the appliances; BlueStar 36" range, Best 900 cfm hood, 2 Bosch dishwashers, and Electrolux side-by-side refrigeration. The appliances were placed utilizing functionality and practicality. The kitchen also utilizes a main Kraus sink and commercial faucet as well as a Kraus island sink with a Grohe kitchen pull-out facet matching and flanking a smaller Grohe faucet which utilizes a fresh water filtration system. White shaker cabinetry is the bulk of the kitchen accompanied by a custom grey raised panel element with chrome wire mesh accenting the glass doors. Custom open shelving niches were used to tie the white kitchen into the grey element, and at the same time creating another visual cue. Vicostone (quartz) accents the island which features the use of waterfall effect (continuing the counter-top material down to the floor). ColorQuartz (quartz) was used at the perimeter and on the grey accent piece as well, also using the waterfall effect. The backsplash was done in Turkish White Marble, as every piece was custom cut and laid in a vertical chevron pattern. Cliffside Industry hardware was used combining ice-box and linear finger-pull hardware on the grey accent piece, and cup-pulls and knobs on the perimeter which all pop while the chrome finish reflects the light and appears to sparkle. A decorative ceiling displays an abundance of 4" recess lighting with Halo Reflector trims as well as two decorative pendants. Accent lighting is completed in Hafele's 12volt system with the use of chrome LED puck lighting. The family room boasts another piece that melds with the kitchen, which displays two different width of bead board for another visual effect.

The overall design of this kitchen is very traditional and encompasses an open family-friendly kitchen with plenty of seating around the peninsula to entertain. The warm tones and travertine backsplash of this kitchen create an inviting atmosphere with a cozy feel.

The new kitchen included JSI Essex Castle Grey solid wood cabinets with soft close doors and drawers with Brushed Nickel hardware. We installed a back splash in Silverton Glass in the color Smoke and raven color grout. We also finished the outside edges in Antracite Schluter edging. The countertops in the Kitchen, Bar and Island are Misterio Polished-Pental Quartz. The dining room countertop is Eternal Serena Quartz Silestone. The Kitchen Sink is a Kraus Kore Workstation with a 33" Apron Front 16 Gauge Stainless Sink Single Bowl with a Moen Align pre-rinse spring pulldown kitchen faucet stainless steel. Bar Faucet- Moen Align 1.5 GPM Single Hole Pull Down Bar Faucet with Reflex and Duralast Technology. Bar Sink - Kraus Kore Workstation 17" Undermount 16 Gauge Stainless Steel Single Bowl. Island Sink- Kraus Kore Workstation 23" Undermount 16 Gauge Stainless Steel Single Bowl with a Moen Align Pull-Down Spray faucet. We also added Insinkerator Digital Instant Hot Water Tank and Filtration System. Installed two InSinkErator ESSENTIAL XTR N/A Evolution 3/4 HP Single Phase Garbage Disposals with SoundSeal and MultiGrind Technology.

The process begins with my window treatment and soft furnishings consultation, which is a comprehensive design working design session filled with exiting ideas, inspiration and solutions. I bring a bespoke tray of carefully curated fabrics, trims, and wallpaper - your introduction to a world of possibilities.
After a design direction has been established, I will source beautiful fabrics and trims from a variety of trade resources, including the prestigious D&D building in Manhattan.
We shall reconvene and have an enjoyable, creative exchange of ideas and determine the perfect design scheme for each room. Professional measuring, frequent liaison with my bespoke workroom to ensure that every last detail has been addressed, followed by expert installation completes the design process.

This current new custom home project, nestled in the woods of Fairhaven, Washington, is well underway with a third story framed as of mid-September. A major pain point of staying in 64 sq.m. of duplex condominium unit, which is used for a home-studio for an animator and an artist, is that there is not enough space for dwelling. Moreover, a double-volume space of living area with a huge glass curtain wall, faces West. High temperature occurs all day long, since it allows direct sunlight to come inside.
In order to solve both mentioned problems, three addition items are proposed which are, GRID PARTITION, EXTENSION DECK, and STEPPING SPACE.
A glass partition not only dividing space between kitchen and living, but also helps reduce electricity charge from air-condition. Grid-like of double glass frame is for stuff and stationery hanging, as to serve the owners’ activities.
Extension deck would help filtrating heat from direct sunlight, since an existing high glass facade facing West.
An existing staircase for going up to the second-floor bedroom, is added by a proposed space above, since this condominium unit has no enough space for dwelling or storage. In order to utilize the space in a small condominium, creating another staircase above the existing one helps increase the space.
The grid partition and the extension deck help ‘decrease’ the electricity charge, while the extension deck and the stepping space help ‘increase’ the space for 11 sq.m.
