Why Invest in Plantation Shutters?
• They have a Classic look and durable construction
• The basic style has sustained design changes and fads through the years
o From the palaces of Rome and their carved stone louvers
o 19th century Southern homes that crowned the name “plantation shutters”
o …shutters never go out of style.
o They certainly have their place again in today’s architecture and design
With a few variations shutters take on a contemporary look and are well fit into even the most modern of homes.
Shutters are timeless
• Shutters add a statement of sophistication
• Shutters are designed for the home just like crown molding, trim, and doors
• Versatile: We can fit any size, shape, or angle with custom shutters
• Think of shutters as furniture for windows.
o not blinds that free hang with strings
• Cost effective, they are much less expensive than custom draperies
• The smooth surfaces are easy to clean
o Wool duster
• Less dust means less Allergies
• Temperature control. The air space between glass and closed louvers provides a additional level of climate control
• Open those louvers ….the view is clear and beautiful (sizes, tilt rods, single panels etc)
• Did you know that in most cases, the cost of shutters can often be financed into a mortgage
o The elegance, style, investment, and beauty will draw the attention of potential buyers when the home is ready to re-enter the real estate market.
o Interior plantation shutters will give you return value on the sale of your home
• Shutters are a work of beauty providing both performance and visual elegance.

Overhaul Converts Classic Rambler to A Modern Yet Classic Family Home in Fairfax
This 1970 rambler in middle of old town in Fairfax City has been home to a growing family of five.
Ready for a massive overhaul, the family reached out to Michael Nash Design Build & Homes for assistance. Eligible for a special Fairfax City Renaissance program, this project was awarded special attention and favorable financing.
We removed the entire roof and added a bump up, second story three-bedroom, two bathroom and loft addition.
The main level was reformatted to eliminate the smallest bedroom and split the space among adjacent bedroom and the main living room. The partition walls between the living room and dining room and the partition wall between dining room and kitchen were eliminated, making space for a new enlarged kitchen.
The outside brick chimney was rebuilt and extended to pass into the new second floor roof lines. Flu lines for heater and furnace were eliminated. A furnace was added in the new attic space for second floor heating and cooling, while a new hot water heater and furnace was re-positioned and installed in the basement.
Second floor was furnished with its own laundry room.
A new stairway to the second floor was designed and built were furnace chase used to be, opening up into a loft area for a kids study or gaming area.
The master bedroom suite includes a large walk-in closet, large stoned shower, slip-free standing tub, separate commode area, double vanities and more amenities.
A kid’s bathroom was built in the middle of upstairs hallway.
The exterior of this home was wrapped around with cement board siding, maintenance free trims and gutters, and life time architectural shingles.
Added to a new front porch were Trex boards and stone and tapered style columns. Double staircase entrance from front and side yard made this residence a stand out home of the community.
This remodeled two-story colonial home with its country style front porch, five bedrooms, four and half bathrooms and second floor laundry room, will be this family’s home for many years to come.
Happier than before, this family moved back into this Extreme Makeover Home to love every inch of their new home.

Phil and Rocio, little did you know how perfect your timing was when you came to us and asked for a “small but perfect home”. Fertile ground indeed as we thought about working on something like a precious gem, or what we’re calling a NEW Jewel.
So many of our clients now are building smaller homes because they simply don’t need a bigger one. Seems smart for many reasons: less vacuuming, less heating and cooling, less taxes. And for many, less strain on the finances as we get to the point where retirement shines bright and hopeful.
For the jewel of a home we wanted to start with 1,000 square feet. Enough room for a pleasant common area, a couple of away rooms for bed and work, a couple of bathrooms and yes to a mudroom and pantry. (For Phil and Rocio’s, we ended up with 1,140 square feet.)
The Jewel would not compromise on design intent, envelope or craft intensity. This is the big benefit of the smaller footprint, of course. By using a pure and simple form for the house volume, a true jewel would have enough money in the budget for the highest quality materials, net-zero levels of insulation, triple pane windows, and a high-efficiency heat pump. Additionally, the doors would be handcrafted, the cabinets solid wood, the finishes exquisite, and craftsmanship shudderingly excellent.
Our many thanks to Phil and Rocio for including us in their dream home project. It is truly a Jewel!
From the homeowners (read their full note here):
“It is quite difficult to express the deep sense of gratitude we feel towards everyone that contributed to the Jewel…many of which I don’t have the ability to send this to, or even be able to name. The artistic, creative flair combined with real-life practicality is a major component of our place we will love for many years to come.
Please pass on our thanks to everyone that was involved. We look forward to visits from any and all as time goes by."

We were approached by a San Francisco firefighter to design a place for him and his girlfriend to live while also creating additional units he could sell to finance the project. He grew up in the house that was built on this site in approximately 1886. It had been remodeled repeatedly since it was first built so that there was only one window remaining that showed any sign of its Victorian heritage. The house had become so dilapidated over the years that it was a legitimate candidate for demolition. Furthermore, the house straddled two legal parcels, so there was an opportunity to build several new units in its place. At our client’s suggestion, we developed the left building as a duplex of which they could occupy the larger, upper unit and the right building as a large single-family residence. In addition to design, we handled permitting, including gathering support by reaching out to the surrounding neighbors and shepherding the project through the Planning Commission Discretionary Review process. The Planning Department insisted that we develop the two buildings so they had different characters and could not be mistaken for an apartment complex. The duplex design was inspired by Albert Frey’s Palm Springs modernism but clad in fibre cement panels and the house design was to be clad in wood. Because the site was steeply upsloping, the design required tall, thick retaining walls that we incorporated into the design creating sunken patios in the rear yards. All floors feature generous 10 foot ceilings and large windows with the upper, bedroom floors featuring 11 and 12 foot ceilings. Open plans are complemented by sleek, modern finishes throughout.

Contemporary LEED Platinum certified one story home built in 2010 in coveted sustainable community of Urban Reserve. The home has 2 bedrooms and 2 bathrooms each located on opposite ends of the 1200 square foot well equipped home. The sophisticated GREEN design elements intertwined with the sustainable elements such as the Geo Thermal HVAC system, the polished concrete floors and solar panels. Upon entering the front door from the private courtyard the living area and dining area await, overlooking the spacious custom kitchen. Beautifully designed by Wendy Konradi, there is a separate work area that is tucked behind the house with the refrigerator and washer and dryer area. The master bedroom is down the hallway, complete with barn closing doors and a luscious master bath with Ann Sacks tile work and full floor to ceiling ocean colored frosted glass doors that house the shower and separate water closest. The master bedroom overlooks a private terrace and creek view for coffee in the morning. This home exemplifies simplicity, modern comfort and contemporary design.

This house had been vacant and for sale for 15 months, draining seller's finances. We staged it, and the first person who saw it after staging put in an offer. Sold in 48 hours! This living room is shaped like a triangle, and it was hard to picture how to furnish it. Staging resolved the issue.
