The homeowners wanted a large entertaining space where they could cook, eat, play games and watch TV. The old addition interior walls that once created multiple separate rooms where removed to create one large, U-shaped area. The new space now contains a functional large kitchen, bar area, and banquette seating area. The space also features a mudroom area and back entry with new French doors. The family room is now equipped with an entertainment and reading area. A bold color combination of nautical blue and bright white on the shaker cabinets from Crystal cabinetry creates a dramatic look. Warm wood tones and warm brass accents complement the space. A large pantry, built in broom closet and coat/shoe storage add additional storage and function to a once cramped floor plan. The kitchen is equipped with beautiful white Silestone quartz countertops to round out the modern look that is fit to entertain. The old exterior door is replaced with a set of full glass French doors that flood the natural light into all areas of the remodeled space. New flooring was added and is an extremely durable luxury vinyl plank material. The homeowners added their own sweat equity to the project by taking on their own demolition, tiling of the backsplash and painting. Phil and Rocio, little did you know how perfect your timing was when you came to us and asked for a “small but perfect home”. Fertile ground indeed as we thought about working on something like a precious gem, or what we’re calling a NEW Jewel. So many of our clients now are building smaller homes because they simply don’t need a bigger one. Seems smart for many reasons: less vacuuming, less heating and cooling, less taxes. And for many, less strain on the finances as we get to the point where retirement shines bright and hopeful. For the jewel of a home we wanted to start with 1,000 square feet. Enough room for a pleasant common area, a couple of away rooms for bed and work, a couple of bathrooms and yes to a mudroom and pantry. (For Phil and Rocio’s, we ended up with 1,140 square feet.) The Jewel would not compromise on design intent, envelope or craft intensity. This is the big benefit of the smaller footprint, of course. By using a pure and simple form for the house volume, a true jewel would have enough money in the budget for the highest quality materials, net-zero levels of insulation, triple pane windows, and a high-efficiency heat pump. Additionally, the doors would be handcrafted, the cabinets solid wood, the finishes exquisite, and craftsmanship shudderingly excellent. 3 bed/3 bath custom home fully built by Ortega Construction. We helped from the first step of finding land, to financing, to leading them to our in-house architect, to getting permits, to the construction and getting the final approval.

The clients wanted to update their ranch house and make good use of their unusually large site next to downtown Mountain View. We sketched several options for design and scope of work to assess feasibility and value to the clients. The chosen design retains an existing bedroom wing, while the layout of the living spaces is re-worked to an open plan flooded with light, with vaulted ceilings and strong indoor-outdoor connection to a yard optimized for outdoor living. Awkward angles and inefficient spaces of the former house have been replaced with a clear, simple floor plan designed for ease of everyday living. One end of the site is used for a two-bedroom ADU (Accessory Dwelling Unit) with its own face to the street and its own back yard.
