This early 20th century Poppleton Park home was originally 2548 sq ft. with a small kitchen, nook, powder room and dining room on the first floor. The second floor included a single full bath and 3 bedrooms. The client expressed a need for about 1500 additional square feet added to the basement, first floor and second floor. In order to create a fluid addition that seamlessly attached to this home, we tore down the original one car garage, nook and powder room. The addition was added off the northern portion of the home, which allowed for a side entry garage. Plus, a small addition on the Eastern portion of the home enlarged the kitchen, nook and added an exterior covered porch. Special features of the interior first floor include a beautiful new custom kitchen with island seating, stone countertops, commercial appliances, large nook/gathering with French doors to the covered porch, mud and powder room off of the new four car garage. Most of the 2nd floor was allocated to the master suite. This beautiful new area has views of the park and includes a luxurious master bath with free standing tub and walk-in shower, along with a 2nd floor custom laundry room! Attention to detail on the exterior was essential to keeping the charm and character of the home. The brick façade from the front view was mimicked along the garage elevation. This seating area is design on a "three season porch". This was a very affordable design. We used items from Target and TJMaxx to accessorize. We added a white tray top to the pedestal to create another table. The ottomans are actually wicker baskets that are turned upside down.

The best of past and present architectural styles combine in this welcoming, farmhouse-inspired design. Clad in low-maintenance siding, the distinctive exterior has plenty of street appeal, with its columned porch, multiple gables, shutters and interesting roof lines. Other exterior highlights included trusses over the garage doors, horizontal lap siding and brick and stone accents. The interior is equally impressive, with an open floor plan that accommodates today’s family and modern lifestyles. An eight-foot covered porch leads into a large foyer and a powder room. Beyond, the spacious first floor includes more than 2,000 square feet, with one side dominated by public spaces that include a large open living room, centrally located kitchen with a large island that seats six and a u-shaped counter plan, formal dining area that seats eight for holidays and special occasions and a convenient laundry and mud room. The left side of the floor plan contains the serene master suite, with an oversized master bath, large walk-in closet and 16 by 18-foot master bedroom that includes a large picture window that lets in maximum light and is perfect for capturing nearby views. Relax with a cup of morning coffee or an evening cocktail on the nearby covered patio, which can be accessed from both the living room and the master bedroom. Upstairs, an additional 900 square feet includes two 11 by 14-foot upper bedrooms with bath and closet and a an approximately 700 square foot guest suite over the garage that includes a relaxing sitting area, galley kitchen and bath, perfect for guests or in-laws.

This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!
