Modernism and traditionalism are just steps away from each other at this Vienna Virginia pool house. The main house, built by a national homebuilder, draws upon tradition, but the pool house, speaks the language of contemporary minimalism. It presents clean lines and a soaring roofline overhanging tall glass doors and clerestory windows. Great design, careful attention to detail, first-rate materials and impeccable craftsmanship have yielded a spectacular solution for outdoor entertaining. With a fireplace and every conceivable convenience under roof, this pool house might just be the perfect escape for inclement weather as well. These clients requested a first-floor makeover of their home involving an outdated sunroom and a new kitchen, as well as adding a pantry, locker area, and updating their laundry and powder bath. The new sunroom was rebuilt with a contemporary feel that blends perfectly with the home’s architecture. An abundance of natural light floods these spaces through the floor to ceiling windows and oversized skylights. An existing exterior kitchen wall was removed completely to open the space into a new modern kitchen, complete with custom white painted cabinetry with a walnut stained island. Just off the kitchen, a glass-front "lighted dish pantry" was incorporated into a hallway alcove. This space also has a large walk-in pantry that provides a space for the microwave and plenty of compartmentalized built-in storage. The back-hall area features white custom-built lockers for shoes and back packs, with stained a walnut bench. And to round out the renovation, the laundry and powder bath also received complete updates with custom built cabinetry and new countertops. The transformation is a stunning modern first floor renovation that is timeless in style and is a hub for this growing family to enjoy for years to come.

Terren Landscapes http://www.terrenlandscapes.com Project Entry: Pembrooke Estate Rain Garden 2014 PLNA Awards for Landscape Excellence Winner Category: Sustainable Landscape &60,000-$120,000 Award Level: Silver Project Description: The client contracted our company to solve multiple existing drainage problems. In a heavy rain event the existing French drain system would overflow, causing water to pool in the driveway. After investigating the system we found that the capacity of the French drain was undersized for the amount of storm water from the large rain events received in recent years. As a result of our findings and at the request of the homeowner, we designed a storm water management system to capture all storm water from the structures on the property and regenerate the underground aquifers for the volume of a 5.8” rainstorm. In addition to the new drain system, the homeowners wanted a rain garden to provide a backdrop for an existing formal garden, provide a habitat for wildlife, and provide screening from an adjacent neighbor. Throughout the design process many challenges were presented, including an existing gas line, which ran directly through the area that best suited the bioswale. The existence of the gas line caused us to alter the shape and depth of the bioswale in some areas. We also inspected the existing downspouts to make sure there were no obstructions that would impede the system’s efficiency, and then conducted a test pit dig to make sure we had sufficient percolation rates for disposal of storm water. To effectively capture the storm water runoff, the existing downspouts were piped from the main house and the large detached garage to a large catch basin located at the low point in the driveway. The driveway catch basin contains two outlet pipes at different elevations within the basin allowing water from smaller rain events to enter the bioswale and rain garden area to percolate into the soil before excess water overflows into a sediment trap which filters out any debris and is then piped to an underground StormTech® pit to slowly percolate into the ground. The other outlet pipe in the driveway catch basin is used for larger storm water events, taking the water directly to the StormTech® pit. Accepting and slowing the velocity of the storm water, mitigation of erosion, and filtering out pollutants contained in the “first flush” of rainfall are the primary functions of the bioswale and rain garden. Planting these areas with mostly native plant species helps carry out these functions while attracting and providing shelter for wildlife. The ‘Niobe’ weeping willow is the centerpiece of the rain garden, connecting with the axis of the existing formal garden. To screen the neighboring property we chose Chamaecyparis nootkatensis ‘Pendula’ for its graceful evergreen habit and tolerance of wet sites. ‘Ivory Halo’ dogwood and Panicum ‘Cloud Nine’ were used for screening as well as winter interest. To provide deciduous structure to the garden Taxodium distichum and Magnolia virginiana were used in conjunction with witch hazel. Mostly native wetland perennials were used due to their tolerance of wet conditions and occasional drought. The area above the StormTech® pit provides space for the client’s family to relax. This custom wine cellar inside of renowned Pamplemousse Grille Restaurant in Del Mar, San Diego, California is truly an eye catcher. Originally built for Pamplemousse's 5th anniversary, this wine cellar proves classic and timeless with distressed maple doors and traditional redwood racking behind them. Vintage Wine Cellars and Jeffrey Strauss, famed Chef and incredible philanthropist in San Diego, have a long history of working together.. In addition to this cellar and multiple others in the Pamplemousse Restaurant grounds, we also had the pleasure of designing and building Jeffrey's personal home cellar as well. A little more about the restaurant display cellar: Originally designed and built by Vintage Wine Cellars in 2001, this custom wine room boasts triple deep redwood wine racking, a three opening door system, and room for up to 800 bottles. In this transitional farmhouse in West Chester, PA, we renovated the kitchen and family room, and installed new flooring and custom millwork throughout the entire first floor. This chic tuxedo kitchen has white cabinetry, white quartz counters, a black island, soft gold/honed gold pulls and a French door wall oven. The family room’s built in shelving provides extra storage. The shiplap accent wall creates a focal point around the white Carrera marble surround fireplace. The first floor features 8-in reclaimed white oak flooring (which matches the open shelving in the kitchen!) that ties the main living areas together. In today’s society, people are used to things happening instantaneously, and they expect everything to happen at a fairly fast pace. However, when dealing with things like trees, there is no rushing mother nature and the natural growth process. If you are wanting your yard to instantly look the exact way you want it; lush and full, you might not be willing to wait and make your decisions based on what can grow the fastest in order to get your desired look of the end result. If you do this, you can potentially be selling yourself short on all the beautiful trees that are slower-growing. There are both pros and cons to slow-growing and fast-growing trees. Tree Growth Rate Calculation Tree growth rate can generally be calculated in a few different ways. Continuously measure the stem diameter, crown spread, and height over time. Measure the elongation of shoots annually. You can do this by finding the bud scars on the branch tips and measuring between them. Average growth rate can be calculated by taking the change in size and dividing it by the elapsed time to date. Fast Growing VS Moderate and Slow Growing- How to Choose? There are different factors that go into why people choose certain trees, this could be due to wanting a quick privacy fence, or because of the colours, or their flowers, or the amount of shade they offer. There are advantages and disadvantages you need to think about before you go and only plant fast-growing trees. Slow Growing Trees Slow Tree Growth Rate- 12 inches or less every year. These trees end up being stronger than other trees for overall structure and strength. Since they are slow growing, these trees can end up living for more than 100 years, given the right growing conditions. You will also find that they can resist/have better defenses against things like disease and insects, as well as having stronger wood. Some examples are White Oak and Rocky Mountain Douglas Fir. Moderate Growing Trees Moderate Tree Growth Rate-13 – 24 inches every year. These trees usually have very similar traits to slow growing trees. Some examples are Sugar Maple, Coast Douglas Fir, and American Sweetgum. Fast Growing Trees Fast Tree Growth Rate- 25 inches or more every year. These trees do not typically live as long as the other trees due to them being weaker from growing so fast. An example is the Arborvitae “Green Giant”. Reasons To Avoid Fast-Growing Trees The unfortunate truth about these kinds of trees is that they tend to get more diseases and root rot than the other trees. Which brings us back to the point where you shouldn’t only buy a tree because it grows fast, especially since they have shorter life spans. It is always a good idea to have a balance of plant life in your yard. Too much of one thing will throw off the balance, you don’t want all fast-growing trees simply because you wish to fill out your yard. This will only set you up for failure down the road. Not to mention you will need to spend more money on replacing them when they die sooner, as opposed to long living trees. The first floor of this single-family home in Arlington, VA was divided to narrow staircase in front of the front door separating Living room and dining room. Just behind the dining room, was a very small kitchen, a nonfunctioning kitchen space, with a 2' wide window and just behind it an addition of storage room that literally served no purpose for them. They were looking for an updated look with lots of daylight and open first floor plan, plans were drawn up for both wall on sides of steps to be taken down giving openness to both living room and dining room. Three bearing walls separating kitchen and dining room, kitchen and added storage, and kitchen and living room were taken down and new structural support inserted instead. A major amount of plumbing and duct work were relocated allowing open space. The old storage area was converted mudroom, closet space with tile floor, ceiling was raised, side add was added and back windows were installed. Portion old storage space was given to create much added powder room. Cutely decorated with flowered design floor tiles and restored furniture style vanity cabinet. Installed a Double window to allow much needed lighting in the kitchen area. Large Island with prep sink was implemented in center of kitchen and old dining room, a butler area with wine chiller and glass cabinets was install just steps away from new Dining & Living room space. the old wood burning fireplace was converted to gas log with new marble heart. New barn door was installed to allow clear path to adjacent study. Upscale stainless-steel appliances, exotic stone top and subway tiles are added more pizzazz to this comfortable yet welcoming kitchen. she is more than pleased with her decisions and can't wait to throw more parties in her home.

It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

Modernism and traditionalism are just steps away from each other at this Vienna Virginia pool house. The main house, built by a national homebuilder, draws upon tradition, but the pool house, speaks the language of contemporary minimalism. It presents clean lines and a soaring roofline overhanging tall glass doors and clerestory windows. Great design, careful attention to detail, first-rate materials and impeccable craftsmanship have yielded a spectacular solution for outdoor entertaining. Although Jennifer has always redesigned the look of their rooms every 4-5 years, this time around comes with a different perspective. "Now that [the kids] are all moved out and it is just my husband and I, I finally have had the ability to have fun with the house," Jennifer explains. "I have always redecorated every couple years, but this time has been my favorite. I can finally get rid of the clutter and stuff and find chic, fun pieces I know won't get a ball thrown through them." In a heavy rain event the existing French drain system would overflow, causing water to pool in the driveway. After investigating the system we found that the capacity of the French drain was undersized for the amount of storm water from the large rain events received in recent years. As a result of our findings and at the request of the homeowner, we designed a storm water management system to capture all storm water from the structures on the property and regenerate the underground aquifers for the volume of a 5.8” rainstorm. In addition to the new drain system, the homeowners wanted a rain garden to provide a backdrop for an existing formal garden, provide a habitat for wildlife, and provide screening from an adjacent neighbor. Throughout the design process many challenges were presented, including an existing gas line, which ran directly through the area that best suited the bioswale. The existence of the gas line caused us to alter the shape and depth of the bioswale in some areas. We also inspected the existing downspouts to make sure there were no obstructions that would impede the system’s efficiency, and then conducted a test pit dig to make sure we had sufficient percolation rates for disposal of storm water. To effectively capture the storm water runoff, the existing downspouts were piped from the main house and the large detached garage to a large catch basin located at the low point in the driveway. The driveway catch basin contains two outlet pipes at different elevations within the basin allowing water from smaller rain events to enter the bioswale and rain garden area to percolate into the soil before excess water overflows into a sediment trap which filters out any debris and is then piped to an underground StormTech® pit to slowly percolate into the ground. The other outlet pipe in the driveway catch basin is used for larger storm water events, taking the water directly to the StormTech® pit. Accepting and slowing the velocity of the storm water, mitigation of erosion, and filtering out pollutants contained in the “first flush” of rainfall are the primary functions of the bioswale and rain garden. Planting these areas with mostly native plant species helps carry out these functions while attracting and providing shelter for wildlife. The ‘Niobe’ weeping willow is the centerpiece of the rain garden, connecting with the axis of the existing formal garden. To screen the neighboring property we chose Chamaecyparis nootkatensis ‘Pendula’ for its graceful evergreen habit and tolerance of wet sites. ‘Ivory Halo’ dogwood and Panicum ‘Cloud Nine’ were used for screening as well as winter interest. To provide deciduous structure to the garden Taxodium distichum and Magnolia virginiana were used in conjunction with witch hazel. Mostly native wetland perennials were used due to their tolerance of wet conditions and occasional drought. The area above the StormTech® pit provides space for the client’s family to relax.
