This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

This Award-winning kitchen proves vintage doesn't have to look old and tired. This previously dark kitchen was updated with white, gold, and wood in the historic district of Monte Vista. The challenge is making a new kitchen look and feel like it belongs in a charming older home. The highlight and starting point is the original hex tile flooring in white and gold. It was in excellent condition and merely needed a good cleaning. The addition of white calacatta marble, white subway tile, walnut wood counters, brass and gold accents keep the charm intact. Cabinet panels mimic original door panels found in other areas of the home. Custom coffee storage is a modern bonus! Sub-Zero Refrig, Rohl sink, brass woven wire grill.

This kitchen offers a harmonious blend of both the classic and farmhouse kitchen styles. The classic look of the white painted inset center panel doors with mitered edges with the dark quartz countertops and subway tile backsplash is offset by the farmhouse feel of the pecan finish large eat-in prep island with sink along with the farmhouse main sink. The finishes in this kitchen include: medium toned hardwood floors, glass accent doors, built-in plate rack, high-end stainless steel appliances, recessed, under-cabinet, and accent lighting.

In our Contemporary Bellevue Residence we wanted the aesthetic to be clean and bright. This is a similar plan to our Victoria Crest home with a few changes and different design elements. This retired couple loves their home, cook daily meals and spend much of their time together in the kitchen. Our goal was to create a simple update that gave the homeowners a more comfortable feel of the space and a convenient way to work together in this new stage of their lives. Keeping the simplicity of the design was important, but it also needed to reflect 21st-century amenities. With this in mind, they chose a 36" SS Wolf Pro Gas Cooktop 18K Burner w/LED Indicators (CG365P/S) because they prefer to cook gas, loved the 5-burner setup and the knob location in the lower right corner of the unit. They were extremely excited about the DD36-SS ventilation with the concealed controls located in the drawer, as it works perfectly with the clean lines of the kitchen. One of the couple's favorite amenity in the kitchen is the Wolf WGCO100S Countertop oven. The recessed appliance garage was re-built with a stainless door specifically to house this unit. Felt pads have been applied to the feet to ensure our clients can pull the oven in and out for everyday use. They hate to admit it, but this may be their favorite appliance in the kitchen as they are now just cooking every day for two!

The owners of this sleek modern kitchen have lived in this house for decades and came to us with a clearly distinct vision of what they desired for their home. We strived to successfully integrate the oriental contemporary aspects seen throughout the features of their home, while also complimenting the existing warm modern furniture. This minimalistic approach of balancing clean, straight lines effortlessly highlights the various natural materials used within the kitchen to yield an uncluttered serene impression. The space is grounded with a grid of large format porcelain tiles, and the cool tones of gray compliment the veins of marble cladding along the backsplash and walls. A white flush multifunctional utility wall is equipped with an integrated refrigerator, oven, steam oven, and warming drawers. The wall also provides an abundant amount of storage including two tambours purposefully designed as a coffee and prep station, while the other tambour functions as a space for daily appliances. The entirety of the tall wall is framed with recessed wood to emphasis this efficient work zone. Keeping with a sleek design, on the island, we incorporated a flush Wolf grill cooktop that rests flat on the island countertop. Above the dining table, the Logico Triple Nested Suspension light fixture hanging interrupts the structured elements and naturally creates a beautiful organic focal point amongst the flow of clean lines. This beautiful white kitchen belongs to a home in Saratoga Springs, NY nearby Saratoga Lake. The kitchen layout was redesigned, and the whole space remodeled completely to showcase its full potential, seen from the open living room and breakfast nook. The Beaded Inset cabinetry is from Shiloh, in Arctic white painted Maple, and the Square Flat Panel style. The cabinetry range hood is a beautiful focal point, along with the glass doors highlighted by LED lighting, and the detailed moldings throughout. The hardwood floors were refinished, and the kitchen along with adjacent rooms were painted a complimentary blue. The stunning Quartzite counter is called Wicked White from the Granite & Marble Works in nearby Wilton, NY, and the tumbled marble subway tile back splash coordinates well with the cabinets and counter. There is also undercabinet LED lighting, and the hardware used is from the Forte 2 Collection from Berenson. A Kohler Farm Sink was installed in the large island, and convenient storage solutions are hidden around the kitchen--such as a pull-out spice rack behind a filler, deep drawers for pots and pans, and a door mounted waste base cabinet.
