This modern Farm House Kitchen was one of our favorite designs this season.

The structural Douglas Fir post and ceiling beams set the tone along with the stain matched 2x6 pine tongue and groove ceiling –this also serves as the finished floor surface at the loft above. Dreaming a cozy feel at the kitchen/dining area a darker stain was used to visual provide a shorter ceiling height to a 9’ plate line. The knotty Alder floating shelves and wall cabinetry share their own natural finish with a chocolate glazing. The island cabinet was of painted maple with a chocolate glaze as well, this unit wanted to look like a piece of furniture that was brought into the ‘cabin’ rather than built-in, again with a value minded approach. The flooring is a pre-finished engineered ½” Oak flooring, and again with the darker shade we wanted to emotionally deliver the cozier feel for the space. Additionally, lighting is essential to a cook’s –and kitchen’s- performance. We needed there to be ample lighting but only wanted to draw attention to the pendants above the island and the dining chandelier. We opted to wash the back splash and the counter tops with hidden LED strips. We then elected to use track lighting over the cooking area with as small of heads as possible and in black to make them ‘go away’ or get lost in the sauce.

This cozy white traditional kitchen was redesigned to provide an open concept feel to the dining area. The dark wood ceiling beams, clear glass cabinet doors, Bianco Sardo granite countertops and white subway tile backsplash unite the quaint space.

This dining and kitchen space in a wabi-sabi lakeside retreat designed by PKA Architecture and Yond Interiors is grounded by antique elm flooring, with antique elm ceiling paneling and box beams carrying the same warm tone overhead. A long dining table with leather and rush-seat chairs sits beneath layered pendant lighting, while a wood-toned kitchen with open shelving and a wood bench divider with black steel columns continue the home's natural, restrained palette. French doors open to a patio and wooded view beyond. Our antique elm flooring, ceiling paneling, and box beams are milled from barn timbers dating from 1820 to 1880, carrying unique marks such as wormholes, peg holes, and mortise pockets left behind by centuries old woodworking. Because widespread Dutch Elm Disease in the 1970s made new elm nearly impossible to find, reclaimed elm remains one of the only ways to bring its warm, inviting tones into a home. The natural hues of reclaimed elm are bright and comforting, showing tans, light browns, and a subtle tinge of red that gives the wood an almost iridescent shimmer, embodying the wabi-sabi appreciation for natural imperfection and the passage of time. A sculptural statement in its own right, this concrete-and-glass “Gallery House” was designed to showcase the owners’ art collection as well as the natural landscape. The architecture is truly one with its site: To the east, a sheltering wall echoes the curve of a crowded cul-de-sac, while to the west, the design follows the sweeping contours of the cliff—ensuring privacy while maximizing views. The architectural details demanded flawless construction: Windows and doors stretch floor-to-ceiling, and minimalist reveals define the walls, which “float” between perfect shadow lines in the long T-shape foyer. Ideal for entertaining, the layout fosters seamless indoor-outdoor living. Amenities include four pocketing glass walls, a lanai with heated floor, and a partially cantilevered multi-level terrace. The front courtyard sequesters a frameless glass entry. From here, sight lines stretch through the house to an infinity pool that hovers between sky and sea.

The materials used for this space include white washed brushed oak, taj mahal granite, custom shaker style cabinets, original pine ceiling, slate backsplash, slate & metal mosiac at the island, a custom cast concrete sink, and a Wolf range. | While the flow of the kitchen worked for the family, the focus was on updating the look and feel. The old cabinets were replaced with new shaker-style custom cabinets painted in a soothing grey, to compliment the new white-washed, brushed oak floor. Taj Mahal granite counter tops replaced the old dark ones. The refrigerator was replaced with a wider 48” Sub-Zero. The built-in pantry in the kitchen was replaced, with pull-out shelving specific to the family’s food storage needs. A 48” dual fuel Wolf range replaced the outdated cooktop and oven. The tones of the new slate backsplash and slate and metal mosaic on the face of the island created cohesion between the pine hues of the remaining original ceiling and the new white-washed floor. Task and under bar lighting also brightened the space. The kitchen is finished out with a unique concrete apron sink. Capitalizing on the natural light from the existing skylight and glass doors, the upgraded finishes in the kitchen and living area brightened the space and gave it an up-to-date feel. | Photos by Tre Dunham

This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.
