Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

For this mid-century modern kitchen our team came up with a design plan that gave the space a completely new look. We went with grey and white tones to balance with the existing wood flooring and wood vaulted ceiling. Flush panel cabinets with linear hardware provided a clean look, while the handmade yellow subway tile backsplash brought warmth to the space without adding another wood feature. Replacing the swinging exterior door with a sliding door made for better circulation, perfect for when the client entertains. We replaced the skylight and the windows in the eat-in area and also repainted the windows and casing in the kitchen to match the new windows. The final look seamlessly blends with the mid-century modern style in the rest of the home, and and now these homeowners can really enjoy the view!

After moving into a luxurious home in Ashburn, Virginia, the homeowners decided the master bathroom needed to be revamped. The existing whirlpool tub was far too big, the shower too small and the make-up area poorly designed. From a functional standpoint, they wanted lots of storage, his and her separate vanities with a large make-up area, better lighting, a large steam shower and a vaulted ceiling. Aesthetics were also important, however, and the lady of the house had always dreamed of having a Venetian style spa. Taking some space from an adjacent closet has allowed for a much larger shower stall with an arched transom window letting plenty of natural light into the space. Using various sizes of tumbled limestone to build its walls, it includes a rain shower head, a hand shower and body sprayers. A seating bench and storage niches make it easier to use. New plumbing was put in place to add a large vanity with upper glass cabinets for the man of the house, while one corner of the space was used to create a make-up desk complete with a seamless mirror and embedded sconce lights A free standing Neapolitan-style soaking tub with fluted columns and arched header is the real focal point of this space. Set among large corner windows, under a stylish chandelier, this elegant design sets this bathroom apart from any bathroom in its category.

Mathew and his team at Cummings Architects have a knack for being able to see the perfect vision for a property. They specialize in identifying a building’s missing elements and crafting designs that simultaneously encompass the large scale, master plan and the myriad details that make a home special. For this Winchester home, the vision included a variety of complementary projects that all came together into a single architectural composition. Starting with the exterior, the single-lane driveway was extended and a new carriage garage that was designed to blend with the overall context of the existing home. In addition to covered parking, this building also provides valuable new storage areas accessible via large, double doors that lead into a connected work area. For the interior of the house, new moldings on bay windows, window seats, and two paneled fireplaces with mantles dress up previously nondescript rooms. The family room was extended to the rear of the house and opened up with the addition of generously sized, wall-to-wall windows that served to brighten the space and blur the boundary between interior and exterior. The family room, with its intimate sitting area, cozy fireplace, and charming breakfast table (the best spot to enjoy a sunlit start to the day) has become one of the family’s favorite rooms, offering comfort and light throughout the day. In the kitchen, the layout was simplified and changes were made to allow more light into the rear of the home via a connected deck with elongated steps that lead to the yard and a blue-stone patio that’s perfect for entertaining smaller, more intimate groups. From driveway to family room and back out into the yard, each detail in this beautiful design complements all the other concepts and details so that the entire plan comes together into a unified vision for a spectacular home. Remodel or Sell? When our client inherited the home he grew up in he knew he didn't want to sell it. Instead, he decided to remodel and create a place to raise his own family. Schroeder Design/Build completed a whole house remodel that included opening up the main areas of the home, a master bathroom, and bringing the electrical and plumbing up-to-date throughout.

Cummings Architects transformed this beautiful oceanfront property on Eastern Point. A bland home with flat facade from the eighties was torn down to the studs to build this elegant shingle-style home with swooping gables and intricate window details. The main living spaces and bedrooms all have sprawling ocean views. Custom trim work and paneling adorns every room of the house, so that every little detail adds up to to create a timeless and elegant home. Project Feature in: Luxe Magazine & Luxury Living Brickell From skiing in the Swiss Alps to water sports in Key Biscayne, a relocation for a Chilean couple with three small children was a sea change. “They’re probably the most opposite places in the world,” says the husband about moving from Switzerland to Miami. The couple fell in love with a tropical modern house in Key Biscayne with architecture by Marta Zubillaga and Juan Jose Zubillaga of Zubillaga Design. The white-stucco home with horizontal planks of red cedar had them at hello due to the open interiors kept bright and airy with limestone and marble plus an abundance of windows. “The light,” the husband says, “is something we loved.” While in Miami on an overseas trip, the wife met with designer Maite Granda, whose style she had seen and liked online. For their interview, the homeowner brought along a photo book she created that essentially offered a roadmap to their family with profiles, likes, sports, and hobbies to navigate through the design. They immediately clicked, and Granda’s passion for designing children’s rooms was a value-added perk that the mother of three appreciated. “She painted a picture for me of each of the kids,” recalls Granda. “She said, ‘My boy is very creative—always building; he loves Legos. My oldest girl is very artistic— always dressing up in costumes, and she likes to sing. Matte white base cabinets—topped with speckled gray granite and a white ceramic tile backsplash—create a L-shaped prep center. This transitional Providence bathroom upgrade has come a long way from its former pink tile floor, walls, and shower stall. The space was opened up by changing the layout, creating a more open shower with glass doors, and a make up area with seat.

When full-time Massachusetts residents contemplate building a second home in Telluride, Colorado the question immediately arises; does it make most sense to hire a regionally based Rocky Mountain architect or a sea level architect conveniently located for all of the rigorous collaboration required for successful bespoke home design. Determined to prove the latter true, Siemasko + Verbridge accompanied the potential client as they scoured the undulating Telluride landscape in search of the perfect house site. The selected site’s harmonious balance of untouched meadow rising up to meet the edge of an aspen grove and the opposing 180 degree view of Wilson’s Range spoke to everyone. A plateau just beyond a fork in the meadow provided a natural flatland, requiring little excavation and yet the right amount of upland slope to capture the views. The intrinsic character of the site was only enriched by an elk trail and snake-rail fence. Establishing the expanse of Wilson’s range would be best served by rejecting the notion of selected views, the central sweeping curve of the roof inverts a small saddle in the range with which it is perfectly aligned. The soaring wave of custom windows and the open floor plan make the relatively modest house feel sizable despite its footprint of just under 2,000 square feet. Officially a two bedroom home, the bunk room and loft allow the home to comfortably sleep ten, encouraging large gatherings of family and friends. The home is completely off the grid in response to the unique and fragile qualities of the landscape. Great care was taken to respect the regions vernacular through the use of mostly native materials and a palette derived from the terrain found at 9,820 feet above sea level. Goals While their home provided them with enough square footage, the original layout caused for many rooms to be underutilized. The closed off kitchen and dining room were disconnected from the other common spaces of the home causing problems with circulation and limited sight-lines. A tucked-away powder room was also inaccessible from the entryway and main living spaces in the house. Our Design Solution We sought out to improve the functionality of this home by opening up walls, relocating rooms, and connecting the entryway to the mudroom. By moving the kitchen into the formerly over-sized family room, it was able to really become the heart of the home with access from all of the other rooms in the house. Meanwhile, the adjacent family room was made into a cozy, comfortable space with updated fireplace and new cathedral style ceiling with skylights. The powder room was relocated to be off of the entry, making it more accessible for guests. A transitional style with rustic accents was used throughout the remodel for a cohesive first floor design. White and black cabinets were complimented with brass hardware and custom wood features, including a hood top and accent wall over the fireplace. Between each room, walls were thickened and archway were put in place, providing the home with even more character.
