McCabe By Design LLCOur client purchased what had been a custom home built in 1973 on a high bank waterfront lot. They did their due diligence with respect to the septic system, well and the existing underground fuel tank but little did they know, they had purchased a house that would fit into the Three Little Pigs Story book.
The original idea was to do a thorough cosmetic remodel to bring the home up to date using all high durability/low maintenance materials and provide the homeowners with a flexible floor plan that would allow them to live in the home for as long as they chose to, not how long the home would allow them to stay safely. However, there was one structure element that had to change, the staircase.
The staircase blocked the beautiful water/mountain few from the kitchen and part of the dining room. It also bisected the second-floor master suite creating a maze of small dysfunctional rooms with a very narrow (and unsafe) top stair landing. In the process of redesigning the stairs and reviewing replacement options for the 1972 custom milled one inch thick cupped and cracked cedar siding, it was discovered that the house had no seismic support and that the dining/family room/hot tub room and been a poorly constructed addition and required significant structural reinforcement. It should be noted that it is not uncommon for this home to be subjected to 60-100 mile an hour winds and that the geographic area is in a known earthquake zone.
Once the structural engineering was complete, the redesign of the home became an open pallet. The homeowners top requests included: no additional square footage, accessibility, high durability/low maintenance materials, high performance mechanicals and appliances, water and energy efficient fixtures and equipment and improved lighting incorporated into: two master suites (one upstairs and one downstairs), a healthy kitchen (appliances that preserve fresh food nutrients and materials that minimize bacterial growth), accessible bathing and toileting, functionally designed closets and storage, a multi-purpose laundry room, an exercise room, a functionally designed home office, a catio (second floor balcony on the front of the home), with an exterior that was not just code compliant but beautiful and easy to maintain.
All of this was achieved and more. The finished project speaks for itself.
Jarrett DesignOur clients are always teaching us. In this case, our clients had a vision that changed the direction of the design process midstream. Often our clients tell us they have trouble visualizing. This time, we must admit, we had a little trouble visualizing how their big idea was better than what we were planning. And then, it clicked!
This young family of five had outgrown their dark and dated kitchen. Food prep, cooking and baking play a large daily role in this home. Pantry storage was overflowing to the point where bulk ingredients, small appliances and other daily necessities were stored in a nearby closet and the laundry room at the end of the house. Counter space was scarce. The kitchen also served as an office area for the husband, who works from home, and a study area for the three school age children. Given some constraints and a fixed budget, our inclination was to work with the existing kitchen to design a much more efficient space, keeping it close to the laundry room/pantry, which could be maximized for convenient storage and access. We would create an organized work area within the kitchen as well. Our clients were happy with the design. Then, out of the blue, they announced that they would like to move the kitchen into the family room space! Our first reaction was to question how this could work being so far from the pantry storage areas, and the other living spaces of the home. The flow seemed as though it would be odd, but we heard them out and allowed some time for the idea to blossom. And blossom, it did. The existing kitchen and eating space became the new study and family room with enlarged windows and an added sliding door bringing their beautiful gardens into clear sight. The pantry dilemma was solved by adding a full wall of tall cabinetry with roll out storage flanking a beautiful fireplace. A large island with waterfall sides provides copious counter space and seating for the whole family. Dark, dated traditional styling of the past kitchen gave way to contemporary high gloss white and warm rosewood elements. The dramatic Dekton Aura backsplash is the icing on the cake!

Tile Doctor LtdThis customer in Henfield was contemplating digging up her Terracotta kitchen floor and replacing it, the tiles were ingrained with dirt which had proved impossible to remove and as a consequence were left looking flat, dull and very un-appealing. Additionally she had an elderly dog that had been ill several times in the corner area and she really struggled to make it look decent again. Following a quick test I was able to persuade her to try a clean and re-seal first.
The first step was to deep clean the floor to remove the ingrained dirt and any previous sealers. As well as the dog I had two rugby playing sons to deal with so to make it easier for the family I split the floor up into areas and worked on one area at a time.
The tiles were first soaked in a strong solution of Tile Doctor Pro-Clean before scrubbing it into the tile and grout with a black pad fitted to a buffing machine. The tiles were rinsed, the now dirty cleaning solution extracted and the process repeated until I was happy that the Pro-Clean had done its trick and the floor was as clean as it could be.
The Terracotta tiles now looked clean but completely washed out so I assured the customer that once the tiles had been sealed the colour would return and more. Unsealed Terracotta marks easily so given I left the customer dust sheets to walk on.
I returned after two days to ensure any moisture had left the tile and proceeded to seal with six coats of Tile Doctor Pro-Seal which is highly recommended for use in food preparation areas and gives a high gloss finish whilst providing maximum stain protection. As each coat takes 40 minutes to dry I took the opportunity to clean her slate front door step as well.
The customer was very happy with the finished floor and I’m glad to report she has decided to keep the floor.

The Southside WoodshopThis was a slightly odd shaped island (hopefully, the owners agree) and raised bar that we built an African mahogany countertop for. The countertop is 1.5" thick and built as an edge grain top (we specify .75" to 2" strips that run the full-length of the countertop, so no butt-joints). This countertop is finished in our food safe mineral oil that allows the owners to cut/chop directly on the surface. This top also features our Roman ogee edge treatment.
One thing to note about this countertop - the homeowner was looking for a deeper red color so we built and finished the countertop and then parked it outside on a sunny day to allow the sun to deepen the color. This sped the patina process that would have happened naturally in a six-month-to-a-year time frame. Typically, freshly machined African mahogany has a more pinkish/salmon hue.

The laundry room also served as a mud room and needed enough storage for extra pantry items, laundry and pet food.
Shades of taupe and grey were used, while sparkly countertops added a bit of glamour. A move-able island for folding clothes and doing crafts was integrated into the space for function and ease of use.

Sosna IncThese are returning clients of Sosna, for whom we previously completed a Laundry Room and multiple Bathroom renovation.
They are a family of professionals in the restaurant industry, who returned to Sosna to renovate their outdated, and cramped Kitchen. They found it especially cramped when entertaining guests, as the only space to gather was around the cooking area.
During the renovation process, it was discovered that the existing window had leaked and caused extensive damage to the exterior wall. This damage was repaired with new framing and insulation, and a larger window was installed allowing for a beautiful view of the backyard.
In the newly renovated Kitchen, a large peninsula in the center of the room features unique grooved panels with LED lighting and a quartz waterfall countertop. Creating the grooved panels to align perfectly with the tall cabinets on the opposite wall and also fit the LED channels required detailed and careful calculations.
This peninsula not only enhances the aesthetics of the space but also serves a functional purpose. It provides a designated area for food preparation and cooking behind it, while the opposite side remains a convenient and safe space for entertaining, allowing guests to communicate and interact with their hosts effortlessly.
The back wall of the Kitchen features the stove and large hood cabinet, which are flanked by 2 appliance garages to hide and store small countertop appliances. As well, cabinetry that is fully loaded with drawer and cabinet accessories with pull-outs and inserts keeps the countertops free from clutter.
The right side of the Kitchen includes the fridge, pantry, and tall cabinetry with plenty of useful storage. A wine fridge and built-in coffee machine are conveniently placed for entertaining.
Given the new cabinetry was a mix of doors with a thin shaker profile, and doors with grooves, the installation of knobs and handles required careful measurement to ensure that they not only fit the grooves, but lined up for a clean and cohesive look.

River's Edge WoodworksWe needed to create a kitchen table that would be long enough to encompass the length of the floating bench. We decided to use the old douglas fir framing joists that were removed during demolition. We couldn't save any of the original patina due to the milling process so, in order to give the table the older feel it deserved without artificially distressing it, we decided to hand sand the table top. This produced an undulating feel between the light and dark grain. We then top coated it with lacquer and hand rubbed it to leave a satin finsh silky to the touch. We like to think of it as something that once provided a roof over their head now allows food to be put on the table.

Zola European WindowsMcKeesport Downtown Housing, formerly a YMCA, is an 84-unit SRO for people at risk of homelessness. The old brick and terracotta building was important historically for McKeesport. The decision to design the project to Passive House criteria actually went a long way to making the pro-forma work. This project was the first large scale retrofit to be designed to meet Passive House Standards in the US. Another major concern of the project team was to maintain the historic charm of the building.
Space was at a premium and a reorganization of space allowed for making larger resident rooms. Through a community process with various stakeholders, amenities were identified and added to the project, including a community room, a bike storage area, exterior smoking balconies, single-user rest rooms, a bed bug room for non-toxic treatment of bed bugs, and communal kitchens to provide healthy options for food. The renovation includes new additional lighting, air-conditioning, make-up air and ventilation systems, an elevator, and cooking facilities. A cold-weather shelter, 60-day emergency housing, bridge housing, and section 8 apartment rentals make up the housing programs within the shelter. Thoughtful Balance designed the interiors, and selected the furniture for durability and resistance to bed bugs.
The project team worked closely with Zola Windows to specify a unique uPVC window that not only offers passive house performance levels at an affordable cost, but also harmonizes with the building’s historic aesthetic. Zola’s American Heritage SDH (simulated double hung) from the popular, budget-friendly Thermo uPVC line was specified for the project. The windows implemented in this project feature a lower tilt & turn window and a fixed upper for maximum airtightness and thermal performance. The implementation of these windows helped the project team achieve a very significant energy consumption reduction of at least 75%.

Sweet Smiling Landscape DesignWhen the school garden teacher at my kid’s school asked if I would volunteer to design the schools learning garden I was excited by the prospect. I drew up some plans with hopes of inspiring the next generation to getting involved with stewardship of the land.
The goal was to create a space were children all abilities could have access to the process of growing food, tending to soils and recognizing the human connection with the natural world.
With an emphasis on edible plants, the garden also incorporates native plants, plants that attract pollinators and plants that build soil.
The garden includes a composting system, and a log circle to use as and out door classroom space. Unfortunately, half way through the installation of this garden the school was closed due to covid and no one was allowed on campus for 6 months. The garden fell into disrepair. As we slowly emerge from the pandemic the school is coming back to life and parent volunteers are allowed back on to campus. With that the garden is coming back as well. The rain harvesting nets and outdoor kitchen did not end up coming into reality. But through the pandemic we learned an even grater importance of outdoor class room space and the power of engaging with the outdoor world.

Architectural CraftsmenThe original idea was to remove the stone wall to make a large open kitchen, but when it was exposed during demolition, our homeowners fell in love with the rustic look.
Working with the wall in place, we created two separate areas with different functions. The outer kitchen (shown here) is for entertaining and involving others in the cooking process. The other area is for food prep and storage and cleanup.
