Our client purchased what had been a custom home built in 1973 on a high bank waterfront lot. They did their due diligence with respect to the septic system, well and the existing underground fuel tank but little did they know, they had purchased a house that would fit into the Three Little Pigs Story book. The original idea was to do a thorough cosmetic remodel to bring the home up to date using all high durability/low maintenance materials and provide the homeowners with a flexible floor plan that would allow them to live in the home for as long as they chose to, not how long the home would allow them to stay safely. However, there was one structure element that had to change, the staircase. The staircase blocked the beautiful water/mountain few from the kitchen and part of the dining room. It also bisected the second-floor master suite creating a maze of small dysfunctional rooms with a very narrow (and unsafe) top stair landing. In the process of redesigning the stairs and reviewing replacement options for the 1972 custom milled one inch thick cupped and cracked cedar siding, it was discovered that the house had no seismic support and that the dining/family room/hot tub room and been a poorly constructed addition and required significant structural reinforcement. It should be noted that it is not uncommon for this home to be subjected to 60-100 mile an hour winds and that the geographic area is in a known earthquake zone. Once the structural engineering was complete, the redesign of the home became an open pallet. The homeowners top requests included: no additional square footage, accessibility, high durability/low maintenance materials, high performance mechanicals and appliances, water and energy efficient fixtures and equipment and improved lighting incorporated into: two master suites (one upstairs and one downstairs), a healthy kitchen (appliances that preserve fresh food nutrients and materials that minimize bacterial growth), accessible bathing and toileting, functionally designed closets and storage, a multi-purpose laundry room, an exercise room, a functionally designed home office, a catio (second floor balcony on the front of the home), with an exterior that was not just code compliant but beautiful and easy to maintain. All of this was achieved and more. The finished project speaks for itself.

The flow seemed as though it would be odd, but we heard them out and allowed some time for the idea to blossom. And blossom, it did. The existing kitchen and eating space became the new study and family room with enlarged windows and an added sliding door bringing their beautiful gardens into clear sight. The pantry dilemma was solved by adding a full wall of tall cabinetry with roll out storage flanking a beautiful fireplace. These are returning clients of Sosna, for whom we previously completed a Laundry Room and multiple Bathroom renovation. They are a family of professionals in the restaurant industry, who returned to Sosna to renovate their outdated, and cramped Kitchen. They found it especially cramped when entertaining guests, as the only space to gather was around the cooking area. During the renovation process, it was discovered that the existing window had leaked and caused extensive damage to the exterior wall. This damage was repaired with new framing and insulation, and a larger window was installed allowing for a beautiful view of the backyard. In the newly renovated Kitchen, a large peninsula in the center of the room features unique grooved panels with LED lighting and a quartz waterfall countertop. Creating the grooved panels to align perfectly with the tall cabinets on the opposite wall and also fit the LED channels required detailed and careful calculations. This peninsula not only enhances the aesthetics of the space but also serves a functional purpose. It provides a designated area for food preparation and cooking behind it, while the opposite side remains a convenient and safe space for entertaining, allowing guests to communicate and interact with their hosts effortlessly. The back wall of the Kitchen features the stove and large hood cabinet, which are flanked by 2 appliance garages to hide and store small countertop appliances. We needed to create a kitchen table that would be long enough to encompass the length of the floating bench. We decided to use the old douglas fir framing joists that were removed during demolition. We couldn't save any of the original patina due to the milling process so, in order to give the table the older feel it deserved without artificially distressing it, we decided to hand sand the table top. This produced an undulating feel between the light and dark grain. We then top coated it with lacquer and hand rubbed it to leave a satin finsh silky to the touch. We like to think of it as something that once provided a roof over their head now allows food to be put on the table.

The original idea was to remove the stone wall to make a large open kitchen, but when it was exposed during demolition, our homeowners fell in love with the rustic look. Working with the wall in place, we created two separate areas with different functions. The outer kitchen (shown here) is for entertaining and involving others in the cooking process. The other area is for food prep and storage and cleanup.

This was a slightly odd shaped island (hopefully, the owners agree) and raised bar that we built an African mahogany countertop for. The countertop is 1.5" thick and built as an edge grain top (we specify .75" to 2" strips that run the full-length of the countertop, so no butt-joints). This countertop is finished in our food safe mineral oil that allows the owners to cut/chop directly on the surface. This top also features our Roman ogee edge treatment. One thing to note about this countertop - the homeowner was looking for a deeper red color so we built and finished the countertop and then parked it outside on a sunny day to allow the sun to deepen the color. This sped the patina process that would have happened naturally in a six-month-to-a-year time frame. Typically, freshly machined African mahogany has a more pinkish/salmon hue.

From my own garden, an over-grown, weed filled, perennial garden that had nothing left to do but take apart piece by piece. I discovered this heritage rose as a stump and was not sure I could bring it back. Transplanted in transformed and new rock garden 10 feet away, the old rose plant thrived. McKeesport Downtown Housing, formerly a YMCA, is an 84-unit SRO for people at risk of homelessness. The old brick and terracotta building was important historically for McKeesport. The decision to design the project to Passive House criteria actually went a long way to making the pro-forma work. This project was the first large scale retrofit to be designed to meet Passive House Standards in the US. Another major concern of the project team was to maintain the historic charm of the building. Space was at a premium and a reorganization of space allowed for making larger resident rooms. Through a community process with various stakeholders, amenities were identified and added to the project, including a community room, a bike storage area, exterior smoking balconies, single-user rest rooms, a bed bug room for non-toxic treatment of bed bugs, and communal kitchens to provide healthy options for food. The renovation includes new additional lighting, air-conditioning, make-up air and ventilation systems, an elevator, and cooking facilities. A cold-weather shelter, 60-day emergency housing, bridge housing, and section 8 apartment rentals make up the housing programs within the shelter. Thoughtful Balance designed the interiors, and selected the furniture for durability and resistance to bed bugs. The project team worked closely with Zola Windows to specify a unique uPVC window that not only offers passive house performance levels at an affordable cost, but also harmonizes with the building’s historic aesthetic. Zola’s American Heritage SDH (simulated double hung) from the popular, budget-friendly Thermo uPVC line was specified for the project. The windows implemented in this project feature a lower tilt & turn window and a fixed upper for maximum airtightness and thermal performance.
