Brad Haines knows a thing or two about building things. The intensely creative and innovative founder of Oklahoma City-based Haines Capital is the driving force behind numerous successful companies including Bank 7 (NASDAQ BSVN), which proudly reported record year-end earnings since going public in September of last year. He has beautifully built, renovated, and personally thumb printed all of his commercial spaces and residences. “Our theory is to keep things sophisticated but comfortable,” Brad says. That’s the exact approach he took in his personal haven in Nichols Hills, Oklahoma. Painstakingly renovated over the span of two years by Candeleria Foster Design-Build of Oklahoma City, his home boasts museum-white, authentic Venetian plaster walls and ceilings; charcoal tiled flooring; imported marble in the master bath; and a pretty kitchen you’ll want to emulate. Reminiscent of an edgy luxury hotel, it is a vibe conjured by Cantoni designer Nicole George. “The new remodel plan was all about opening up the space and layering monochromatic color with lots of texture,” says Nicole, who collaborated with Brad on two previous projects. “The color palette is minimal, with charcoal, bone, amber, stone, linen and leather.” “Sophisticated“Sophisticated“Sophisticated“Sophisticated“Sophisticated Nicole helped oversee space planning and selection of interior finishes, lighting, furnishings and fine art for the entire 7,000-square-foot home. It is now decked top-to-bottom in pieces sourced from Cantoni, beginning with the custom-ordered console at entry and a pair of Glacier Suspension fixtures over the stairwell. “Every angle in the house is the result of a critical thought process,” Nicole says. “We wanted to make sure each room would be purposeful.” To that end, “we reintroduced the ‘parlor,’ and also redefined the formal dining area as a bar and drink lounge with enough space for 10 guests to comfortably dine,” Nicole says. Brad’s parlor holds the Swing sectional customized in a silky, soft-hand charcoal leather crafted by prominent Italian leather furnishings company Gamma. Nicole paired it with the Kate swivel chair customized in a light grey leather, the sleek DK writing desk, and the Black & More bar cabinet by Malerba. “Nicole has a special design talent and adapts quickly to what we expect and like,” Brad says. To create the restaurant-worthy dining space, Nicole brought in a black-satin glass and marble-topped dining table and mohair-velvet chairs, all by Italian maker Gallotti & Radice. Guests can take a post-dinner respite on the adjoining room’s Aston sectional by Gamma. In the formal living room, Nicole paired Cantoni’s Fashion Affair club chairs with the Black & More cocktail table, and sofas sourced from Désirée, an Italian furniture upholstery company that creates cutting-edge yet comfortable pieces. The color-coordinating kitchen and breakfast area, meanwhile, hold a set of Guapa counter stools in ash grey leather, and the Ray dining table with light-grey leather Cattelan Italia chairs. The expansive loggia also is ideal for entertaining and lounging with the Versa grand sectional, the Ido cocktail table in grey aged walnut and Dolly chairs customized in black nubuck leather. Nicole made most of the design decisions, but, “she took my suggestions seriously and then put me in my place,” Brad says. She had the master bedroom’s Marlon bed by Gamma customized in a remarkably soft black leather with a matching stitch and paired it with onyx gloss Black & More nightstands. “The furnishings absolutely complement the style,” Brad says. “They are high-quality and have a modern flair, but at the end of the day, are still comfortable and user-friendly.” The end result is a home Brad not only enjoys, but one that Nicole also finds exceptional. “I honestly love every part of this house,” Nicole says. “Working with Brad is always an adventure but a privilege that I take very seriously, from the beginning of the design process to installation.”

The Challenge This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. Sitting in one of Capital Hill’s beautiful neighborhoods, the exterior of this residence portrays a bungalow style home as from the Arts and Craft era. By adding a large dormer to east side of the house, the street appeal was maintained which allowed for a large master suite to be added to the second floor. As a result, the two guest bedrooms and bathroom were relocated to give to master suite the space it needs. Although much renovation was done to the Federalist interior, the original charm was kept by continuing the formal molding and other architectural details throughout the house. In addition to opening up the stair to the entry and floor above, the sense of gained space was furthered by opening up the kitchen to the dining room and remodeling the space to provide updated finishes and appliances as well as custom cabinetry and a hutch. The main level also features an added powder room with a beautiful black walnut vanity.

Their property is located within 30 feet of a local stream that collects storm water from the surrounding area. The nearby stream and high water table caused the lawn area at the side of their home to flood and to remain waterlogged for a few days after each storm. The client not only had difficulty growing plants in the existing conditions, but also had a problem with mosquitoes due to standing water. Our goal was to design a self-contained, naturalistic rain garden that slowed storm water runoff, allowed for percolation, and promoted infiltration while permitting excess clean water to enter the nearby stream with diminished force. As designed, the rain garden allows the earth to slowly and more naturally absorb excess storm water while filtering out toxins such as excess nitrogen and phosphorous which are frequently found in the landscape, therefore reducing the contaminants entering the stream. A percolation test was conducted with criteria of absorbing a one-inch rainstorm within four hours without overflow. The one-inch storm calculation included an existing downspout from the home, which would be piped into the rain garden to reduce roof runoff. The first test failed due to a deep layer of high clay-content soil. Excavation continued until a layer of sandy loam was reached, the percolation test was repeated, and a successful test result was achieved. Next, the entire rain garden basin was excavated to the sandy loam layer and the soil amended with compost and sand to create a highly porous planting media. Geotextile fabric was placed to help reduce migration of the surface stone into the soil and allow for minimal maintenance. Gravel, river stone and small boulders were carefully placed to achieve the look of a natural streambed. A palette of mostly native plants with a few non-invasive ornamentals were chosen for their ability to survive in extreme conditions ranging from floods to drought and were placed according to their specific preferences. Wetland plants were chosen for the lowest portion of the rain garden as that area remains saturated for longer periods of time, with a Chionanthus virginicus as a focal point surrounded by irises and ferns at the lowest depth. Plants tolerant of drier conditions were chosen for the upper edges of the garden. The beautiful colors of Monarda, Ligularia, Eupatorium, Solidago, Chelone, and Rudbeckia were scattered within the upper edge, while movement and softness were incorporated by use of the graceful Nassella that lines the border. Finally, winter interest was provided with a backdrop of Cornus sericea. As built, this small rain garden creates tremendous impact by decreasing the amount of storm water runoff not only on our client's property, but also in the neighboring stream. It serves as a means of slowing the water and providing an area for infiltration back into the earth. Like many California ranch homes built in the 1950s, this original master bathroom was not really a "master bath." My clients, who only three years ago purchased the home from the family of the original owner, were saddled with a small, dysfunctional space. Chief among the dysfunctions: a vanity only 30" high, and an inconveniently placed window that forced the too-low vanity mirror to reflect only the waist and partial torso--not the face--of anyone standing in front of it. They wanted not only a more spacious bathroom but a bedroom as well, so we worked in tandem with an architect and contractor to come up with a fantastic new space: a true Master Suite. In order to refine a design concept for the soon-to-be larger space, and thereby narrow down material choices, my clients and I had a brainstorming session: we spoke of an elegant Old World/ European bedroom and bathroom, a luxurious bath that would reference a Roman spa, and finally the idea of a Hammam was brought into the mix. We blended these ideas together in oil-rubbed bronze fixtures, and a tiny tile mosaic in beautiful Bursa Beige marble from Turkey and white Thassos marble from Greece. The new generously sized bathroom boasts a jetted soaking tub, a very large walk-in shower, a double-sided fireplace (facing the tub on the bath side), and a luxurious 8' long vanity with double sinks and a storage tower. The vanity wall is covered with a mosaic vine pattern in a beautiful Bursa Beige marble from Turkey and white Thassos marble from Greece,. The custom Larson Juhl framed mirrors are flanked by gorgeous hand-wrought scones from Hubbardton Forge which echo the vine and leaf pattern in the mosaic. And the vanity itself features an LED strip in the toe-kick which allows one to see in the middle of the night without having to turn on a shockingly bright overhead fixture. At the other end of the master bath, a luxurious jetted tub nestles by a fireplace in the bay window area. Views of my clients' garden can be seen while soaking in bubbles. The over-sized walk-in shower features a paneled wainscoting effect which I designed in Crema Marfil marble. The vine mosaic continues in the shower, topped by green onyx squares. A rainshower head and a hand-held spray on a bar provides showering options. The shower floor slopes gently in one direction toward a hidden linear drain; this allows the floor to be read as a continuation of the main space, without being interrupted by a center drain. photo by Bernardo Grijalva
