Taking in the panoramic views of this Modern Mediterranean Resort while dipping into its luxurious pool feels like a getaway tucked into the hills of Westlake Village. Although, this home wasn’t always so inviting. It originally had the view to impress guests but no space to entertain them. One day, the owners ran into a sign that it was time to remodel their home. Quite literally, they were walking around their neighborhood and saw a JRP Design & Remodel sign in someone’s front yard. They became our clients, and our architects drew up a new floorplan for their home. It included a massive addition to the front and a total reconfiguration to the backyard. These changes would allow us to create an entry, expand the small living room, and design an outdoor living space in the backyard. There was only one thing standing in the way of all of this – a mountain formed out of solid rock. Our team spent extensive time chipping away at it to reconstruct the home’s layout. Like always, the hard work was all worth it in the end for our clients to have their dream home! Luscious landscaping now surrounds the new addition to the front of the home. Its roof is topped with red clay Spanish tiles, giving it a Mediterranean feel. Walking through the iron door, you’re welcomed by a new entry where you can see all the way through the home to the backyard resort and all its glory, thanks to the living room’s LaCantina bi-fold door. A transparent fence lining the back of the property allows you to enjoy the hillside view without any obstruction. Within the backyard, a 38-foot long, deep blue modernized pool gravitates you to relaxation. The Baja shelf inside it is a tempting spot to lounge in the water and keep cool, while the chairs nearby provide another option for leaning back and soaking up the sun. On a hot day or chilly night, guests can gather under the sheltered outdoor living space equipped with ceiling fans and heaters. This space includes a kitchen with Stoneland marble countertops and a 42-inch Hestan barbeque. Next to it, a long dining table awaits a feast. Additional seating is available by the TV and fireplace. Here’s a job I completed just before Christmas last year, at a house in Northampton which has a rich history and mix of architectural styles. The run up to Christmas is always popular as people try to get their household projects finished off in time for celebrating the festive season with family so this is always a busy time for Tile Doctor. The photos below show a neglected Victorian Quarry tiled floor in need of repair, with cracked tiles along the edges. These were caused by somebody in the past using brute force to remove carpet gripper rods which had been glued to the tiles. These cracks were present around the edges of the entire hallway, however; this particular type of tile is very hard to get hold of. Furthermore, it is a costly process to replace the tiles as the skirting boards would have had to have been removed. As well as the physical issues the floor had a dull appearance due to the build-up of builder’s dust and the general wearing down of the paintwork over time. I agreed with the client that the best course of action would be to fill the tiles, and paint the damaged tiles using a colour that matched as close as possible. Many of my Tile Doctor colleagues would disagree with this approach opting to source the correct tile and rebuild the damaged section however unfortunately in this case we didn’t have the time or the budget. My first action was to use a brush and vacuum to remove as much loose debris and dust as possible. I followed this by agitating the tiles with a dilution of Tile Doctor Pro Clean which is a strong alkaline product and safe to use on tile and stone. I use a combination of a coarse burnishing pad fitted to a rotary machine and hand held brushes, in order to get the floor clean. The resulting slurry was then rinsed and removed using a wet vacuum. This process was repeated twice followed by a thorough rinse to ensure any trace of cleaning agent had been removed and the floor neutralised. As this was such an old property, I then used a steamer to heat up the tiles in order to draw out any contaminants and assist with the drying process. I installed a fan to dry the floor before starting repairs, mixing up some coloured grout and filling all holes and cracks along the edges, including the doormat area. I allowed the coloured grout to dry overnight, before hand painting the black and Terracotta tiles. These were then given time to dry (about a couple of hours). Following this, I carefully painted in the other colours: brown and cream. The overall effect was quite convincing and you had to look very closely to notice. Due to the fact that there were other tradesmen working in the house at the time, the floors were sheeted up to protect from additional dust and muck. I then left the house for a week, allowing the floor ample time to dry completely in preparation for sealing. Upon my return, I took damp meter readings, and once satisfied with the dryness of the tiles, I began the sealing process with the impregnating, colour-enhancing sealer Tile Doctor Colour Grow. The sealer provides both durable surface protection and an aesthetically pleasing matte finish. The below photos show how the product has enriched the colours with the two coats applied. The process of restoring this wonderful Victorian Quarry tiled floor was certainly time consuming, but very rewarding. I am exceptionally pleased with the results myself, and my client couldn’t have been happier and I’m sure the newly revitalised hallway will have been a talking point for all their visitors during the Christmas break. This British Colonial theme new residence sits atop the ridgeline on the west end of Sanibel Island overlooking the Gulf. Carefully manicured dune and beach access offer breathtaking views from the main and upper patios of the residence to the beach and the sunset. A lush, tropical entry runs the length of each side property line from the road, along each side of the house, to the CCCL line and provides a dense privacy barrier from the beach access path along the east property line. Tropical bamboo, white bird of paradise, traveler palms, dwarf leaf clusia and relocated native trees and shrubs make up the dense buffer. In the front of the residence a specimen multi-stem Sylvester Date Palm anchors the center drive island while stately royal palms, foxtail palms and multi-stem adonidia palms accent the foundation of the residence. Curved coconut palms march down the driveway to the street. Individual theme gardens were created in the side yards which include a Moon Garden, Fruit Garden, Butterfly Garden, Wetland Garden, Tropical Garden and Bamboo Garden. Architectural garden elements include a Walpole garden gate, arbor and mail box with a custom house name sign attached. As one walks the many different specimen gardens, large concrete garden benches from Curry & Co. offer a place to pause while botanical plant label stakes indicate plant species and origin. This ideal client had a specific idea for their property which we were able to visualize and bring to reality.

Our long-time clients wanted a bit of outdoor entertainment space at their Boston penthouse, and while there were some challenges due to location and footprint, we agreed to help. The views are amazing as this space overlooks the harbor and Boston’s bustling Seaport below. With Logan Airport just on the other side of the Boston Harbor, the arriving jets are a mesmerizing site as their lights line up in preparation to land. The entire space we had to work with is less than 10 feet wide and 45 feet long (think bowling-alley-lane dimensions), so we worked extremely hard to get as much programmable space as possible without forcing any of the areas. The gathering spots are delineated by granite and IPE wood floor tiles supported on a custom pedestal system designed to protect the rubber roof below. The gas grill and wine fridge are installed within a custom-built IPE cabinet topped by jet-mist granite countertops. This countertop extends to a slightly-raised bar area for the ultimate view beyond and terminates as a waterfall of granite meets the same jet-mist floor tiles… custom-cut and honed to match, of course. Moving along the length of the space, the floor transitions from granite to wood, and is framed by sculptural containers and plants. Low-voltage lighting warms the space and creates a striking display that harmonizes with the city lights below. Once again, the floor transitions, this time back to granite in the seating area consisting of two counter-height chairs. "This purposeful back-and-forth of the floor really helps define the space and our furniture choices create these niches that are both aesthetically pleasing and functional.” - Russell The terrace concludes with a large trough planter filled with ornamental grasses in the summer months and a seasonal holiday arrangements throughout the winter. An ‘L’-shaped couch offers a spot for multiple guests to relax and take in the sounds of a custom sound system — all hidden and out of sight — which adds to the magical feel of this ultimate night spot.
