An extreme makeover turns an unassuming lanai deck into an outdoor oasis. These Bonita Bay homeowners loved the location of their home, but needed it to fit their current lifestyle. Because they love to entertain, they wanted to maximize their outdoor space—one that would accommodate a large family and lots of guests. Working with Progressive Design Build, Mike Spreckelmeier helped the homeowners formulate a list of ideas about what they wanted to achieve in the renovation; then, guided them through the process of planning their remodel. The renovation focused on reconfiguring the layout to extend the outdoor kitchen and living area—to include a new outdoor kitchen, dining area, sitting area and fireplace. Finishing details comprised a beautiful wood ceiling, cast stone accents, and porcelain tile. The lanai was also expanded to include a full size bocce ball court, which was fully encased in a beautiful custom colonnade and screen enclosure. With the extension of the outdoor space came a need to connect the living area to the existing pool and deck. The pool and spa were refinished; and a well thought-out low voltage remote-control relay system was installed for easy control of all of the outdoor and landscape lighting, ceiling fans, and hurricane shutters. This outdoor kitchen project turned out so well, the Bonita Bay homeowners hired Progressive Design Build to remodel the front of their home as well. To create much needed space, Progressive Design Build tore down an existing two-car garage and designed and built a brand new 2.5-car garage with a family suite above. The family suite included three bedrooms, two bathrooms, additional air conditioned storage, a beautiful custom made stair system, and a sitting area. Also part of the project scope, we enlarged a separate one-car garage to a two-car garage (totaling 4.5 garages), and build a 4,000 sq. ft. driveway, complete with landscape design and installation.

Originally built in the early twentieth century, this Orchard Lake cottage was purchased almost 10 years ago by a wonderful couple—empty nesters with an appreciation for stunning views, modern amenities and quality craftsmanship. They hired MainStreet Design Build to design and remodel their home to fit their needs exactly. Upon initial inspection, it was apparent that the original home had been modified over the years, sustaining multiple room additions. Consequently, this mid-size cottage home had little character or cohesiveness. Even more concerning, after conducting a thorough inspection, it became apparent that the structure was inadequate to sustain major modifications. As a result, a plan was formulated to take the existing structure down to its original floor deck. The clients’ needs that fueled the design plan included: -Preserving and capitalizing on the lake view -A large, welcoming entry from the street -A warm, inviting space for entertaining guests and family -A large, open kitchen with room for multiple cooks -Built-ins for the homeowner’s book collection -An in-law suite for the couple’s aging parents The space was redesigned with the clients needs in mind. Building a completely new structure gave us the opportunity to create a large, welcoming main entrance. The dining and kitchen areas are now open and spacious for large family gatherings. A custom Grabill kitchen was designed with professional grade Wolf and Thermador appliances for an enjoyable cooking and dining experience. The homeowners loved the Grabill cabinetry so much that they decided to use it throughout the home in the powder room, (2) guest suite bathrooms and the laundry room, complete with dog wash. Most breathtaking; however, might be the luxury master bathroom which included extensive use of marble, a 2-person Maax whirlpool tub, an oversized walk-in-shower with steam and bench seating for two, and gorgeous custom-built inset cherry cabinetry. The new wide plank oak flooring continues throughout the entire first and second floors with a lovely open staircase lit by a chandelier, skylights and flush in-wall step lighting. Plenty of custom built-ins were added on walls and seating areas to accommodate the client’s sizeable book collection. Fitting right in to the gorgeous lakefront lot, the home’s exterior is reminiscent of East Coast “beachy” shingle-style that includes an attached, oversized garage with Mahogany carriage style garage doors that leads directly into a mud room and first floor laundry. To further add to the amenities of this home, MainStreet Design Build is currently under design contract for another major lower-level / basement renovation in the fall of 2017. When these homeowners first approached me to help them update their kitchen, the first thing that came to mind was to open it up. The house was over 70 years old and the kitchen was a small boxed in area, that did not connect well to the large addition on the back of the house. Removing the former exterior, load bearinig, wall opened the space up dramatically. Then, I relocated the sink to the new peninsula and the range to the outside wall. New windows were added to flank the range. The homeowner is an architect and designed the stunning hood that is truly the focal point of the room. The shiplap island is a complex work that hides 3 drawers and spice storage. The original slate floors have radiant heat under them and needed to remain. The new greige cabinet color, with the accent of the dark grayish green on the custom furnuture piece and hutch, truly compiment the floor tones. Added features such as the wood beam that hides the support over the peninsula and doorway helped warm up the space. There is also a feature wall of stained shiplap that ties in the wood beam and ship lap details on the island.

The perfect paints for masonry are now available through Acme Brick. Romabio offers both limewash and masonry paint for those that want to change the look of their brickwork. Classico Limewash creates that charming old world feel with a freshly painted look, but because some of the brick remains exposed, the warmth and quality endues. All it takes is a single coat for absorbant, unpainted brick, stone or other masonry, with no primer needed. Specially formulated to be easily manipulated in the first 5 days of application, you can test the product and see the results with no risk. Once it calcifies to the surface, it is breathable and will not seal the brick or stone, ensuring that it it doesnt peel, chip, or flake off. BioDomus I & II are mineral based, breathable paints that will not seal the masonry surface. Unlike acrylic or latex, they will not peel, chip, or flake off. Both BioDomus I and BioDomus II are high performing paints that are inherently the same except for the finish they create. BioDomus I produces a flat finish. BioDomus II has a slight aggregate in it to create a textured look on smooth brick, or a smoother finish on a rough surface. Color possibilites are almost unlimited as you can match other color palettes or choose from over 200 colors in the Romabio color deck. With a high UV resistance, a breatheable wall, and a 20 year warranty, the performance of these products is made to last.
