The 5,000 square foot private residence is located in the community of Horseshoe Bay, above the shores of Lake LBJ, and responds to the Texas Hill Country vernacular prescribed by the community: shallow metal roofs, regional materials, sensitive scale massing and water-wise landscaping. The house opens to the scenic north and north-west views and fractures and shifts in order to keep significant oak, mesquite, elm, cedar and persimmon trees, in the process creating lush private patios and limestone terraces. The Owners desired an accessible residence built for flexibility as they age. This led to a single level home, and the challenge to nestle the step-less house into the sloping landscape. Full height glazing opens the house to the very beautiful arid landscape, while porches and overhangs protect interior spaces from the harsh Texas sun. Expansive walls of industrial insulated glazing panels allow soft modulated light to penetrate the interior while providing visual privacy. An integral lap pool with adjacent low fenestration reflects dappled light deep into the house. Chaste stained concrete floors and blackened steel focal elements contrast with islands of mesquite flooring, cherry casework and fir ceilings. Selective areas of exposed limestone walls, some incorporating salvaged timber lintels, and cor-ten steel components further the contrast within the uncomplicated framework. The Owner’s object and art collection is incorporated into the residence’s sequence of connecting galleries creating a choreography of passage that alternates between the lucid expression of simple ranch house architecture and the rich accumulation of their heritage. This beautiful home showcases the Quarry Mill's Concord mosaic-style natural granite thin stone veneer. Concord is a mosaic style natural granite thin stone veneer. The individual pieces of stone showcase irregular and random shapes characteristic of the mosaic style. The colors are a beautiful mix of blues, greys, and blacks. Concord shows both the split face and bedface of the natural stone slabs but the pieces have not been processed by our machines. The veneer is cut from the pieces of stone that fracture as a result of the quarrying process. The irregular shaped pieces that are suitable for the saw are collected and cut into thin veneer. The reduced processing is reflected in the price point making Concord one of our most affordable premium natural stone veneer options.

In an era when housing is becoming increasingly scarce, small structures are making a big difference. The Crystal ADU is one of them — a compact, beautifully detailed dwelling designed by F9 Productions to deliver both function and artistry within just 160 square feet. The Idea The client came to F9 with their own sketches — early ideas drawn from the fractured symmetry of natural crystals. They envisioned a minimalist refuge that was as expressive as it was efficient. We took that spark and shaped it into a refined architectural statement: a simple rectangle capped by a striking, asymmetrical roof that catches the light like a cut gem. Design and Craft The defining detail — a roof so thin it appears almost weightless — demanded careful problem-solving. Standard framing would have compromised the delicate profile. Instead, our team engineered a custom edge detail that maintains the sleek form while ensuring structural integrity and energy performance. This kind of precision is what transforms a small project into a showcase of design craft. Inside the Space Step inside, and the attention to detail continues. Every square inch is intentional. Built-in cabinetry wraps the walls, and a fold-down Murphy bed disappears to reveal open living space. In the bathroom, clever storage niches and a tankless water heater make the most of every inch. A skylight above the shower floods the space with natural light — warm, private, and bright. Efficiency in Every Sense Compact living comes with natural advantages. The small volume of the Crystal ADU reduces energy use, while a ductless mini-split system maintains comfort year-round. This simplicity makes the building both efficient and elegant — a perfect reflection of F9’s design philosophy: functional minimalism with a human touch. Pro-Tile & Marble, Inc. Mapeguard 2 - Uncoupling membrane Our crew is beginning prep work on a 1,600 Sq. Ft floor today. After extensive grinding and leveling work they are almost complete with the uncoupling membrane installation. On this project we are using Mapei's Mapeguard 2 membrane which will stop any floor cracks up to 3/8s of an inch from transferring to the tile. This home had many large cracks and out of plane fractures on the existing concrete slab. This membrane will ensure our client never has to deal with cracked tile!
