The SATO1 project was a 1000 square foot condo remodel. The focus of the project was on small home space planning. Designer Bethany Pearce / Van Hecke was challenged with creating solutions for a home office, baby's room as well as improved flow in dining/kitchen and living room. This is an interesting Terracotta brick tiled floor installed in a house in the village of Alderly Edge. The Terracotta tiles were made in a brick shape which was a popular design found in rural buildings in the 19th century. Although the floor was in good condition the sealer was starting to wear off and being clay Terracotta are porous and trap dirt if not sealed. You can see this in the before photograph below where you can see how the grout and Terracotta has darkened with ingrained dirt. To get the Terracotta tiles clean and free of any remaining sealer I soaked tiles in a strong dilution of Tile Doctor Pro-Clean and left it to dwell for twenty minutes, Pro-Clean is an alkaline product and so safe to use on tiled floors. Then using a large 17inch black scrubbing pad fitted to a rotary machine and a stiff grout brush proceeded to work the cleaning solution into the tile and grout. The now dirty cleaning solution was removed using a wet vacuum and the floor rinsed down with hot water. Some stubborn areas were spot treated using the same process and once happy with the overall condition of the floor the tiles were thoroughly rinsed three times using hot water to remove any trace of cleaning product prior to sealing and then left to dry overnight. I returned the next day to seal the floor testing it first with a damp meter to make sure it had dried. I then started to seal the tiles and with Terracotta being a very porous material it took eight coats of sealer to do the job. I used Tile Doctor Seal and Go which is a topical sealer that gives Terracotta a subtle gloss finish, it’s also water based so it doesn’t leave a smell as it dries.

Inspiration for a large coastal master freestanding bathtub remodel in Los Angeles

ADU (Accessory dwelling unit) became a major part of the family of project we have been building in the past 3 years since it became legal in Los Angeles. This is a typical conversion of a small style of a garage. (324sq only) into a fantastic guest unit / rental. A large kitchen and a roomy bathroom are a must to attract potential rentals. in this design you can see a relatively large L shape kitchen is possible due to the use a more compact appliances (24" fridge and 24" range) to give the space even more function a 24" undercounter washer/dryer was installed. Since the space itself is not large framing vaulted ceilings was a must, the high head room gives the sensation of space even in the smallest spaces. Notice the exposed beam finished in varnish and clear coat for the decorative craftsman touch. The bathroom flooring tile is continuing in the shower are as well so not to divide the space into two areas, the toilet is a wall mounted unit with a hidden flush tank thus freeing up much needed space.

One of our most popular designs, this contemporary twist on a traditional house form has two bedrooms, one bathroom, and comes in at 750 square feet. The spacious “great room” offers vaulted ceilings while the large windows and doors bring in abundant natural light and open up to a private patio. As a single level this is a barrier free ADU that can be ideal for aging-in-place.

This is a great example of a Victorian Tiled floor refurbishment which I recently completed at a property in Stoke-on-Trent. If you look closely at the photographs below you will see the white tiles are looking grubby and paint splash staining from decorating. The owner was unhappy with how the floor now looked and wanted it refurbished. Black and White Victorian tiles laid in a chequered diamond pattern is a classic style and a very popular choice for hallways at the turn of the 20th century. Over the years many have been replaced or covered up with carpet and those that survived are now a sought-after period feature that adds value to your property. I initially cleaned the floor by applying a strong dilution of Tile Doctor Pro-Clean which was sprayed onto the floor and then left to soak in for ten minutes. Pro-Clean is our goto tile and grout cleaning product that is designed to break down dirt and remove old sealers. After ten minutes the solution was scrubbed in with a rotary machine fitted with a coarse 200-grit pad. The soil generated was rinsed off the tiles and extracted with a wet vacuum and the floor inspected. I would see more work was needed to get the floor clean and free of staining, so I spot treated the problem areas with Tile Doctor Remove and Go which is a coatings remover. I worked in small sections leaving the product to dwell as before for 10 minutes, I then used a wallpaper steamer with handheld diamond blocks to get the ingrained dirt out of the floor. After a final rinse and extraction, the floor looked clean so, so much better than when I started. I then left the floor to dry off overnight and came back the second day to seal the tiles first checking the moisture levels with a damp meter. Applying sealer to a damp floor will result in the floor looking patchy when it dries so I always check first. The readings were good, so I started to apply the first of five coats of sealer which for this floor I chose Tile Doctor Seal and Go Extra. Old Victorian floors do not have a damp-proof membrane installed under the floor so its important to select a sealer that will allow moisture to rise through the tiles and evaporate on the surface, Seal and Go Extra allows for this. Choosing a non-breathable sealer can result in moisture being trapped under the floor where it can reach out to the walls leading to rising damp. Once the floor dried it looked fantastic. In fact, my customer was so happy with the transformation she was taking pictures and sending them to her daughters as I worked; she couldn’t believe how well it was turning out.
