Along with internal tiled floors at residential and commercial properties, we also specialise in the cleaning, restoration and sealing of all types of external tiled floors, including patios. This customer, who lives in the small town of Brackley in Northamptonshire, had made the unfortunate mistake of sealing a brand new Slate tiled patio without removing the layer of grout haze smeared across the surface of the tile first. With the grout trapped between the tile and the new sealant the sealer was unable to fulfil its potential and the entire floor appeared really dull and patchy. The customer contacted me about setting the situation right. My initial course of action was to remove the new sealer using Tile Doctor Remove & Go, which is specially designed to strip away sealant, as well as adhesives and paints in cases where building and decorating works have left the tiles stained. The product was applied liberally across the surface area of the patio and agitated using a rotary machine fitted with a special stripping pad. Of course, this was necessary because the grout haze could not be treated without removing the sealant first. The soiled cleaning solution was promptly soaked up using a wet-vac machine. Once the tiles were exposed I applied Tile Doctor Acid Gel, which is a blend of phosphoric and hydrochloric acids in more manageable gel form, all over the patio and allowed it to dwell for ten minutes to begin neutralising the grout haze. I then added a little water and worked the product into the patio with a stiff scrubbing brush and a rotary machine to ensure all grout haze was removed from the surface of the tiles. The remaining slurry was then removed using the wet vacuum, and I rinsed the area twice with plain water to ensure all cleaning products had been removed. It was them left to dry completely. I returned to the property several days later to give the patio a fresh seal now that it was free from grout haze. First, I gave the patio a vacuum and light mop to remove any dust and debris. The customer wanted the tiles as dark as possible, therefore I suggested we use Tile Doctor Stone Oil before sealing, as this would darken the Slate significantly. Once this was agreed, I applied one coat of Stone Oil, allowed an hour for the product to dry, and then followed this applying two coats of Tile Doctor Colour Grow sealer. This is our impregnating, colour enhancing sealant which provides maximum protection against ingrained dirt and stains, as well as a durable no-sheen finish. As you can see from the photographs, the Slate tiles experienced an impressive transformation. The fresh sealant, combined with the Stone Oil, really took the appearance of the tiles to a new level and, what’s more, it will be easier for the happy customer to keep it clean in the future. Several phases of construction for this house have created a place of fine living, while preserving the original integrity of this modest, ocean-side dwelling. The intimate interior scale and distinctive living spaces are hidden treasures of this home.

Like many West Coast cities, Seattle is facing a severe housing shortage at a time when labor and material costs have skyrocketed. Combined with a lack of available dirt, housing vacancy rates stubbornly hover under 5%. A response to this housing perfect storm has been the evolution of a new housing prototype called a detached Auxiliary Dwelling Unit (DADU). This is commonly referred to as a Mother-in-Law (MIL) unit. As the name implies, this is a small, self-contained housing type that allows for additional housing to be built on an existing lot, creating greater density within our urban fabric. Generally thought of as either starter housing or aging-in-place concepts, these are extremely efficient floor plans that squeeze all the basic living functions into a compact space while envisioning the urban fabric as one's living room. In the case of our little DADU, our footprint is 20' x 20' and provides a ground level garage/music studio and an upper level apartment. The misconception of these structure - thanks in large part to the misinformation campaign of the Not-So-Big-House movement - is the smaller translates into cheaper. Since these are essentially small houses, the truth is these are very expensive structures on a cost/sf basis. We conceptualized this structure as inexpensively as we could think of and it still ended up costing more than $400,000 or around $500/sf.

ADU (Accessory dwelling unit) became a major part of the family of project we have been building in the past 3 years since it became legal in Los Angeles. This is a typical conversion of a small style of a garage. (324sq only) into a fantastic guest unit / rental. A large kitchen and a roomy bathroom are a must to attract potential rentals. in this design you can see a relatively large L shape kitchen is possible due to the use a more compact appliances (24" fridge and 24" range) to give the space even more function a 24" undercounter washer/dryer was installed. Since the space itself is not large framing vaulted ceilings was a must, the high head room gives the sensation of space even in the smallest spaces. Notice the exposed beam finished in varnish and clear coat for the decorative craftsman touch. The bathroom flooring tile is continuing in the shower are as well so not to divide the space into two areas, the toilet is a wall mounted unit with a hidden flush tank thus freeing up much needed space.

The SATO1 project was a 1000 square foot condo remodel. The focus of the project was on small home space planning. Designer Bethany Pearce / Van Hecke was challenged with creating solutions for a home office, baby's room as well as improved flow in dining/kitchen and living room. This is an interesting Terracotta brick tiled floor installed in a house in the village of Alderly Edge. The Terracotta tiles were made in a brick shape which was a popular design found in rural buildings in the 19th century. Although the floor was in good condition the sealer was starting to wear off and being clay Terracotta are porous and trap dirt if not sealed. You can see this in the before photograph below where you can see how the grout and Terracotta has darkened with ingrained dirt. To get the Terracotta tiles clean and free of any remaining sealer I soaked tiles in a strong dilution of Tile Doctor Pro-Clean and left it to dwell for twenty minutes, Pro-Clean is an alkaline product and so safe to use on tiled floors. Then using a large 17inch black scrubbing pad fitted to a rotary machine and a stiff grout brush proceeded to work the cleaning solution into the tile and grout. The now dirty cleaning solution was removed using a wet vacuum and the floor rinsed down with hot water. Some stubborn areas were spot treated using the same process and once happy with the overall condition of the floor the tiles were thoroughly rinsed three times using hot water to remove any trace of cleaning product prior to sealing and then left to dry overnight. I returned the next day to seal the floor testing it first with a damp meter to make sure it had dried. I then started to seal the tiles and with Terracotta being a very porous material it took eight coats of sealer to do the job. I used Tile Doctor Seal and Go which is a topical sealer that gives Terracotta a subtle gloss finish, it’s also water based so it doesn’t leave a smell as it dries.
