The site descends from the street and is privileged with dynamic natural views toward a creek below and beyond. To incorporate the existing landscape into the daily life of the residents, the house steps down to the natural topography. A continuous and jogging retaining wall from outside to inside embeds the structure below natural grade at the front with flush transitions at its rear facade. All indoor spaces open up to a central courtyard which terraces down to the tree canopy, creating a readily visible and occupiable transitional space between man-made and nature. The courtyard scheme is simplified by two wings representing common and private zones - connected by a glass dining “bridge." This transparent volume also visually connects the front yard to the courtyard, clearing for the prospect view, while maintaining a subdued street presence. The staircase acts as a vertical “knuckle,” mediating shifting wing angles while contrasting the predominant horizontality of the house. Crips materiality and detailing, deep roof overhangs, and the one-and-half story wall at the rear further enhance the connection between outdoors and indoors, providing nuanced natural lighting throughout and a meaningful framed procession through the property. The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat. The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements. With a narrow driveway and leaning concrete retaining walls, parking was a major challenge at this 1938 brick Tudor on Spokane's South Hill. Crumbling concrete stairs added another layer of difficulty, and after a particularly rough winter, the homeowners were ready for a change. The failing concrete walls were replaced with stacked boulders, which created space for a new, wider driveway. Natural stone steps offer access to the backyard, while the new front stairs and sidewalk provide a safe route to the front door. The original iron railings were preserved and modified to be reused with the new stairs.

This wonderfully stunning backyard is a sight for sore eyes, as it seems to beckon “Welcome, please come on in.” At the rear of this outdoor living space is a step-up hot tub that easily holds a entire family of eight. The upper level deck is actually two decks in one. The upper tier – decked out with hardwood floor, columns and black metal rail posts, serves as an outdoor dining room, outdoor living room and outdoor kitchen. The lower tier is a rain deck, completely protected from weather elements above. A slate patio sets the stage for this all natural rock and boulder firepit.

Kowalske Kitchen & Bath transformed this 1940s Delafield cape cod into a stunning home full of charm. We worked with the homeowner from concept through completion, ensuring every detail of the interior and exterior was perfect! The goal was to restore the historic beauty of this home. Interior renovations included the kitchen, two full bathrooms, and cosmetic updates to the bedrooms and breezeway. We added character with glass interior door knobs, three-panel doors, mouldings, etched custom lighting and refinishing the original hardwood floors. The center of this home is the incredible kitchen. The original space had soffits, outdated cabinets, laminate counters and was closed off from the dining room with a peninsula. The new space was opened into the dining room to allow for an island with more counter space and seating. The highlights include quartzite counters, a farmhouse sink, a subway tile backsplash, custom inset cabinets, mullion glass doors and beadboard wainscoting. The two full bathrooms are full of character – carrara marble basketweave flooring, beadboard, custom cabinetry, quartzite counters and custom lighting. The walk-in showers feature subway tile, Kohler fixtures and custom glass doors. The exterior of the home was updated to give it an authentic European cottage feel. We gave the garage a new look with carriage style custom doors to match the new trim and siding. We also updated the exterior doors and added a set of french doors near the deck. Other updates included new front steps, decking, lannon stone pathway, custom lighting and ornate iron railings. This Nagawicka Lake home will be enjoyed by the family for many years.

The cedar deck and steps were coated with a transparent stain while the rails were coated in cloverdale Paint's sharkskin solid hide stain. A quality job means crisp clean lines.
