A spacious layout was achieved by taking down the wall between the cramped U-shaped kitchen and the under-utilized dining room. Removing this wall provide the wide open space needed for additional cabinet space as well as a large stone island with seating. The kitchen is now far more functional for the clients' modern lifestyle following the removal of soffits around the perimeter, which allowed for full height cabinetry and full size appliances. A bench seat was built around the large picture window for taking in views of their well-manicured back yard.

Lincoln Lighthill Architect employed several discrete updates that collectively transform this existing row house.
At the heart of the home, a section of floor was removed at the top level to open up the existing stair and allow light from a new skylight to penetrate deep into the home. The stair itself received a new maple guardrail and planter, with a Fiddle-leaf fig tree growing up through the opening towards the skylight.
On the top living level, an awkwardly located entrance to a full bathroom directly off the main stair was moved around the corner and out of the way by removing a little used tub from the bathroom, as well as an outdated heater in the back corner. This created a more discrete entrance to the existing, now half-bath, and opened up a space for a wall of pantry cabinets with built-in refrigerator, and an office nook at the rear of the house with a huge new awning window to let in light and air.
Downstairs, the two existing bathrooms were reconfigured and recreated as dedicated master and kids baths. The kids bath uses yellow and white hexagonal Heath tile to create a pixelated celebration of color. The master bath, hidden behind a flush wall of walnut cabinetry, utilizes another Heath tile color to create a calming retreat.
Throughout the home, walnut thin-ply cabinetry creates a strong contrast to the existing maple flooring, while the exposed blond edges of the material tie the two together. Rounded edges on integral pulls and door edges create pinstripe detailing that adds richness and a sense of playfulness to the design.

This 3300 sq. ft. Park Avenue apartment was gut renovated and re-designed for a young couple with three young children, originally a classic pre-war, the goal was to create an open, loft-like, elegant, modernist kid-friendly apartment. The work included custom millwork, interior furniture, finishes, lighting and artwork. The emphasis was on a sophisticated color palette with modern lighting, luxurious fabrics and elegant furniture while maintaining a feeling of “home”. To accommodate the needs for a common area for the family to gather the kitchen, breakfast room, and playroom are open to each other for a spacious casual-living area for the entire family. The Dining Room offers an intimate setting for entertaining formal dinner parties with soft lighting and sensuous materials and textiles while the custom French-polished macassar ebony millwork adds a touch of drama to the space. The Living Room/Den is connected by a partial dividing wall and can be separated by scaled full-height sliding glass doors.

The built-in wine fridge and glass cabinets in this bar create a great area to help with all the entertaining space.

This client came to us with a very clear vision of what she wanted, but she needed help to refine and execute the design. At our first meeting she described her style as somewhere between modern rustic and ‘granny chic’ – she likes cozy spaces with nods to the past, but also wanted to blend that with the more contemporary tastes of her husband and children. Functionally, the old layout was less than ideal with an oddly placed 3-sided fireplace and angled island creating traffic jams in and around the kitchen. By creating a U-shaped layout, we clearly defined the chef’s domain and created a circulation path that limits disruptions in the heart of the kitchen. While still an open concept, the black cabinets, bar height counter and change in flooring all add definition to the space. The vintage inspired black and white tile is a nod to the past while the black stainless range and matte black faucet are unmistakably modern.
High on our client’s wish list was eliminating upper cabinets and keeping the countertops clear. In order to achieve this, we needed to ensure there was ample room in the base cabinets and reconfigured pantry for items typically stored above. The full height tile backsplash evokes exposed brick and serves as the backdrop for the custom wood-clad hood and decorative brass sconces – a perfect blend of rustic, modern and chic. Black and brass elements are repeated throughout the main floor in new hardware, lighting, and open shelves as well as the owners’ curated collection of family heirlooms and furnishings. In addition to renovating the kitchen, we updated the entire first floor with refinished hardwoods, new paint, wainscoting, wallcovering and beautiful new stained wood doors. Our client had been dreaming and planning this kitchen for 17 years and we’re thrilled we were able to bring it to life.

The new pantry is located where the old pantry was housed. The exisitng pantry contained standard wire shelves and bi-fold doors on a basic 18" deep closet. The homeowner wanted a place for deocorative storage, so without changing the footprint, we were able to create a more functional, more accessible and definitely more beautiful pantry!

The herringbone backsplash became one of the defining features of the completed kitchen.
