This adorable kitchen in Point Loma, CA is now open to the family room, small in spaces but united with a nature-inspired color palette. The kitchen went through an extensive remodel removing walls, raised ceiling, exposing the beam and a new glass door for the back entry and now this small kitchen feel open and spacious. The cabinetry features shaker elements―clean lines, plain trim, and little ornamentation― great for transitional decor. Functional fixtures and modern appliances peacefully coexist with the mosaic marble backsplash. Hidden behind the door panels is a 30” Subzero refrigerator/freezer integrated nicely to keep the kitchen plan, clean and understated. The corner sink is recessed back adding a nice detail but even more importantly a more accessible corner access to the kitchen windows. Accessories and details added to the kitchen cabinets give this chef everything she was looking for with a spice pullout, knife block pullout and rollouts to top off the new cabinets. When space is tight it is a great option for a small family to open up the walls and add a counter where the family can dine. On the walls, neutral gray painted create a soothing atmosphere. Adjacent to the kitchen was a cramped room that functioned as a workout room and laundry room. By changing some wall space, closing in a door and removing a closet the new space has great storage and is more open and functional for a quick workout. In the family room the fireplace was re-tiled with a concrete looking porcelain tile topped off with a rustic beam mantle. Combined with new home furnishings to make the most of a small space this new family room is both functional and a great place for the couple to spend time with each other on a daily basis and to entertain guest and a new space has been created with the feel of a comfortable cozy space for all to enjoy. We created this beautiful accessible bathroom in Carlsbad to give our client a more functional space. We designed this unique bath, specific to the client's specifications to make it more wheel chair accessible. Features such as the roll in shower, roll up vanity and the ability to use her chair for flexibility over the fixed wall mounted seat allow her to be more independent in this bathroom. Safety was another significant factor for the room. We added support bars in all areas and with maximum flexibility to allow the client to perform all bathing functions independently, and all were positioned after carefully recreating her movements. We met the objectives of functionality and safety without compromising beauty in this aging in place bathroom. Travertine-look porcelain tile was used in a large format on the shower walls to minimize grout lines and maximize ease of maintenance. A crema marfil marble mosaic in an elongated hex pattern was used in the shower room for it’s beauty and flexibility in sloped shower. A custom cabinet was made to the height ideal for our client’s use of the sink and a protective panel placed over the pea trap.

Photography by Caryn B. Davis Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R. Bedroom - modern bedroom idea

Our clients wanted to utilize this particular area of their home and really give it a function. It has been many things over the years: bonus room, dining area, etc. The kitchen is the natural gathering spot. They wanted to create a space that was an extension of the kitchen for entertaining and serving family and friends. Architect, Cynthia Karegeannes was hired to draw up plans for a mudroom to corral the couple’s two dogs and stash the pet’s leashes, treats, etc. A large butler pantry was imagined with a full size refrigerator, prep sink, dishwasher and custom cabinetry to have items handy for entertaining. Innovative Construction, helped finalize the details and implemented the plans for the new addition. Interior Designer, Beth Weltlich with The House Dressing worked with homeowners, to select materials and finishes to unify the areas of the existing kitchen and the new spaces. A custom banquette was created with room under the staircase so that all of the space could be utilized. Furniture and accessories are still in the works as the homeowners let the area evolve to see exactly what their needs are. A collaborative effort-for sure! The challenges included creating three separate areas (mudroom, banquette and butler pantry) with storage and versatility in one existing space. Having this additional space that was not always utilized, the homeowners feel the new addition will become an integral part of the families' living area.
