We love this kitchen too! This is custom cabinetry with inset construction done to perfection. Maple cabinets painted white while the island is cherry with a dark rich stain. Scale and function are impossible to ignore. The glass door cabinets with the X mullion and the plate rack make this a simple elegance that everyone would love. When living in a smaller home, creating multi-use rooms is essential. This bedroom serves the three functions of guest room, office and home gym with the installation of a custom Murphy Bed. When the bed is fully enclosed, there is plenty of room for exercise. A desk drops from the front of the bed to create a large work area. And the bed can be pulled down to accommodate desks. The unite also features drawer and hanging storage space.

Our clients called us wanting to not only update their master bathroom but to specifically make it more functional. She had just had knee surgery, so taking a shower wasn’t easy. They wanted to remove the tub and enlarge the shower, as much as possible, and add a bench. She really wanted a seated makeup vanity area, too. They wanted to replace all vanity cabinets making them one height, and possibly add tower storage. With the current layout, they felt that there were too many doors, so we discussed possibly using a barn door to the bedroom. We removed the large oval bathtub and expanded the shower, with an added bench. She got her seated makeup vanity and it’s placed between the shower and the window, right where she wanted it by the natural light. A tilting oval mirror sits above the makeup vanity flanked with Pottery Barn “Hayden” brushed nickel vanity lights. A lit swing arm makeup mirror was installed, making for a perfect makeup vanity! New taller Shiloh “Eclipse” bathroom cabinets painted in Polar with Slate highlights were installed (all at one height), with Kohler “Caxton” square double sinks. Two large beautiful mirrors are hung above each sink, again, flanked with Pottery Barn “Hayden” brushed nickel vanity lights on either side. Beautiful Quartzmasters Polished Calacutta Borghini countertops were installed on both vanities, as well as the shower bench top and shower wall cap. Carrara Valentino basketweave mosaic marble tiles was installed on the shower floor and the back of the niches, while Heirloom Clay 3x9 tile was installed on the shower walls. A Delta Shower System was installed with both a hand held shower and a rainshower. The linen closet that used to have a standard door opening into the middle of the bathroom is now storage cabinets, with the classic Restoration Hardware “Campaign” pulls on the drawers and doors. A beautiful Birch forest gray 6”x 36” floor tile, laid in a random offset pattern was installed for an updated look on the floor. New glass paneled doors were installed to the closet and the water closet, matching the barn door. A gorgeous Shades of Light 20” “Pyramid Crystals” chandelier was hung in the center of the bathroom to top it all off! The bedroom was painted a soothing Magnetic Gray and a classic updated Capital Lighting “Harlow” Chandelier was hung for an updated look. We were able to meet all of our clients needs by removing the tub, enlarging the shower, installing the seated makeup vanity, by the natural light, right were she wanted it and by installing a beautiful barn door between the bathroom from the bedroom! The homeowners, an eclectic and quirky couple, wanted to renovate their kitchen for functional reasons: the old floors, counters, etc, were dirty, ugly, and not usable; lighting was giant fluorescents, etc. While they wanted to modernize, they also wanted to retain a fun and retro vibe. So we modernized with functional new materials: quartz counters, porcelain tile floors. But by using bold, bright colors and mixing a few fun patterns, we kept it fun. Retro-style chairs, table, and lighting completed the look.

Bevel-cut, square leg turnings compliment the simple bead of the cabinet door. A Sub-Zero refrigerator is disguised by rich cocoa bean stained cabinets with leaded mirror panels. Sub-Zero freezer drawers, also hidden by panels, are located conveniently next to the refrigerator. A pull-out pantry above the freezer drawers completes a quick-access zone for the chef owner.

This stylish walk-in closet features custom cabinetry, ample storage with sleek drawers and shelving, and a cozy round ottoman. A modern light fixture adds elegance, while the neutral color palette and soft textures create a serene, organized space. It’s the perfect blend of functionality and luxury for any home.

Inspiration for a mid-sized transitional dark wood floor and brown floor enclosed dining room remodel in New York with beige walls and no fireplace

H2D Architecture + Design developed a comprehensive vision for the renovation of this Bellevue residence, creating a cohesive master plan that can be implemented in phased construction to align with the homeowners' priorities, budget, and timeline. The first phase reimagined the primary suite, including a redesigned bathroom, reconfigured closet and bedroom. Strategic space planning enhanced the functionality and flow of each space while creating a serene, spa-inspired retreat tailored to the homeowners' lifestyle. Future phases will transform the home's main living areas through a complete reconfiguration of the kitchen, dining room, entry, and living room. Interior Designer: MOTIV Interiors LLC Photographer: Sam Angel Photography Design Challenge: This 8 year-old boy and girl were outgrowing their existing setup and needed to update their rooms with a plan that would carry them forward into middle school and beyond. In addition to gaining storage and study areas, could these twins show off their big personalities? Absolutely, we said! MOTIV Interiors tackled the rooms of these youngsters living in Nashville's 12th South Neighborhood and created an environment where the dynamic duo can learn, create, and grow together for years to come. Design Solution: In her room, we wanted to create a fun-filled space that supports softball, sleepovers, science, and anything else a girl might want to get into. The star of the show is a beautiful hand-printed wallpaper by Brooklyn designer Aimee Wilder, whose FSC-certified papers contain no VOC’s (Volatile Organic Compounds). That means that in addition to packing a powerful visual punch, they meet our standard for excellent indoor air quality. We also love this wallpaper because it is composed of so many different neutral colors - this room can organically evolve over time without necessarily replacing the paper (which was installed with a no-VOC adhesive). We refreshed the remaining walls with a scrubbable no-VOC paint from Sherwin Williams (7008 Alabaster) and gave the carpets in both of the twins’ rooms a good cleaning and simple stretch as opposed to replacing them. In order to provide more functional light in her room, we incorporated a corner floor lamp for reading, a telescoping desk lamp for studying, and an eye-catching LED flower pendant on a dimmer switch sourced from Lightology. Custom window treatments in a linen/cotton blend emphasize the height of the room and bring in a little “bling” with antiqued gold hardware. Before we even thought about aesthetics, however, MOTIV Interiors got to work right away on increasing functionality. We added a spacious storage unit with plenty of baskets for all of our young client’s animal friends, and we made sure to include ample shelf space for books and hobbies as she finds new passions to explore down the road. We always prefer eco-friendly furnishings that are manufactured responsibly, made with sustainably harvested wood (FSC Certified), and use no glue or non-toxic glues and paints. The bedding in this project is 100% cotton and contains no synthetic fibers. When purchasing bedding, check for the GOTS Certification (Global Organic Textile Standard). The introduction of a desk and drawer unit created a calming space to study and reflect, or write a letter to a friend. Gold accents add a bit of warmth to the workspace, where she can display her memories, goals, and game plans for a bright future. We hope you enjoyed this project as much as we did! Each design challenge is an opportunity to push the envelope, by creating a new and exciting aesthetic or finding creative ways to incorporate sustainable design principles.

PHOTOS BY : Tania Scardellato I was fortunate to have a young family approach me in desperate need to renovate there only 3 piece bathroom. This space was In dire need of a remodel, with old brown wall to wall tiles and a dated bulky yellow brown single sink vanity. Storage was a must, lighting a necessity, and proper accessibility to the shower bath area. We had a tight budget to respect, but a full gut of this bathroom was required. And a good thing too, once we started doing the demolition we noticed that mildew and rotting floors and walls had accumulated throughout the years. Doing it right the first time is no joke when dealing with water and electrical issues. We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space. Once all the hard stuff was done, the rest is just a matter of smart design. If you have a small bathroom here are some tips to guide you. 10 tips for making a small bathroom feel larger Is your tiny bathroom cramping your functionality and style, leaving you longing for the enormous bathrooms gracing the pages of design magazines? Even if your bathroom is a fraction of the size, all it takes is some design savvy to make the most of the space you have. Consider these 10 smart tips that will help your bathroom look, feel and function like those larger contenders. 1-Get creative with corners Space is at a premium in small bathrooms, so it's important to maximize every inch. Corners, for example, provide extra space for shelving, storage units and even hooks. Get creative and install unique design solutions that are not only functional, but also eye-catching. If you love the airiness of floating cabinets, add baskets or decorative boxes under for extra storage. If you are installing floating cabinets insure that they are installed securely to studs or plywood at wall. 2- Let solid colors shine Busy patterns have a shrinking effect and make small bathrooms seem even smaller. Conversely, light natural hues make a space feel more open. If you're itching to get creative with design, experiment with textures but keep overpowering patterns to a minimum. Tone on tone is the best to achieve this. 3 - Maximize your bathtub A bathtub takes up a significant portion of the room, but modern, compact options with curved basins, can make the tub feel larger when in use, all while conserving space. 4 - Select a smaller faucet A faucet is jewelry for the bathroom. And just as accessories can overpower an outfit, a big bulky faucet isn't flattering in a small bath. Single-handle designs conserve counter space, while a wall-mount installation frees it up all together and can create quite the wow-factor, if the budget can accommodate the required changes to plumbing behind the wall. 5 - Make vanity storage simple If you're in a storage war with your small bathroom, you're not alone in the battle. Toiletries and personal supplies without a place to call home only add clutter and chaos. Store smart with a space-saving vanity, the dual sink vanity shown here, looks quite simple, but in reality it has 4 sets of full extension drawers, and the vanity tower adds extra storage without overpowering the use of space. 6 - Show off the shower Shower curtains may be pretty, but they interrupt the visual flow of a bathing space and make it feel significantly smaller. In bathrooms with small footprints, opt for a clear glass sliding shower door that doesn't require the clearance of one with a hinged design. Or as shown in this design and for fraction less expensive a half hinged panel installed on a fixed tempered glass panel. If you're embarking on a big remodel, create the illusion of more space by using same tile in the shower that's used throughout; instead of seeing them as two separate zones, the eye will read them as one. 7 - Discover the treasure of hidden storage Work with a contractor, and you just might find some serious storage potential hidden behind your walls. Whether it's utilizing space between the studs for shallow shelving or a creating a small linen closet by annexing space from an adjacent room, even small additions can make a big difference. 8 - Focal Point Tile is a beautiful, durable addition to any bathroom. For dainty spaces, consider installing tile at a diagonal to accentuate the focal point or as in this bathroom I used an oversized textured pattern to bring depth to the space at the window wall. 9 - Choose the right lights Strategically install light to reflect and brighten a small bathroom to make it appear larger. Recessed lighting is an affordable solution for tiny rooms, offering ample light while taking up little space. Wall sconces alongside a mirror also reflect off the walls and make a room feel bright and airy. I always recommend going with LED lighting at 2800 to 3000K. 10 – Accessorize This is your time to shine in your decorating skills, have fun with your towels, you can change the color scheme daily just by adding pops of color in your accessories, make sure to get items that serve a dual purpose, like baskets, boxes they can always be used as hampers, storing of towels and even a nice display for your guest.
