A fresh interpretation of the western farmhouse, The Sycamore, with its high pitch rooflines, custom interior trusses, and reclaimed hardwood floors offers irresistible modern warmth. When merging the past indigenous citrus farms with today’s modern aesthetic, the result is a celebration of the Western Farmhouse. The goal was to craft a community canvas where homes exist as a supporting cast to an overall community composition. The extreme continuity in form, materials, and function allows the residents and their lives to be the focus rather than architecture. The unified architectural canvas catalyzes a sense of community rather than the singular aesthetic expression of 16 individual homes. This sense of community is the basis for the culture of The Sycamore. The western farmhouse revival style embodied at The Sycamore features elegant, gabled structures, open living spaces, porches, and balconies. Utilizing the ideas, methods, and materials of today, we have created a modern twist on an American tradition. While the farmhouse essence is nostalgic, the cool, modern vibe brings a balance of beauty and efficiency. The modern aura of the architecture offers calm, restoration, and revitalization. Although we had come to the end of the funds for this whole house remodel, we wanted to make the master bedroom and inviting place to retire in. We found these room dividers at a thrift store and repainted then to create and unique headboard. We also updated the nightstands and lamps and added a pop of turquoise. This master suite turned in to a bright and colorful retreat with a very modest budget.

This NoHo apartment, in a landmarked circa 1870 building designed by Stephen Decatur Hatch and converted to lofts in 1987, had been interestingly renovated by a rock musician before being purchased by a young hedge fund manager and his gallery director girlfriend. Naturally, the couple brought to the project their collection of painting, photography and sculpture, mostly by young emerging artists. Axis Mundi accommodated these pieces within a neutral palette accented with occasional flashes of bright color that referenced the various artworks. Major furniture pieces – a sectional in the library, a 12-foot-long dining table–along with a rich blend of textures such as leather, linen, fur and warm woods, helped bring the sprawling dimensions of the loft down to human scale. The Ubuntu Center provides pediatric HIV testing and treatment, counseling, education, and community empowerment. The design is focused on de-stigmatization and normalization of HIV testing and treatment. It provides access to a state-of-the-art facility in a beleaguered post-apartheid community. The design is a model for sustainable development that begins with environment and extends to the preservation of life. Funded globally and operated locally, Ubuntu reflects a world defined by unprecedented global connection and the resurgence of local, community based organization. Ubuntu center brings state of the art services to vulnerable children by providing centrally located, free and accessible social services in a single facility. It comprises a multi-purpose hall for education, concerts and shelter when needed; an empowerment wing with career guidance and computer centre, and a fully equipped Pediatric HIV /TB testing and counseling clinic with 47,691 people reached through community HIV prevention outreach. Ubuntu’s organic rooftop garden, together with Ubuntu’s neighborhood gardens feed 2,245 students daily. It provides a timely and practical template for sustainability on a societal as well as an environmental level. Ubuntu has been adopted by the US President’s Emergency Plan for AIDS relief (PEPFAR), and has become a model of success for the Clinton Global initiative, the Kresge foundation, and countless individual supporters.

This 7,985 square foot home was designed as a show home to demonstrate good design and showcase finishes, lighting, features and systems. The home served as a fund-raiser for United Way and raised thousands of dollars for charities. The Prairie Style design and axial relationship to the site and views provide a strong attachment to the landscape.

Kitchens are a focal point for both homeowners and home buyers (and HGTV shows for that matter), so refreshing or remodeling a kitchen before selling can result in happy buyers, a high return on investment for sellers, and referrals for real estate agents. Because not every seller has the money to fund such updates and not every agent has the patience to organize such a project, we are here to help. At Curbio, we make updating a kitchen before selling easy.

This young family purchased their first home in 2021, and let's say it was full of original 1970s charm - i.e., nothing had been done to this house in the past 50 years. We had recently completed a project for a family member, so they called us in to help. During our initial consultation, they shared a modest project budget, and we explained that we wouldn't be able to accomplish much on such a limited budget. Several weeks passed, and they ultimately raised their funding, and we signed on for the job. Even after doubling their budget, we still had our work cut out for us. The original kitchen was very small in comparison to the square footage of the home, and opening up the space meant we needed to add two structural beams between the first and second stories. These homeowners already had one small child, and were expecting another in the coming months. They also have large families in the area, so creating an ample gathering space for multiple cooks was crucial to the final layout. Some of their wish list items included a bar and a large island with plenty of seating. They also wanted the kitchen open to the family room. This home had a formal and informal dining area, so we opted to absorb the casual eating area into the newly expanded kitchen floorplan. We relocated their laundry room to create an extended family room, which included the new bar area. We were also able to use the under-stair space to create a kitchen pantry. The kitchen transformed from 115 sq. ft. to a spacious 260 sq. ft., all within existing poorly used space. We were able to create clear sightlines to the backyard and pool from the new kitchen and family room, perfect for a young family. Aesthetically speaking, our clients wanted a neutral space that could grow and change with their family. We kept the expensive items like cabinets, countertops, and tile in classic finishes like whites and navy blues, while we had more fun with things like the faucet, hardware, and light fixtures that could easily be updated over the years. The finished product is a warm, clean, family-friendly space that invites you to come in and pull up a chair.

This Northwest Houston Texas homeowner wanted to get creative with his siding selection. They chose to install the LP SmartSide siding with LP shake shingles in the front combined with the 8" LP lap siding. They also chose to install new vinyl replacement windows from NT Window with prairie grids. The new LP SmartSide siding & trim comes with a 50 year warranty.
