The FINNE Svendsen Building is a striking and highly energy-efficient loft building in Seattle’s Fremont neighborhood. The design and building process was unusual, since architect Nils Finne was both designer and builder owner. The client-architect meetings were brief! The building occupies a corner lot, with street facades on the south and west. The two street facades have a nuanced play of light and shadow. The walls of glass and wood are treated as folded planes, with each façade folding back and forth within an overall depth dimension of about 10”. On floors one and three, the large glass panels project forward, while on floor two, the glass is recessed. The pattern on floor two is an inverted version of floors one and three. The wood spandrel panels are custom-milled Western Red Cedar with a blackened stain. The live-work building creates large, open loft spaces on three floors, with high ceilings, huge windows and exposed long-span steel structure. The building can accommodate a range of uses, both present and future. The three floors of the building have 12-ft ceilings and 11-ft high windows with exposed structural steel supports and steel decking ceilings. The floors are clear-span without internal columns interrupting the work space. Mechanical air distribution is limited to the linear core on the northern side of the building, so work areas have clean metal decking ceilings with no ductwork. The building has in-floor radiant heating and cooling, resulting in minimal energy usage. Operating windows are placed strategically throughout the façade, allowing the building to be naturally ventilated in Seattle’s mild climate. The oversized window walls on the south and west also allow natural lighting to penetrate deeply onto the floor plate, keeping lights turned off for much of the daylight hours. The building was designed to be a sustainable structure from the start, with 40% higher insulation values than required by code, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, LED lighting, and locally sourced materials. Windows have high-performance Low-E insulated glazing and are equipped with concealed shades. The building roof has been equipped with photovoltaic panels for electrical production, averaging about 850 Kwh per year. The modest initial amount of PV panels will be expanded over time. The radiant hydronic heating and cooling system allows lower operating temperatures and higher occupant comfort levels. The 6” thick concrete slabs for the radiant tubes conserve both heat in the winter and cooling in the summer and provide great comfort for the feet. During the winter months, the radiant heating system keeps overall energy consumption to a very low level. The 9000 SF building costs about $35/month to heat! During the summer, the passive strategies of natural ventilation combine with the radiant slab cooling to minimize air conditioning load. Deep roof overhangs, built-in shades and high operating clerestory windows are also used to reduce heat gain in summer months. During the winter, the lower sun angle is able to penetrate into work spaces and passively warm the concrete floor. Low VOC paints and stains have been used throughout the building. There is some truth to that because Kentuckians believe that 'if it aint broke dont fix it'. We designed and built Kentucky's first LEED Platinum Net Zero Energy Net Zero Water home in the private sector. We named the home 'My Green Kentucky Home' playing off the state song 'My Old Kentucky Home'. Our take on a home should have people and the planet in mind. We found LEED to be the best most credible third-party green certification program to address these important challenges today. The envelope of the home was designed to minimize energy losses and maximize inside comfort by using Insulated Concrete Form walls from the footers to the roof, spray foam and blown in cellulose in the attic, rigid foam beneath the Lower Level basement slab and triple-pane fully insulated casement windows. The home was oriented with the back facing south to maximize daylighting, passive heating in the winter and solar production. Our HVAC is geothermal with a storage tank to preheat domestic water. A fresh air system was installed in the return side of the HVAC system to filter and then mix with supply air to the home. All paints were zero VOC. The reclaimed KY horse farm fencing turned into beautiful hardwood floors was finished with a low VOC sealer. Carpets were low VOC and the 100% recycled padding was zero VOC. The custom cabinets for the kitchen and baths were made locally and built with FSC certified plywood with no added formaldehyde. The home collects 100% of the rainwater that hits the roof into a 3,300 gallon rainwater collection tank. The primary use of the collected water is to irrigate the lawns, landscaped beds and supply the hose bibs. When the tank is low it automatically shuts the tank valve and opens the city water valve to operate with city water pressure until the tank fills past a certain level, saving electricity and wear and tear on the pump. The cistern is designed to service all the homes domestic water needs when KY State Plumbing code will allow it in the future. All appliances are Energy Star and locally made by GE. The counter tops on all cabinets are recycled materials and durable without requiring sealers or maintenance. We went a step further for indoor air quality and installed AirRenew drywall by Certainteed which works like trees do in the environment by pulling in VOC's into the drywall and making it inert. The Florida Tile was made in Kentucky with recycled content. We monitor all utility usage per electrical circuit and monitor the amount of energy produced by the solar panels as well helping the owners make more informed decisions. The home was such a hit that it was the catalyst that sparked development in a dormant neighborhood of vacant lots. We had the home open for three months to the public where hundreds of folks toured it as it was laid out like an art museum. We had actual walls open all the way to the outside layer of ICF insulation where they saw the concrete and steel inside the walls. We also had the lower level basement slab cut open to show how we insulate beneath the concrete and how we drain and mitigate radon. It was a super inspirational project that made people think about people and the planet much differently than before. THE SETUP This client lives in a great high-rise condo in downtown Chicago. Alicia has already remodeled a few areas of her home, including her kitchen and home office. The bathroom is one of the last big places the client wanted to update. The existing bathroom had a large, outdated whirlpool tub in the corner. It was a darker space that had a lack of natural light. There are no windows (due to the bathroom’s location within the high-rise building). So, the idea was to brighten up the space and give the client an updated, elegant primary bathroom that is more her style and tailor-made for her routines. Design Objectives: - Make the space brighter. - Create different daily routine stations to maximize functionality while keeping things clutter-free – a makeup station, a blow-dry station, and a sink-needs station. - Achieve the client’s specific style and function needs while also keeping the look and design open to future possibilities: different users of the space/resale clients. Design Challenges: - Toilet cannot be moved. (In a high-rise, you can’t really move plumbing around too much when reimagining a space) - Existing bathroom had a soffit that hid a lot of electrical wiring, so completely removing the soffit wasn’t an option. - The blow-dry station needs to accommodate the client’s preference for standing up. - Finding a place for the make-up station, which the client wants oriented for sitting. - Create storage within the shower that can eliminate the clutter of personal care products that are actually needed every day. Do this, while keeping the client’s favorite things about the existing shower: the shower bench, a tub filler faucet (for rinsing shaving cream when shaving legs) and a low niche for placing her foot when shaving her legs. THE RENEWED SPACE Design Solutions: - Extended a bit of wall near the toilet to give the commode its own area within the space, but without closing it off into a claustrophobic WC. - Worked within the reality of the existing soffit situation, reshaping it to align with the new shower. The homeowner was going to source the changing table for her son. She ran into several problems. 1. they were far costlier than her budget could handle. 2. we did not have the wall space in the bathroom for any of the models she liked, and the only way one would work was if it was mounted on the wall and could fold up when not in use. We did not have wall space for any of the commercially available products. SOLUTION The solution was to custom design and build a changing table for her. We built a frame similar to a hollowcore door to mimimize weight, added two folding legs and devised a way to hide them when the table was stored on the wall. Finally, we had the top covered with a dense foam and a durable vinyl Naugahyde by an upholsterer who is experienced in automobile upholstery. He said this was the most durable solution given the daily usage of the table. We mounted the table on the wall over the toilet and when not in use, it neatly folds up for easy storage. Clients were looking for an open space that had the feel of a relaxed weekend retreat in the kitchen. Counter seating includes interaction with the cook, and there is ample storage space without feeling closed in. The appliances are of adequate size for family and entertaining guests, and there is great traffic flow. Some special features included are: Stone facade focal point and flanking stone end walls; Dual counter heights on island provide height for laptop usage plus creates a visual transition from the working space of the island; faux beam between kitchen and family room adding to the open feel; new hardwood floor; stainless steel farm sink and service sink; LED lighting fixtures. We increased safety and improved usage in the deep back yard by carving out a path following the natural swaleway. Incorporating the same honeycomb boulders and blackstar gravel used throughout the property, the home how has a beautiful path leading down to the greenbelt beyond the gate. The area has also been cleared for future wildflower seeding and future utilization of the back acreage.
