Inspiration for an industrial exterior home remodel in New York

Oliver Irwin Photography www.oliveriphoto.com Park Lane Residence is a single family house designed in a unique, northwest modern style. The goal of the project is to create a space that allows the family to entertain their guests in a welcoming one-of-a-kind environment. Uptic Studios took into consideration the relation between the exterior and interior spaces creating a smooth transition with an open concept design and celebrating the natural environment. The Clean geometry and contrast in materials creates an integrative design that is both artistic, functional and in harmony with its surroundings. Uptic Studios provided the privacy needed, while also opening the space to the surrounding environment with large floor to ceiling windows. The large overhangs and trellises reduce solar exposure in the summer, while provides protection from the elements and letting in daylight in the winter. The crisp hardwood, metal and stone blends the exterior with the beautiful surrounding nature.

Bedroom - traditional bedroom idea in San Francisco with white walls

This bathroom is part of a new Master suite construction for a traditional house in the city of Burbank. The space of this lovely bath is only 7.5' by 7.5' Going for the minimalistic look and a linear pattern for the concept. The floor tiles are 8"x8" concrete tiles with repetitive pattern imbedded in the, this pattern allows you to play with the placement of the tile and thus creating your own "Labyrinth" pattern. The two main bathroom walls are covered with 2"x8" white subway tile layout in a Traditional herringbone pattern. The toilet is wall mounted and has a hidden tank, the hidden tank required a small frame work that created a nice shelve to place decorative items above the toilet. You can see a nice dark strip of quartz material running on top of the shelve and the pony wall then it continues to run down all the way to the floor, this is the same quartz material as the counter top that is sitting on top of the vanity thus connecting the two elements together. For the final touch for this style we have used brushed brass plumbing fixtures and accessories.

This room as inspired by New York in the 1920s, the time of Art Deco celebration of glamour and lifestyle with simplified geometries. You’ll see it in the custom mullion grid on the refrigerator, which was inspired by the top of the Chrysler Building as well as the DXV logo. Room designed by Richard T Anuszkiewicz.

With 30' soaring ceiling heights, five levels, winding paths of travel and tight stairways, no storage at all, very little usable wall space, a tight timeline, and a very modest budget, we had our work cut out for us. In south Seattle, a tiny backyard garden needed a makeover to add usability and create a sitting area for entertaining. Raised garden beds for edible plants provide the transition between the existing deck and new patio below, eliminating the need for a railing. A firepit provides the focal point for the new patio. Transitional bathroom photo in Minneapolis

This is the kids bathroom and I wanted it to be playful. Adding geometry and pattern in the floor makes a bold fun statement. I used enhances subway tile with beautiful matte texture in two colors. I tiled the tub alcove dark blue with a full length niche for all the bath toys that accumulate. In the rest of the bathroom, I used white tiles. The custom Lacava vanity with a black open niche makes a strong statement here and jumps off against the white tiles.

Saturday June 27, 1:30 to 3:30pm | Greenwich Village Jane Street and 11th Street Gardens by Robin Key of Robin Key Landscape Architecture See the hidden side of Greenwich Village with an exclusive visit to two enchanting townhouse gardens. The first, on Jane Street, includes a front garden, rear garden, and second floor terrace. In the rear garden a large, curved seatwall defines the space, creating a niche for the garden’s dining table and providing additional seating. Custom-made copper planters hold lush, shade-tolerant plantings backed by a cedar and copper trellis, adding warmth and texture to the walled garden. Tucked away in a corner, a compact outdoor kitchen provides the perfect spot from which to entertain. A quick walk will take attendees to 11th Street, where the design for this townhouse rear garden is structured around three outdoor rooms. The geometry of the contemporary space is softened with lush, massed plantings, while two columnar hornbeams provide height. The perimeter fence takes design cues from the steel deck and railings, while the bluestone paving in the upper areas echoes the floor pattern inside the home. Photo by Francine Fleischer
