Cabinets: Rustic Cherry Natural Counter tops: Golden Supreme Granite Back splash: Rittenhouse square bisquit Appliances: Samsung Black Stainless This was a traditional ranch style home with a small kitchen that lacked counter top space and had a cramped dining room that blocked access to the garage and back patio. The renovation focused on creating better flow, opening up the walkways, increasing storage and was upgraded to our aesthetic taste. The island incorporates dining seating for up to 5 while also providing storage for the Microwave, Trash/Recycling and Storage for dog food/board games. We designed a custom hood surround to fit within our limited ceiling height. This simple design added character and visual interest to a simple space plan. Full height pantry storage was added on the end of the kitchen by the patio doors, leaving just enough room before the garage door for the dog food bowls. Electrical was upgraded for the whole space, going from 2 outlets in the kitchen to 7 has increased the usability of the space. A USB outlet was added to the end of the island so that people can charge their phones. Prior to the renovation there was a lack of lighting, we added can lights and an island pendant to increase visibility for prep.

This project is one of the most extensive TVL scopes to date! This house sits in a phenomenal site location in Golden and features a number of incredible and original architectural details. However, years of shifting had caused massive structural damage to the home on both the main and basement levels, resulting in shifting door frames, split drywall, and sinking floors. These shifts prompted the clients to seek remodeling assistance in the beginning of their renovation adventure. At first, the scope involved a new paint and lighting scheme with a focus on wall repair and structural improvement. However, the scope eventually evolved into a re-design of the entire home. Few spaces in this house were left untouched, with the remodeling scope eventually including the kitchen, living room, pantry, entryway and staircase, master bedroom, master bathroom, full basement, and basement bedrooms and bathrooms. Expanding the scope in this way allowed for a design that is cohesive space to space, and creates an environment that captures the essence of the family's persona at every turn. There are many stunning elements to this renovation, but a few favorites include the insanely gorgeous custom steel elements at the front entry, Tharp custom cabinetry in the kitchen and pantry, and unique stone in just about every room of the house. Our clients for this project are both geologists. This alone opened an entire world of unique interest in material that we have never explored before. From natural quartzite countertops that mimic mountain ranges to silky metallic accent tiles behind the bathtub, this project does not shy away from unique stone finds and accents. Conceptually, the clients' love for stone and natural elements is present just about everywhere: the dining room chandelier conceptually takes the form of stalactite, the island pendants are formed concrete, stacked stone adorns the large back wall of the shower, and a back-lit onyx art piece sits in a dramatic niche at the home's entry. We love the dramatic result of this renovation and are so thrilled that our clients can enjoy a home that truly reflects their passions for years to come!

Cat Neitzey of Reico Kitchen and Bath in Fredericksburg, VA, in collaboration with Abby Construction, designed a transitional kitchen design featuring Masterpiece cabinetry. The kitchen cabinets are in the Masterpiece Gallina door style in Maple in a Dove White finish for the perimeter and a Midnight Blue finish for the island. The design also features both finishes on tall cabinets designed for pantry, display and coffee bar use. The kitchen also includes Cambria Portrush for the countertops, full height and standard backsplashes. “Cat knew her products and knew good design. She was a great problem solver,” said the client. According to Cat, Abby Construction undertook the transformation of a 1951 home from traditional to modern, open, and accessible, enabling its owners to age gracefully. They reconfigured doors, walls and the façade, integrating the garage into the living space. "The clients' construction background and design expertise positioned them as the ideal team to tackle a project of this magnitude. Throughout the process, we maintained frequent communication, meeting regularly both on-site and in the showroom. Our primary challenge arose from the evolving plan, necessitated by the structural alterations to the existing house, which impacted the future design," said Cat. “Our primary focus was to keep the design accessible. We needed to dramatically increase the amount of storage from the original kitchen. A San Francisco resident for over 30 years, Boitano purchased his home in the mid 1990’s, after falling in love with its peerless views of Alcatraz and the Golden Gate Bridge. While he did an initial facelift when he first moved in, Boitano is now completing a major renovation of the entire home, with the kitchen being one of the most exciting new spaces. “The kitchen is the nucleus of the house. So when we started the overall house redesign, we focused our attention on the kitchen first. Everything was centered on entertaining—from small and unplugged, to large and elegant, “said Boitano. The kitchen design was inspired by the Italian countryside and has the air of an ageless, rustic Tuscan village; it is highlighted by the range hood wall that is covered in handmade lacquered Fireclay wall tiles. “I wanted an open floor plan with the option to close off the space for charity functions and events. I eventually found huge pocket doors to separate the dining room from the kitchen,” said Boitano. Brandon Columbus of Oklahoma Construction LLC cast-in-place using SS Specialties enCOUNTER Grey Mix followed by SS Water Base 40 Epoxy and top coated with SS Water Base 60 Urethane as suggested by the manufacturer to ensure that it remains impermeable and stain proof. No color was added to the grey mix, which allows the authentic beauty of the mix to emerge. The contrast between dark hand scraped, rustic wood floors and the refined pure white cabinetry truly make this kitchen a work of art. Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home restored, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets. The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate. While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home. What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment. The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge. Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. Bay Heirloom stands as a measured evolution of a family house, structurally renewed and carefully modernized, grounded in the discipline and care that first shaped it. Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home restored, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets. The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate. While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home. What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment. The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge. Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. Bay Heirloom stands as a measured evolution of a family house, structurally renewed and carefully modernized, grounded in the discipline and care that first shaped it. The dark brown cabinets provide a rich and sophisticated look, complemented by the glass cabinets that add a touch of elegance and allow for display of decorative items. Because this property is a rural, riverside acreage, the plantings were designed to naturalize themselves. Grasses are the "hair of the planet," wrote Oehme & Van Sweden in their iconic "Bold and Romantic Gardens." Grasses will be the first to take over a garden. This property is designed towards this reality. A few intentional ornamental grasses set up design rhythms and repetition just for that eventuality. When - not if - it happens, the grounds won't look weedy and overgrown between maintenance visits. The other plantings are a melange of opportunistic yet complimentary species, with a focus on foliage: Engleman ivy, Corsican violets, golden currant, columbines. Using native shrubs and forbs such as these ascribe to the reality of volunteer plants. Birds will spread them far and wide, so why not start there? What else evokes Colorado as well as the plants that thrive here?

As a couple with distinct yet complementary perspectives—one focused on modern functionality and technology, and the other dedicated to preserving the home’s architectural integrity—their collaboration with Klopf Architecture resulted in a solution that harmonized both ideals. The detached garage sat at a higher elevation than the main house, requiring a solution that ensured architectural and geometric compatibility between the two structures. Rather than create a purely utilitarian link, Klopf Architecture introduced an intentional connection that contributes to the overall architectural language. A notable pinch point in the plan—where differing geometries converged—was treated as a hinge point, turning a potentially awkward juncture into an architectural feature. This area now functions as both a transition and a moment of design interest that unifies the overall plan. The design also addressed the underutilized outdoor area, which was located in a shadowed portion of the site with geometrical limitations. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. Klopf Architecture introduced carefully positioned openings and spatial improvements that forged a strong visual and functional connection between indoor and outdoor spaces. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views. Working through multiple design iterations, Klopf Architecture crafted a solution that preserved the architectural language of the original home while supporting the functional needs of modern life. The garage-to-house connection became more than a passage—it evolved into an architectural moment of transition. A new mudroom and laundry space enhanced convenience without compromising the clean lines of the design. The primary suite was expanded to create a private, serene retreat.
