Located in the beautiful historic district on a quaint New England island, the existing home was a 1940s house with a 1970s addition. The home was meaningful to the fabric of the community and extensive approvals were sought and granted from the local Historic District Commission. The result is a beautiful four-story home, neatly tucked into the rock of the surrounding landscape. The jewel of the home is an extraordinary central staircase, fashioned with low-rise, long-run stairs, and multiple landings to serve as resting spots. With over 200 linear feet of bookshelves, there is plenty of space to house distinguished artifacts and a book collection gathered from travels around the world. Amenities of the home include a garden room, a deck off the spacious living room, a high-end kitchen, a library, four bedrooms (including a bunk room for the grandchildren), a home office, an elevator, and a perch overlooking the Piscataqua River. The homeowners of this 1922 Standish neighborhood bungalow wanted to accomplish two things for their Minneapolis home; make their tiny 96SF kitchen larger, and add a dining area next to the kitchen. Since the room to the kitchen was used as a living space, they wanted to expand out of the back, utilizing the deck space for the dining room kitchen, and allowing for more storage, natural light, and functionality. To achieve their goals, the chimney was removed, and a small addition was added on which allowed a galley style kitchen to take form and a nice, bright dining area. The challenge was leaving their living room and surrounding spaces untouched, and work around the existing stairs to the basement. The solution was to extend the wall out next to the stairway to grant more wall space to the kitchen and create a “hall” to the basement stairs. Creating an entrance in to the dining/kitchen area from the garage also helped tie in their most common point of entry to the new design. The majority of the existing master vanity area was left intact, with the walls re-textured to match new areas and given an updated coat of paint on all walls, ceiling and trim. LAIR Architectural + Interior Photography

Back exterior was added to finish off existing sun room. Trim was an extension of widow's walk. Dual entries separated by planter has steps with limestone and brick.

One of the challenges was mixing the new construction with the old, historic gable work. We matched the octagonal window to the existing conditions and cascaded the gables in a symmetric pattern.

This Grant Park house was built in 1999. With that said, this bathroom was dated, builder grade with a tiny shower (3 ft x 3 ft) and a large jacuzzi-style 90s tub. The client was interested in a much larger shower, and he really wanted a sauna if squeeze it in there. Because this bathroom was tight, I decided we could potentially go into the large walk-in closet and expand to include a sauna. The client was looking for a refreshing coastal theme, a feel good space that was completely different than what existed. The loss of a huge shade tree created an opening in an existing woodland garden. Rather than try to replace the tree, the designer filled the space with a glade of young trees, underplanting native grasses and wildflowers to create a pollinator meadow for beauty and biodiversity. Photo by Leah Pine
