We removed the existing aluminum siding and replaced it with vinyl siding, hung new gutters and downspouts and also built custom shutters for this project in Grant.

The existing excavated limestone boulders were strategically repositioned to not only serve as functional components but also as visually striking features to the modified design of the dry creek pathways and planted areas. The trees are viewed as an opportunity to utilize dark Whittlesey mulch to provide contrast, water retention, and tie in to other defined beds and oak clusters on the property. The front walk is comprised of sawn limestone pavers surrounded by crushed limestone rock mulch and accented by river rock dry creek bed that follows through to the backyard. The pavers lead down to a poured-in-place concrete path that grants access to outdoor utilities and matches the driveway seamlessly.

The challenge was leaving their living room and surrounding spaces untouched, and work around the existing stairs to the basement. The solution was to extend the wall out next to the stairway to grant more wall space to the kitchen and create a “hall” to the basement stairs. Creating an entrance in to the dining/kitchen area from the garage also helped tie in their most common point of entry to the new design. The addition exactly matched the existing section of the house. New siding, thin and flush on the first floor, and larger shingled styled on the upper floor, sits on a brick base. The divided lites on the upper floor are a 5 over 1 pattern with an arched top. Dark copper downspouts and gutters relate to the brick base color and play off of the dark green siding and cream trim. This house won an Evanston Preservation Award and was granted an Illinois Tax Freeze for the work on its historic preservation.

This Grant Park house was built in 1999. With that said, this bathroom was dated, builder grade with a tiny shower (3 ft x 3 ft) and a large jacuzzi-style 90s tub. The client was interested in a much larger shower, and he really wanted a sauna if squeeze it in there. Because this bathroom was tight, I decided we could potentially go into the large walk-in closet and expand to include a sauna. The client was looking for a refreshing coastal theme, a feel good space that was completely different than what existed. Greenleaf craftsmen collaborated with Mill Valley Kitchens on the design and renovation of this historic home in Guilford. By removing a wall between the kitchen and dining room we enlarged the kitchen while allowing light from the rear windows to flow throughout the space. A large island was designed around an existing chimney granting ample countertop space and seating while also maintaining the character of the original home. The kitchen features glass cabinets with interior lighting and walnut shelves, quartz countertops and a deep cast iron apron front farm sink. On the second floor we completely restructured the primary suite to create a large bathroom, featuring beautiful walnut vanities designed and supplied by Mill Valley Kitchens, a walk-in closet and a private office.

Despite several face lifts and cosmetic repairs, it still could not live up to royal standards. Its appliances were ho-hum, storage capacity limited, and counter space non-existent. To make things worse, an undesireable wall separated the kitchen from its long lost love, the dining room. The two spaces were completely estranged from one another, resulting in an awkward situation for the two rooms and the royal family who inhabited them. After years of feeling inadequate for its master, the kitchen was finally rescued from a knight in shining armour named Sir Care Free. The brave and capable hero came galloping into the castle and declared that he could, indeed, grant the kitchen its wish of being beautiful and functional once again. But it was Sir Care Free’s final words that brought the most joy – the kitchen would finally be united with the dining room. Sir Care Free courageously removed the ghastly wall that once stood between the two living spaces. Now restored to its rightful place, the King and the Queen have proclaimed the kitchen as the official heart of the home and lived happily ever after. The end. Bathroom Remodeling Project in Newtown Grant by BMR Belmax Remodeling BMR Belmax Remodeling recently completed a stunning transformation of an outdated master bathroom in Newtown Grant. The original layout featured a small corner shower and a soaking tub, but the homeowner envisioned a more spacious and functional design.
