Located in the beautiful historic district on a quaint New England island, the existing home was a 1940s house with a 1970s addition. The home was meaningful to the fabric of the community and extensive approvals were sought and granted from the local Historic District Commission. The result is a beautiful four-story home, neatly tucked into the rock of the surrounding landscape. The jewel of the home is an extraordinary central staircase, fashioned with low-rise, long-run stairs, and multiple landings to serve as resting spots. With over 200 linear feet of bookshelves, there is plenty of space to house distinguished artifacts and a book collection gathered from travels around the world. A traditional home in the Claremont Hills of Berkeley is enlarged and fully renovated to fit the lives of a young couple and their growing family. The existing partial upper floor was fully expanded to create three additional bedrooms, a hall bath, laundry room and updated master suite, with the intention that the expanded house volume harmoniously integrates with the architectural character of the existing home. A new central staircase brings in a tremendous amount of daylight to the heart of the ground floor while also providing a strong visual connection between the floors. The new stair includes access to an expanded basement level with storage and recreation spaces for the family. Working from the existing home’s deficits, we designed a bright and classic home well-suited to today’s living. Instead of a dark tunnel-like entry, we have a skylight custom curving stair that no one can believe is not original. Instead of a maze of rooms to reach the gorgeous park-like backyard, we have a clear central axis, allowing a sightline right through from the top of the stairs. Instead of three bedrooms scattered all over the house, we have zoned them to the second floor, each well-proportioned with a true master suite. Painted wood paneling, face-frame cabinets, box-beam beilings and Calacatta counters express the classic grandeur of the home.

The site for this waterfront residence is located on the Great Neck Peninsula, facing west to views of NYC and the borough bridges. When purchased, there existed a 50-year-old house and pool structurally condemned which required immediate removal. Once the site was cleared, a year was devoted to stabilizing the seawall and hill to accommodate the newly proposed home. The lot size, shape and relationship to an easement access road, overlaid with strict zoning regulations was a key factor in the organization of the client’s program elements. The arc contour of the easement road and required setback informed the front facade shape, which was designed as a privacy screen, as adjacent homes are in close proximity. Due to strict height requirements the house from the street appears to be one story and then steps down the hill allowing for three fully occupiable floors. The local jurisdiction also granted special approval accepting the design of the garage, within the front set back, as its roof is level with the roadbed and fully landscaped. A path accesses a hidden door to the bedroom level of the house. The garage is accessed through a semicircular driveway that leads to a depressed entry courtyard, offering privacy to the main entrance. The configuration of the home is a U-shape surrounding a rear courtyard. This shape, along with suspended pods assures water views to all occupants while not compromising privacy from the adjacent homes. The house is constructed on a steel frame, clad with fiber cement, resin panels and an aluminum curtain wall system. All roofs are accessible as either decks or landscaped garden areas. The lower level accesses decks, an outdoor kitchen, and pool area which are perched on the edge of the upper retaining wall.

The client was interested in a much larger shower, and he really wanted a sauna if squeeze it in there. Because this bathroom was tight, I decided we could potentially go into the large walk-in closet and expand to include a sauna. The client was looking for a refreshing coastal theme, a feel good space that was completely different than what existed. The existing excavated limestone boulders were strategically repositioned to not only serve as functional components but also as visually striking features to the modified design of the dry creek pathways and planted areas. The trees are viewed as an opportunity to utilize dark Whittlesey mulch to provide contrast, water retention, and tie in to other defined beds and oak clusters on the property. The front walk is comprised of sawn limestone pavers surrounded by crushed limestone rock mulch and accented by river rock dry creek bed that follows through to the backyard. The pavers lead down to a poured-in-place concrete path that grants access to outdoor utilities and matches the driveway seamlessly.

MA Peterson met all the homeowner’s entertaining needs, which included a much-desired area for bar serving that opened up to the newly-added circular four-season porch. Having one location for food and drink staging was a priority for our entertaining couple, and using the transition space between the existing mudroom and kitchen granted perfect access to the prep area nearby. With refrigeration and a beverage center, it’s a great space to host a bartender during an event or to use daily as a cozy spot. The room was created to stand out, and it does just that. The existing stone from the exterior of the home was brought indoors as the surround for the serving bar, giving the perfect rustic pub room feel. The cabinets were stained a dark cherry to match the stain found throughout the house, and Rembrandt glass mosaic tile was added to break up the darker hues.
