They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. For this project we were hired to design the residential interiors and common spaces of this new development in Williamsburg, Brooklyn. This project consists of two small sister buildings located on the same lot; both buildings together have 25,000 s.f of residential space which is divided into 13 large condos. The apartment interiors were given a loft-like feel with an industrial edge by keeping exposed concrete ceilings, wide plank oak flooring, and large open living/kitchen spaces. All hardware, plumbing fixtures and cabinetry are black adding a dramatic accent to the otherwise mostly white spaces; the spaces still feel light and airy due to their ceiling heights and large expansive windows. All of the apartments have some outdoor space, large terraces on the second floor units, balconies on the middle floors and roof decks at the penthouse level. In the lobby we accentuated the overall industrial theme of the building by keeping raw concrete floors; tiling the walls in a concrete-like large vertical tile, cladding the mailroom in Shou Sugi Ban, Japanese charred wood, and using a large blackened steel chandelier to accent the space.

When the developer found this brownstone on the Upper Westside he immediately researched and found its potential for expansion. We were hired to maximize the existing brownstone and turn it from its current existence as 5 individual apartments into a large luxury single family home. The existing building was extended 16 feet into the rear yard and a new sixth story was added along with an occupied roof. The project was not a complete gut renovation, the character of the parlor floor was maintained, along with the original front facade, windows, shutters, and fireplaces throughout. A new solid oak stair was built from the garden floor to the roof in conjunction with a small supplemental passenger elevator directly adjacent to the staircase. The new brick rear facade features oversized windows; one special aspect of which is the folding window wall at the ground level that can be completely opened to the garden. The goal to keep the original character of the brownstone yet to update it with modern touches can be seen throughout the house. The large kitchen has Italian lacquer cabinetry with walnut and glass accents, white quartz counters and backsplash and a Calcutta gold arabesque mosaic accent wall. On the parlor floor a custom wetbar, large closet and powder room are housed in a new floor to ceiling wood paneled core. The master bathroom contains a large freestanding tub, a glass enclosed white marbled steam shower, and grey wood vanities accented by a white marble floral mosaic. The new forth floor front room is highlighted by a unique sloped skylight that offers wide skyline views. The house is topped off with a glass stair enclosure that contains an integrated window seat offering views of the roof and an intimate space to relax in the sun.

Another designer had already been hired to redo the interior, but once Ryan and Michael saw the finished backyard, they decided to hire Decor Aid to redesign the entire apartment, which included gut renovations of the kitchen and bathroom, a custom-made bar in the foyer, and a restyling of the bedroom and living room. The apartment already featured some wood and leather furniture pieces, and so the redesign had to incorporate these existing pieces, while balancing the couple’s neutral palette and welcoming personalities. Darker elements in the kitchen and bathroom were brought in to fit the couple’s modern, yet masculine style, and were contrasted with lighter, airy pieces, to keep smaller spaces from feeling claustrophobic. White marble and grey-washed wood tile was used to balance the matte black accents in the bathroom, while white cabinets and stainless steel appliances were used to balance the black tile backsplash and black countertops in the kitchen. To fit the hip industrial vibe of Hoboken, rustic wood details were incorporated to offset the sleek modern finish that is consistent throughout the apartment. A lighter wood flooring was used in the bathroom, to complement the other wood elements in the apartment. The living room and bedroom had already been repainted and refurnished, and so the restyling of each space had to feel cohesive with the existing elements. An organic cowhide rug offset the crisp lines in the bedroom, and dark linens were used to compliment the wood dresser and leather chair. The custom-built wood bar fit Ryan and Michael’s desire to transform their apartment into a space ready for entertaining, while tying together the apartment’s modern industrial look.

The mixture of grey green cabinets with the distressed wood floors and ceilings, gives this farmhouse kitchen a feeling of warmth. Cabinets: Brookhaven and the color is Green Stone Benjamin Moore paint color: There's not an exact match for Green Stone, but Gettysburg Grey, HC 107 is close. Sink: Krauss, model KHF200-30, stainless steel Faucet: Kraus, modelKPF-1602 Hardware: Restoration hardware, Dakota cup and Dakota round knob. The finish was either the chestnut or iron. My client is brilliant , so he did some googling (is that a word?) and came across several sites that had a recipe to do just that. He put a steel wool pad into a jar of vinegar and let it sit for a bit. In another jar, he mixed black tea with water. Brush the tea on first and let it dry. Then brush on the steel wool/vinegar (don't forget to strain the wool). Voila, the wood turns dark. Andrew McKinney Photography

This Upper East Side prewar interior was specifically designed as a guest apartment for friends and family to stay for long periods of time. They wanted their guests to feel like home while staying in the city. Our criteria was that it had to be functional while remaining tailored, sophisticated and inviting. The space was rather dark so we opted for wallcoverings and paint colors that were soft, textural and exuded contrast. Our design was to completely renovate the living room, bathroom and master bedroom/sitting area. The kitchen was cosmetic with floor stain, paint, hardware and lighting. Grey, taupe, white and black were accents in the living room and created a friendly environment. This room also had to function as a guest room therefore a pullout sofa covered in a Lee Jofa linen was the perfect choice. The Bedroom has a soft palate which is extremely welcoming with touches of silver and pale grey. The hints of peacock blue and brown transform the space completely and work well with the pheasant mirror above the bed. There is also a reading nook where our star Winston occasionally takes naps when he returns from his runs in Central Park. Photo Jane Beiles

Ernesto Santalla was approached to create a new home for two Washington, DC lawyers wishing to downsize their living space. The move took them from a row house in Washington's historic Dupont Circle neighborhood to a two bedroom apartment in the vibrant, up-and-coming U Street Corridor. Our task was to transform a rather plain and generic apartment into a custom, sophisticated space in a few strategic moves. Ceiling details serve to define functional areas of the living space without creating divisions. Changing some doors from wood to frosted glass, creates a sense of continuity between spaces, and allows light to travel between spaces. Lighting was inserted strategically, to enhance certain functions of the home. The kitchen was partially enclosed with a plane of frosted glass to create visual separation from the main living space while still allowing natural light to filter in from the expansive wall of floor-to-ceiling windows. Color was used to reinforce the architectural intent and simplify spaces, such as the entry, which as many doors and frames. Furniture was selected to blend with the client's collection of heirloom pieces, creating a sophisticated juxtaposition. Statement pieces like a ceiling light from Viabizzuno create impact while maintaining the visual simplicity of our minimal approach. WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Jennifer Corrredor, of the J. Design Group in Miami, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Jennifer Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Jennifer Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Jennifer Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Jennifer Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. Jennifer Corredor also gutted all of the bathrooms, resulting in a major redesign of the master. She jettisoned the whirlpool and created the dazzling illusion of a floating tub. From an area where there were two toilets, she eliminated one to make a grand rectangular shower, which became an overall showpiece. The master bath went from being just a functional water closet to a sophisticated spa-like space. “The client said I was ‘delicious’ after seeing the change,” laughed Jennifer Corredor, who emphasized that her clients love their part-time life in South Florida more each time they come down. Even when the husband has to work from their Miami Beach digs, he is surrounded by tropical beauty. For instance, there are times when the master bedroom must double as the husband’s home office. The room had to be large enough to accommodate a working space for this purpose. So Jennifer Corredor placed an appropriate table near the window and across from the king-size bed. “No blocking of the amazing water view was necessary,” she says. “I kept an open space with a lot of white so It functions well and the work space fits right in.” She repeated the bold modern art in the room as well as in the guest bedroom, which also has a workspace for the sons when they are home from school and need to study. The designer is still happy and glowing with the results of her toil in this apartment. She gets a “spiritual feeling” when she walks inside. “It is so peaceful and serene, with subtle hints of explosive statements,” she says. “The entire space is open, yet anchored by the warmth of the exotic woods.” The client wrote Jennifer Corredor a letter at the end of the project congratulating her on a job well done. She revealed that owning a Miami Beach home was her husband’s dream 30 years ago. “Now we have a quality perfect yet practical home,” she wrote to the designer. “You solved the challenges, and the end result far exceeds our expectations.
