This secluded single-family home in Great Falls, had a beautiful backyard setting. The owners recently built a gorgeous pool and surround deck on the right side of the house in their backyard. They inherited a rundown deck off of the kitchen patio doors.
Our team designed a two-story outdoor living addition which offers the family everything that they can hope for in outdoor living.
Our massive plan required excavation to make the lower level patio both attractive and functional for all kinds of outdoor activity. We excavated down two feet to create a nine-foot high patio, cut concrete walls to add French doors from to dark and unused side of the basement bringing improved use for the basement.
The entire back wall was covered with matching brick veneer to entire front and side elevations.
The roof of this patio was covered with EPDM roofing rolls to make the lower patio stay dry and protected.
Steps away from pool sun deck, this flagstone covered patio turned into a prime space for entertainment.
The built-in middle bar equipped with under counter beverage fridge and beer tab to make gatherings more exciting. The side steps built in with matching solid stone threads offered access to driveway and the second floor covered porch.
The second floor is finished with porcelain floor tiles, stain grade ceiling panels, wrought iron rails, decorative recessed panel columns, hanging gorgeous ceiling fans steps away from the kitchen.
Just outside of this covered porch, there is a deck with the same tile floor facing the pool area offering a breath taking view.
Carefully selection of soft toned wood looking plank porcelain tiles compliment the knotty soft grey stain ceiling panels making this project one that shines even on rainy days.

For our client, who had previous experience working with architects, we enlarged, completely gutted and remodeled this Twin Peaks diamond in the rough. The top floor had a rear-sloping ceiling that cut off the amazing view, so our first task was to raise the roof so the great room had a uniformly high ceiling. Clerestory windows bring in light from all directions. In addition, we removed walls, combined rooms, and installed floor-to-ceiling, wall-to-wall sliding doors in sleek black aluminum at each floor to create generous rooms with expansive views. At the basement, we created a full-floor art studio flooded with light and with an en-suite bathroom for the artist-owner. New exterior decks, stairs and glass railings create outdoor living opportunities at three of the four levels. We designed modern open-riser stairs with glass railings to replace the existing cramped interior stairs. The kitchen features a 16 foot long island which also functions as a dining table. We designed a custom wall-to-wall bookcase in the family room as well as three sleek tiled fireplaces with integrated bookcases. The bathrooms are entirely new and feature floating vanities and a modern freestanding tub in the master. Clean detailing and luxurious, contemporary finishes complete the look.

Not everyone has the backyard that suits a hardscape patio. Those situations sometimes call for a different approach....especially in this case! We built a second-level deck and pergola for this family outside of Greenfield. Cedar all around! They also wanted to retain their beautiful views. So we used a cable railing system that is safe and effective at preventing falls, but also perfect for maximizing those views. I think it turned out well, don't you? Sun-Dried tomatoes anyone?

The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S.
Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building.
On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property.
Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day.
In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house.
From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

This four bedroom beach house in Washington's South Sound is all about growing up near the water's edge during summer's freedom from school. The owner's childhood was spent in a small cabin on this site with her parents and siblings. Now married and with children of her own, it was time to savor those childhood memories and create new ones in a house designed for generations to come.
At 3,200 square feet, including a whimsical Crow's Nest, the new summer cabin is much larger than the original cabin. The home is still about family and fun though. Above the 600 square foot water toys filled garage, there is a 500 square foot bunk room for friends and family. The bunk room is connected to the main house by an upper bridge where built-in storage frames a window seat overlooking the property.
Throughout the home are playful details drawing from the waterfront locale. Paddles are integrated into the stair railing, engineered flooring with a weathered look, marine cleats as hardware, a boardwalk to the main entry, and nautical lighting are found throughout the house.

When our clients approached us, their existing deck no longer matched how they wanted to live and use their outdoor space. It lacked both comfort and functionality, and didn’t take full advantage of the backyard.
We redesigned the area as a multi-level outdoor living space, carefully dividing it into two distinct zones.
The open-air section was created for entertaining - perfect for sunny afternoons, gatherings, and weekend barbecues. Just steps away, a covered lounge offers a more private and sheltered environment, allowing the space to be used comfortably throughout the year.
The entire deck is built from premium Ipe hardwood, known for its durability, natural resistance to weather, and rich, timeless appearance. Modern railing was selected to maintain open views while adding a clean architectural look.
The result is a functional and elegant outdoor space that adapts effortlessly to different moments - from social gatherings to quiet everyday use.
