Sustainable Design Meets Smart Technology This home featured a request from the client to use as many environmentally friendly materials and fabrics as possible. Many common shade manufacturers use materials with PVC plastic, which is known for off-gassing hazardous chemicals that linger in the air in the home for years. The main floor roller shades met the client’s request for an eco-friendly fabric by utilizing motorized shades with GreenScreen fabric. In other rooms, the designer and client wanted the classic look and soft fabrics with roman shades and drapery tracks on several windows in the house. By partnering with the interior designer and fabric workroom, we were able to provide a custom solution for motorization of roman shades and drapery. Lighting Control The client is able control all of the lighting and window treatments in the house with a single control system. This eliminates the need for extra devices on the wall or remote controls that clutter up the space and get lost. By utilizing the custom window treatments, the house is able to conserve energy by keeping the house warmer in the winter, and cooler in the summer by providing insulation and blocking sunlight. The lighting control system further helps to conserve energy by beautifully dimming LED lights as well as using quick buttons that turn off all of the lights in the house, or un-occupied rooms, with the press of a single button. Motorized Window Treatments Motorized window treatments add a high level of convenience to any project, especially those with many windows in hard to reach places. The challenge with many manufacturers is a limitation of style and fabric selection, some may be a s basic as only roller shades. Often times these come with un-reliable, wireless controls. On this Birmingham, MI project completed in March 2019, we partnered with the interior designer and drapery workroom to provide a truly unique solution. The homeowner and designer’s requests included many different styles of window treatments including rollers shades, roman shades and motorized draperies. Typically, this would result in a collection of various shade manufacturers with unsightly remotes scattered across each room or stuck to the wall for control. Utilizing standard offerings, coupled with an incredible team effort by the designer and drapery workroom, we provided all of the requested styles of window treatments, and were able to control them all on a single system. This means that each room has a single, elegant keypad built into the wall that controls not only the window treatments, but the lighting as well. When leaving/entering the home, all of the window coverings can be raised or lowered with a single button press. Shades and draperies can also be set to operate based on the time of day for automatic day-to-day operation using sunlight as a guide. In the end, we achieved convenience, function and sophisticated style.

Opening up 2 walls gave this 1920's home an open floor plan plus more cabinetry and working space. Blue base cabinets come completer with a low dog bowl drawer to alleviate the trip hazard and mess of bowls on the floor. Adding double sets of french doors brings light and air to the kitchen.

We were excited to take on this full home remodel with our Arvada clients! They have been living in their home for years, and were ready to delve into some major construction to make their home a perfect fit. This home had a lot of its original 1970s features, and we were able to work together to make updates throughout their home to make it fit their more modern tastes. We started by lowering their raised living room to make it level with the rest of their first floor; this not only removed a major tripping hazard, but also gave them a lot more flexibility when it came to placing furniture. To make their newly leveled first floor feel more cohesive we also replaced their mixed flooring with a gorgeous engineered wood flooring throughout the whole first floor. But the second floor wasn’t left out, we also updated their carpet with a subtle patterned grey beauty that tied in with the colors we utilized on the first floor. New taller baseboards throughout their entire home also helped to unify the spaces and brought the update full circle. One of the most dramatic changes we made was to take down all of the original wood railings and replace them custom steel railings. Our goal was to design a staircase that felt lighter and created less of a visual barrier between spaces. We painted the existing stringer a crisp white, and to balance out the cool steel finish, we opted for a wooden handrail. We also replaced the original carpet wrapped steps with dark wooden steps that coordinate with the finish of the handrail. Lighting has a major impact on how we feel about the space we’re in, and we took on this home’s lighting problems head on. By adding recessed lighting to the family room, and replacing all of the light fixtures on the first floor we were able to create more even lighting throughout their home as well as add in a few fun accents in the dining room and stairwell. To update the fireplace in the family room we replaced the original mantel with a dark solid wood beam to clean up the lines of the fireplace. We also replaced the original mirrored gold doors with a more contemporary dark steel finished to help them blend in better. The clients also wanted to tackle their powder room, and already had a beautiful new vanity selected, so we were able to design the rest of the space around it. Our favorite touch was the new accent tile installed from floor to ceiling behind the vanity adding a touch of texture and a clear focal point to the space. Little changes like replacing all of their door hardware, removing the popcorn ceiling, painting the walls, and updating the wet bar by painting the cabinets and installing a new quartz counter went a long way towards making this home a perfect fit for our clients

The new space looks nothing like it was before. Original kitchen was too small, and adjacent areas had a few other problems. The front door opened straight into the wall of a long narrow hallway. It created a 90 degree turn to get into the family room. The door between the kitchen and dining room made the traffic flow awkward for both areas. Coat closet in the front hallway located right across the stairwell, created potential fall hazard when opening the door. Solution: With the rear porch door left in place, the two side windows were swapped and the kitchen was relocated to the opposite wall. Hallway walls were taken down and the coat closet was relocated away from the stairs. Door opening between the dining room and former kitchen was restored. After remodeling, all rooms became bigger and more functional. New beautiful kitchen has a central island and a built-in breakfast nook. Family room also feels more open. Dining Room has a better traffic flow and holds the potential for a bigger table to seat more guests.

A neutral colour palette was the main aspect of the brief setting the tone for a sophisticated and elegant home. For the floor we chose Quickstep Majestic - Desert Oak Brushed Grey. The neutral tone will be a subtle backdrop to the furnishings tying everything together. The features of the floor like scratch-resistant, important for the dog and waterproof surface for use in kitchen and laundry. Moreover, Quick-Step laminate floors have received the EU Ecolabel, which means that they are made from at least 80% sustainably sourced wood, avoid hazardous substances in their composition, and are produced in power efficient factories. In addition Quick-Step laminate floors have a very long lifetime, an extended product guarantee, are easy to repair and easy to remove. Curtains and sheers play a significant role in enhancing the overall aesthetics of a room. They add color, pattern, texture, and visual interest to complement the existing décor. The curtains are essential in providing the finishing touch to the overall look and feel of this Dining Room.

We started as a kitchen remodel but discovered there was mold in the majority of the exterior walls as well as the attic. The mold was caused by a number of problems but namely because the waterproof paper wrap on the house had deteriorated and was moisture to pass through the stucco and into the wood framing. In addition there was a leaking air conditioner condenser in the attic that was draining saturating the wood above the master bedroom. The mold was causing health problems it became clear we needed to replace a large majority of the framing and prevent future problems. So we went from a kitchen addition/remodel to rebuilding the majority of the home and adding 800sqft; including a new bedroom, expanding the master bedroom and bath as well as a walk-in closet. In anticipating for aging in place, we installed a walk-in shower with a bench and grab bars to allow for future wheelchair access and reduce trip hazards.

This past winter, PTS staff volunteered time at Mercy Street School in West Dallas. To create a safe environment in which to learn, our skilled climbers and tree care staff donated time and effort to take care of a lot of pruning and clean up so that their trees can be healthy and the property safe for all the staff and students. The property has many very large established trees that were much in need of proper pruning and care. By cleaning up the property, we hope to not only help preserve their beautiful trees, but also give the kids a safe place to play and learn. When trees are neglected, especially on a property where there is a lot of traffic such as a school, it is important to properly prune and maintain trees so they don’t become a hazard. Falling limbs damage buildings and could harm passersby. We love supporting our Dallas community and schools!

Removing the surround and installing handmade glazed subway tiles instantly updated and streamlined the fireplace. The homeowners have some beautiful craftsman style furnishings made of quarter sawn oak so the mantel was custom made and stained to match, carrying the aesthetics through the room without being overtly "craftsman" itself. The bulky wood trip hazard trim around the hearth was also removed and the hearth was slightly expanded.

This full home renovation consisted of making significant structural modifications to the stairs, rearranging the first level floor plan to create a larger kitchen and two bedrooms, rewiring non-code compliant/hazardous electrical work and adding multiple recessed lights, installing uniform doors and hardware throughout, custom barn-door installation, refinishing hardwood floors, installing a new kitchen tile floor, and finishing the basement with a new drywall ceiling, waterproof vinyl flooring, drywall repair and painting. Stair Modification: Removal of unsafe stairs to the basement and to the attic. Relocation of the two flights of stairs to the basement and the attic 180 degrees with code compliant stairs.

This yard was unusable by the resident grownups and unsafe for their kids who wished they had a place to retreat from city hazards. We refurbished the crumbling concrete retaining wall at the bottom. built another wall above that using dry-stacked broken concrete pieces, and a third wall at the top using decorative dry-stacked cement blocks. Between the upper two walls, we carved out a space for a patio, which we paved with Mediterranean style pavers. At the patio's front edge, we built a safety railing of redwood and vertical steel tubes, which gave it a classy look.

This airy open concept living room is inside a high performance home that is powered by 100% solar energy. The windows are European style tilt turn triple paned Logic windows from Pinnacle Window Solutions. While they let in tons of natural light they also keep the space warm and free of drafts. The flooring is Pacific grade ash, cabinets are red alder, living room tables are cherry, and the bar stool is Thos. Moser. The wood stove is a high efficiency Rais Q-Tee II.

This bedroom went through a repurposing as well. We brought the beds and linens down from the upstairs bedroom and at the client’s request worked them into the whole house scheme. The client requested that we include the lime colored accent pillows into this guest bedroom. We found old wicker chairs, a whitewashed table and accent chair and a roped area rug in other rooms as well as watercolor art that we combined to pull off a comfortable and casual setting. All furnishings and accessories belonged to the client. We just moved things around a bit and replaced fabric valances (as throughout the home) with simple, white painted wood valances. The blinds were carried over from the original plan. The glass sailboats we hung from the mirrors were found in a bureau chest. We were very happy with the end result. The adjoining bathroom was renovated with a new white vanity and open shelving, a dark hunter green Cambria countertop and new mirrors. We had the tiles restored and added a white shower curtain. As with the entire home, all floors were replaced with a wood look surface made of vinyl. I have had numerous trades ask whether the floors are wood…They look that real. They are a perfect option, particularly for those living near water. These were manufactured by Coretec and meet all safety standards from California. They do not emit dangerous toxins and are safe for children and animals. They were purchased through Capital Flooring in Petoskey, MI and were installed by Harborview Builders of Petoskey, MI. They look fabulous.
