Sustainable Design Meets Smart Technology This home featured a request from the client to use as many environmentally friendly materials and fabrics as possible. Many common shade manufacturers use materials with PVC plastic, which is known for off-gassing hazardous chemicals that linger in the air in the home for years. The main floor roller shades met the client’s request for an eco-friendly fabric by utilizing motorized shades with GreenScreen fabric. In other rooms, the designer and client wanted the classic look and soft fabrics with roman shades and drapery tracks on several windows in the house. By partnering with the interior designer and fabric workroom, we were able to provide a custom solution for motorization of roman shades and drapery. Lighting Control The client is able control all of the lighting and window treatments in the house with a single control system. This eliminates the need for extra devices on the wall or remote controls that clutter up the space and get lost. By utilizing the custom window treatments, the house is able to conserve energy by keeping the house warmer in the winter, and cooler in the summer by providing insulation and blocking sunlight. The lighting control system further helps to conserve energy by beautifully dimming LED lights as well as using quick buttons that turn off all of the lights in the house, or un-occupied rooms, with the press of a single button. Motorized Window Treatments Motorized window treatments add a high level of convenience to any project, especially those with many windows in hard to reach places. The challenge with many manufacturers is a limitation of style and fabric selection, some may be as basic as only roller shades. Often times these come with un-reliable, wireless controls. On this Birmingham, MI project completed in March 2019, we partnered with the interior designer and drapery workroom to provide a truly unique solution. The homeowner and designer’s requests included many different styles of window treatments including rollers shades, roman shades and motorized draperies. Typically, this would result in a collection of various shade manufacturers with unsightly remotes scattered across each room or stuck to the wall for control. Utilizing standard offerings, coupled with an incredible team effort by the designer and drapery workroom, we provided all of the requested styles of window treatments, and were able to control them all on a single system. This means that each room has a single, elegant keypad built into the wall that controls not only the window treatments, but the lighting as well. When leaving/entering the home, all of the window coverings can be raised or lowered with a single button press. Shades and draperies can also be set to operate based on the time of day for automatic day-to-day operation using sunlight as a guide. In the end, we achieved convenience, function and sophisticated style.

This bedroom went through a repurposing as well. We brought the beds and linens down from the upstairs bedroom and at the client’s request worked them into the whole house scheme. The client requested that we include the lime colored accent pillows into this guest bedroom. We found old wicker chairs, a whitewashed table and accent chair and a roped area rug in other rooms as well as watercolor art that we combined to pull off a comfortable and casual setting. All furnishings and accessories belonged to the client. We just moved things around a bit and replaced fabric valances (as throughout the home) with simple, white painted wood valances. The blinds were carried over from the original plan. The glass sailboats we hung from the mirrors were found in a bureau chest. We were very happy with the end result. The adjoining bathroom was renovated with a new white vanity and open shelving, a dark hunter green Cambria countertop and new mirrors. We had the tiles restored and added a white shower curtain. As with the entire home, all floors were replaced with a wood look surface made of vinyl. I have had numerous trades ask whether the floors are wood…They look that real. They are a perfect option, particularly for those living near water. These were manufactured by Coretec and meet all safety standards from California. They do not emit dangerous toxins and are safe for children and animals. They were purchased through Capital Flooring in Petoskey, MI and were installed by Harborview Builders of Petoskey, MI. They look fabulous. No bathrooms require thresholds which eliminates a trip hazard and the tones blend with the hues throughout the home.They have cork surfaces which make them very easy on bare feet and stay much warmer than other surfaces. ©2018 All Rights Reserved, Photography by Mike Gullon

This bathroom was in need of updating so we took it down to the studs and even removed the existing windows, relocated one, and turned one into a transom. The stacked stone accent wall provides a statement without a lot of fuss allowing the free-standing tub to enjoy the spotlight. The homeowners requested 'no lip' at the shower as they are getting more mature in age and do not want a trip hazard but they are still young enough to enjoy all that this shower has to offer. It was in 2012 when Mike Spreckelmeier first met Roy and Patti. They had been despondent after meeting with multiple contractors in an attempt to start their kitchen remodel. The contractors lacked follow through, came tardy to meetings and even failed to show up at others. Determined to leave nothing to chance in the pursuit of their dream, Roy and Patti followed up on a recommendation after overhearing a conversation that was taking place while they were standing in a gallingly long line waiting to cast a vote on Election Day. With a solid recommendation to pursue, Roy and Patti contacted Progressive Design Build. The rest is history. Mike showed up on time. For a small retainer, he provided preliminary sketches, ideas for maximizing space and storage, and solutions for a sunken family room that created a safety hazard and a problem with traffic flow. More importantly, he designed the project to the homeowners’ budget. Progressive Design Build shot some different elevations and designed a plan to raise the floor, allowing all finished floors to be on the same level. Upon completion, the kitchen was stunning. Features included LED backlit fire glass shelving, white recessed panel cabinets, a subway tile backsplash, Granite countertop, integrated refrigerator, undermount sink, and more. The living room was designed with complimentary finishes and included a natural stone fireplace wall with open cabinets flanked on both sides. The 12’ fireplace was made with a floor-to-ceiling white pebble finish. This Bonita Bay project completed on time and on budget—allowing this fabulous family a wonderful opportunity to create lasting memories for many years to come.

We were excited to take on this full home remodel with our Arvada clients! They have been living in their home for years, and were ready to delve into some major construction to make their home a perfect fit. This home had a lot of its original 1970s features, and we were able to work together to make updates throughout their home to make it fit their more modern tastes. We started by lowering their raised living room to make it level with the rest of their first floor; this not only removed a major tripping hazard, but also gave them a lot more flexibility when it came to placing furniture. To make their newly leveled first floor feel more cohesive we also replaced their mixed flooring with a gorgeous engineered wood flooring throughout the whole first floor. But the second floor wasn’t left out, we also updated their carpet with a subtle patterned grey beauty that tied in with the colors we utilized on the first floor. New taller baseboards throughout their entire home also helped to unify the spaces and brought the update full circle. One of the most dramatic changes we made was to take down all of the original wood railings and replace them custom steel railings. Our goal was to design a staircase that felt lighter and created less of a visual barrier between spaces. We painted the existing stringer a crisp white, and to balance out the cool steel finish, we opted for a wooden handrail. We also replaced the original carpet wrapped steps with dark wooden steps that coordinate with the finish of the handrail. Lighting has a major impact on how we feel about the space we’re in, and we took on this home’s lighting problems head on. By adding recessed lighting to the family room, and replacing all of the light fixtures on the first floor we were able to create more even lighting throughout their home as well as add in a few fun accents in the dining room and stairwell. To update the fireplace in the family room we replaced the original mantel with a dark solid wood beam to clean up the lines of the fireplace. We also replaced the original mirrored gold doors with a more contemporary dark steel finished to help them blend in better. The clients also wanted to tackle their powder room, and already had a beautiful new vanity selected, so we were able to design the rest of the space around it. Our favorite touch was the new accent tile installed from floor to ceiling behind the vanity adding a touch of texture and a clear focal point to the space. Little changes like replacing all of their door hardware, removing the popcorn ceiling, painting the walls, and updating the wet bar by painting the cabinets and installing a new quartz counter went a long way towards making this home a perfect fit for our clients.

We started as a kitchen remodel but discovered there was mold in the majority of the exterior walls as well as the attic. The mold was caused by a number of problems but namely because the waterproof paper wrap on the house had deteriorated and was moisture to pass through the stucco and into the wood framing. In addition there was a leaking air conditioner condenser in the attic that was draining saturating the wood above the master bedroom. The mold was causing health problems it became clear we needed to replace a large majority of the framing and prevent future problems. So we went from a kitchen addition/remodel to rebuilding the majority of the home and adding 800sqft; including a new bedroom, expanding the master bedroom and bath as well as a walk-in closet. In anticipating for aging in place, we installed a walk-in shower with a bench and grab bars to allow for future wheelchair access and reduce trip hazards.

Another feature that Charles and Samantha requested was a small grilling deck. They did not need much outdoor space at all, just enough to accommodate the grill, moving it away from the house far enough away to prevent a fire hazard. They preferred not to have a stairway for privacy and security reasons, and because the egress building code did not require it

The client contacted Thayer Construction to create a master bathroom and main hall bathroom in this recently purchased home. I was hired to create the design and work with the client to choose tile and other materials. We incorporated the existing bathroom and a long narrow closet from the master to gain the extra square footage for the bathrooms. Once the plans were created however, the homeowner decided that one large master bathroom would be better than 2 smaller bathrooms and would allow for a large tub with a gorgeous private view of her land. The client had found and fell in love with this stunning cement tile and wanted to bring it into the design as much as possible without it overwhelming the space. We accomplished this by adding a simple, but oversized, rustic white subway tile to the tile design. A clean edged, flat subway would not have done the rustic feel of the cement tile justice. To add a light pop of definition to the subway tile, a light grey grout was chosen. Gorgeous black hardware and fixtures were chosen to accent the rustic design. A rainshower head was installed so this space can be used as both a shower and as a soaking tub. To ensure the shower controls were within reach and to prevent a slipping safety hazard, I designed a pant shelf / bump out to bring the shower controls to the edge of the bath tub. The plant shelf / bump out top was tiled with the cement tile along with the tub deck to further the use of such gorgeous tile and to tie the entire space together visually. A dresser was converted to a vanity and this unique piece really stands out and fits perfectly with the entire bathroom design. Pendant lighting was chosen to allow for side lighting at the vanity mirror as there was not enough wall space to allow for sconces on either side of the mirror. When Larry and Judy came to us, they were looking to update their master bathroom to function better for Larry. Their old shower was broken and was a hazard for him. We were able to achieve the look and functionality the Leuthaeuser’s were looking for with Sterling’s “Accord” fiberglass unit with backboards, so it was prepped for (2) grab bars from Moen. Also, we updated their amenities match the finish of their shower handheld selection, Moen Eco Performance. Lastly, Moen’s “Dartmoor” in oil rubbed bronze added the contrast they were wanting, which the collection was used for their vanity faucet, towel bar, robe hook, and towel ring.
