DESIGN CHALLENGES ADDRESSED: To anyone who may be reading this project overview, I do hope you'll have the opportunity to have a look at the 'before' photo of this space. It's quite a transformation! Our homeowners purchased their condo at the beach several years ago. As shown in the 'before' photo, at the time, their family room was a dark and dated space with unsightly paneled walls, heavy faux ceiling beams and odds and ends for furniture. Everything felt cramped and cluttered throughout the condo, especially their family room. The client's vision was for an airy and relaxed coastal vibe for their 'place at the beach'. DESIGN SOLUTIONS PROVIDED: The entire condo was taken down to stud. The faux beams were edited out and the ceiling raised. The heavy out-dated paneling was removed and replaced with fresh clean walls that were painted in a calming creamy sand tone throughout the entire condo. The existing dark and gloomy furniture was replaced with stylish updated pieces. Great thought was given to the size, scale and textiles used. The sofa and loveseat, done in a softly textured herring boned pattern, was the perfect choice. It's cremey toned easy care fabric created a 'pet friendly' environment for the clients. The homeowners have two dogs and a cat who love a visit to the beach as much as their 'humans'. Worn out window treatments were replaced with fresh custom draperies in a playful botanical print featuring tones of kiwi, leaf green and cerulean blue. A special 'solar friendly' lining was used to tame the harmful rays of direct sun. A variety of special curated accents were added to the room. The richly textured rug, round coffee table with an organic feel, comfy pillows and a few special art pieces all helped to complete this space. The overall effect of the renovation was quite dramatic and the clients were thrilled with the results. This family room went from being dark and dated to light and airy and is now a space that is inviting and relaxing which perfectly suits the homeowner's coastal lifestyle. Located on a steep hill above downtown Ventura, this modern Spanish house features panoramic views of town with the ocean and Channel Islands beyond. While the views are amazing from a large front deck, the steep slope presented some constraints on the landscape design. Although the property is about a third-of-an-acre, the only useable and open garden space is a small (about 500 square feet) area to the West of the house. The house sits at the back of the property, and another steep hill on the neighboring property behind is held back by a tall retaining wall, leaving just enough room for a narrow, hardscaped patio in the back yard. Bright plantings along the back of the property delineate the home from the neighboring property, and we chose plantings to help stabilize the soil and further develop the Spanish garden look while creating a lush, inviting feel. Additionally, we added 52 pieces of pottery to soften and add interest to the back garden and patio areas. Succulents, herbs, and California natives fill the pottery along with bright, sweet-smelling, tropical-looking, and climate-appropriate plants. Slope stabilization was paramount for the front hill. Beyond that, finding plants that would thrive on the steep slope was the next obstacle. Finally, the aesthetics could be addressed, and we worked to find plants that meshed with the architecture—blending plants with white and orange to play off the red-tiled roofs and white-plastered walls that are emblematic of the Spanish style of this house as well as the predominate style of the neighborhood. The flattish area to the West was designed with the idea of creating a contemporary take on the parterre garden. Reminiscent of Mediterranean gardens, this vegetable and herb garden substitutes formal hedges with formal Corten steel planters to honor the modern Spanish architecture of the house. The citrus, herbs, and vegetables serve the foodie clients well.

Addition off the side of a typical mid-century post-WWII colonial, including master suite with master bath expansion, first floor family room addition, a complete basement remodel with the addition of new bedroom suite for an AuPair. The clients realized it was more cost effective to do an addition over paying for outside child care for their growing family. Additionally, we helped the clients address some serious drainage issues that were causing settling issues in the home.

The Setup: After purchasing this home, the homeowners faced a unique opportunity to reimagine their kitchen and nearby spaces. Water damage from a burst pipe had left much of the home’s interior in need of repair, and while the existing kitchen was functional and in relatively good shape, it didn’t align with the family’s vision for their new home. The layout included a peninsula that wasn’t ideal, and there were some druthers with the nearby pantry. Since the space needed to be rebuilt anyway, the homeowners saw this as a chance to create a kitchen that was both highly functional for their four young children and timeless in its design. The project also included a refresh of the adjacent message center and dining room — spaces that play key roles in the family’s daily life. The goal was to create a cohesive flow between these areas, balancing modern functionality with the craftsman-inspired character of the rest of the home. Design Objectives: - Replace the outdated peninsula with a large island to maximize counter space and create new seating options. - Open up the space visually by removing soffits and rethinking the cabinetry layout. Incorporate concealed refrigeration and freezer units to provide significant storage for the family while maintaining a streamlined aesthetic. - Integrate black cabinetry into the design without making the space feel harsh or heavy. - Ensure the lighting plan balances functional task lighting with ambient accent lighting. - Avoid visual clutter in the cabinetry design while still giving a nod to the craftsman aesthetic. - Incorporate a slab backsplash as a key design feature. Design Challenges: - The outdated peninsula left dead space in the kitchen and lacked sufficient seating for the family. - The cooktop wall was cramped, with small cabinets flanking the hood, limited storage, and soffits that made the space feel closed-in. - The family needed significant refrigeration space (two refrigerators and a freezer) but wanted to avoid a cluttered look with visible stainless steel appliances. - Adding black cabinetry risked making the space feel too dark or heavy. - The original lighting plan was insufficient, particularly over the dining table where a decorative fixture proved too dim. - The family wanted shaker-style drawer fronts to match the home’s arts-and-crafts design but worried that too much shaker cabinetry might look overly busy. - Prioritizing a slab backsplash in the wish list priority planning. The Renewed Space Design Solutions: - A functional island: The peninsula was replaced with a large island that provides continuous countertop space for prepping and serving. The island also features seating for four people, creating a central hub for informal meals and activities. - Streamlined cooktop wall: The soffits were removed, and the upper cabinets on the cooktop wall were eliminated to create a more open, streamlined design. A custom oversized hood became the focal point of the wall, with the blower unit offset inside it to align with the cooktop while maintaining exterior visual symmetry. - Concealed refrigeration: Two column refrigerators and one freezer were integrated into the cabinetry, concealing them behind wood paneling that blends seamlessly with the overall design. - Warm black cabinetry: The black cabinetry was crafted from hickory with a visible grain, softening its appearance and adding warmth. The grain detail gives the cabinetry a rich, textured look that avoids feeling stark or overpowering. - Additional lighting: In the dining area, recessed can lights were added during an additional installation phase to supplement the gorgeous decorative fixture’s dim output. The new lighting plan creates a layered effect, combining functional task lighting with softer ambient lighting. - Simplified cabinetry details: Slab drawer fronts were used on the upper drawers, while five-piece shaker fronts (with slightly less prominent rail and stile pieces) were reserved for the middle and lower drawers. This approach simplified the overall look while maintaining the craftsman-inspired aesthetic. - Slab backsplash priority: The slab backsplash was prioritized by making thoughtful adjustments elsewhere, like opting not to extend cabinetry to the ceiling, which also helped visually prioritize the gorgeous slab backsplash. This decision also enhanced the kitchen’s furniture-like feel, aligning with the home’s craftsman character. - This kitchen perfectly balances practicality with timeless style. By addressing the family’s functional needs — ample seating, smart storage, and effective lighting — while incorporating thoughtful design elements like warm black cabinetry and a striking slab backsplash, Alicia created a space that works beautifully for a busy household. The result is a cohesive, inviting kitchen that honors the home’s craftsman roots and will serve the family well for years to come.

Vance & Aubrie's guest bathroom showcased an era gone by. The centerpiece was an old vanity, wrapped in dated tile. They reached out to us to help achieve their goal of creating a beautiful and welcoming space for their guests. They selected a new Kohler Archer tub to replace the outdated bathtub, pairing it with stylish Volakas Porcelain tile. For the wall niche, the Iceberg Blend Herringbone Mosaic adds a sophisticated contrast that compliments their new flooring, also installed in a herringbone pattern. The decision to install a new Kohler Cimarron toilet and added a wall cabinet above it addressing the practical storage needs. The lighting and vanity area was uninspiring, doing little to make the space welcoming or functional for guests. Vance and Aubrie went with Waypoint Painted Linen cabinetry, topped with a Forte Quartz countertop. Vilamonte bathroom faucets were chosen for their contemporary design and fantastic pairing with the Jeffrey Alexander Boswell cabinet handles. The rectangular metal framed mirrors and Mencino black steel lights brought the whole design together, creating an inviting and elegant space. Now, stepping into Vance & Aubrie's guest bathroom feels like entering a different world. The blend of modern fixtures, elegant finishes, and thoughtful details has created a space that's not only visually stunning but also highly functional.

Carolina Maholik from Reico Kitchen & Bath in Chantilly, VA, collaborated with Thomas Amooson and Patrick Dennis to design a transitional bathroom remodel featuring Ultracraft Cabinetry. The bathroom cabinets are the Daytona door style in an Urban Grey painted finish. Eight is wealth in Feng Shui, so "88" is double wealth. The dream Feng Shui address! I Feng Shui'ed and helped design this contemporary condo at "The 88" in downtown San Jose, California. Later, when the owners were selling, I gave them staging tips and a "tune-up" for a quick sale.

The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.

This project centered on helping a wonderful client and her equally fantastic dog transform her condo into a space that truly reflected her style and simplified her life. Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry! Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. Overcoming Challenges As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. The Grand Reveal: A Dream Come True The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. The new vinyl flooring throughout the main living areas and bedroom unifies the space, creating a cohesive and modern atmosphere. Life Transformed Our client’s life has been completely transformed. As a passionate cook, she now relishes spending time in her beautiful and functional kitchen. The single-bowl sink makes cleanup a breeze, and the thoughtfully designed storage solutions have brought a sense of calm and order to her home. The refreshed flooring and neutral paint palette have created a relaxing, comfortable environment she truly loves. A Memorable Journey This project was more than just a renovation—it was a collaboration. Our client valued our guidance throughout the design process, particularly when faced with the overwhelming number of decisions. We built a strong relationship with her, and we are immensely grateful for the trust she placed in our team.

These homeowners came to Castle looking for a solution that would allow them to stay in their 1946 stucco bungalow in the St. Paul neighborhood that they loved. What was once a young couple’s starter home (1 ½ story with two bedrooms on the main floor and a tiny attic space) was no longer big enough after having two kids. The need for more room became the family’s highest priority, so they came to Castle for help creating the space they needed for their growing family. With very little headroom in the attic, the decision was made to tear off the roof and add a completely new 2nd story addition with three bedrooms, a bathroom, and a commons area. The stairway to the new 2nd-floor space needed to be rebuilt to comply with code requirements and was extended slightly into the dining room below. The new 2nd story addition gave the homeowners an opportunity to revise the exterior look of the home with vertical board and batten siding above the 1st-floor stucco. A new front entry portico was added to compliment the addition, and the existing masonry chimney was extended above the new roof line. The homeowners took over the work on the project after drywall was installed and did all the interior trim & millwork, tile, flooring, and painting & staining themselves. They’re loving the results! The owners of this lovely 1960s ranch home were over living with an out of date and awkward kitchen, so they enlisted our help to bring their dream kitchen to life. Right off the bat we all agreed that is was best to keep with the era of the home with a sleek modern kitchen featuring slab door cabinets. Our clients also wanted to space to feel brighter and more spacious with room for entertaining friends and family. So we knocked down a wall, filled in an unused door, and shortened a window so we could wrap this kitchen and create an optimal working triangle. We selected a maple cabinet with a medium-light stain, a light neutral porcelain floor tile, bright white glass backsplash with a mid-mod feature tile, and a variety of lighting. To create a space perfect for entertaining, we added a small peninsula for barstool seating. Behind the cabinet doors and drawers are many storage features including a double bin pull-out trash can, full access roll-out trays, pull out base cabinet pantry, super-susan corner cabinet, a wall cabinet for the microwave, and a pantry/fridge enclosure with roll-out trays. The sunroom received a facelift that covered the exterior brick to hide the modifications of walling up a door and raising the window sill height. It also created the sense that this space is an extension of the home, not just an exterior sunroom. We addressed the awkward step into the sunroom and installed new tile flooring. We finished the space of with a warm gray paint and soft sheers. This was such a fun and exciting project!! Cheers to our lovely clients and their gorgeous new kitchen and sunroom.
