Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home restored, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets. The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate. While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home. What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment. The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge. Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. Bay Heirloom stands as a measured evolution of a family house, structurally renewed and carefully modernized, grounded in the discipline and care that first shaped it. "When we bought our house in Poway 11 years ago, we were so happy with our huge master bath and Jacuzzi tub. It was such a huge step-up from our prior home. But just like the rest of the house, the master bath was already almost 20 years old and getting out dated and in need of remodeling. We broke up our remodeling projects into every couple of years, doing what we could ourselves and hiring out for the rest. The master bath was the last project and much too big for us to do on our own. We got 3 quotes from 3 contractors listed on Angie’s list which all had good reviews. One was a major re modeler and the other two were smaller contractors. We ended up going with TaylorPro because he was right in the middle and had great reviews. Kerry was very responsive getting us a timely estimate and had great suggestions for what we were looking for. From the start to finish it turned out to be a wonderful experience! To our delight, they were able to get started ahead of what we were told. Everything went almost as scheduled and we were informed constantly on where we were in the project. Kerry was very responsive to all our concerns or requests and we were never left wondering what the next step would be. His crew was wonderful, so polite and hard working. They were very professional, on time, considerate and knew exactly what they were doing. There were certain things we were really looking for in the remodel. First off, the bathroom was pretty large with a high ceiling. In the winter months, it was always really cold and hard to heat. To solve that we had TaylorPro install heated flooring beneath the travertine tiles. We also needed a custom vanity that would conceal hair appliances, most of our personal toiletries and have enough storage for everything else. The cabinetry was custom designed to exactly what we were looking for. Lastly, we wanted a classic, timeless look using tumbled travertine. After consulting with his designer we were able to select all the tile, accent tile and a beautiful frameless glass shower enclosure. Terrain by Jon Allen - OOAK 137 The Jon Allen Collection is an exclusive, hand-selected group of my most personal work to date. Each piece is hand-painted on aluminum. My art itself and my chosen medium, aluminum, are blissfully married. You may not think of the word organic when you hear the word metal, but this is some of my most organic art and that’s simply because metal allows my work to achieve true sentience. Aluminum’s naturally reflective nature enables each color, shape, and stroke to reach its full potential. A new aspect of the painting will reveal itself to you as it basks in the light that surrounds, evades, or envelops it in that moment. When you see the piece from different angles, you will appreciate how vibrant, dynamic, and environmentally influenced these pieces are. What you may see and feel by morning is not what you’ll see or feel by dusk and in many ways, and as such I feel these pieces capture the ever-ebbing and complex nature of human emotion and perception. Some of these pieces are truly abstract while others are modern takes on traditional landscapes, marine life, and portraits. I hope you enjoy them a fraction of how much I enjoyed creating them. Inspiration for a contemporary bathroom remodel in Other

This ground floor flat in the City of Oxford had been converted from a shop which as you can imagine, was quite complex. One significant element involved in the conversation was the restoration of an old Quarry tiled floor which ran through the main hallway and had for many years been covered in a commercial linoleum covering. When the linoleum covering was removed, the sheer amount of glue which had been used to affix it had completely ruined the appearance and condition of the Quarry tiles. There was also a lot of concrete in the bathroom, and our client was keen to have this removed in the hope that the tiles beneath were salvageable. My first task at the property was to deal with the adhesive. I covered the entire floor area with Tile Doctor Remove and Go and then covered it with a plastic sheet and leaving it to soak into the glue and break it down overnight. Remove and Go is powerful stripper with a long-dwell time, formulated to break down adhesives and paint stains, amongst other coatings. I returned the next day and, removing the plastic sheeting, I scrubbed the floor with a carbon brush attached to a rotary floor scrubber to remove the huge glue deposits. I worked in sections, rinsing each area of the floor with water after it had been scrubbed. Once I had finished the entire floor there was still some glue remaining, so I covered it again with a solution of Remove and Go combined with Tile Doctor HBU Nanotech, which utilises nano-sized particles to get underneath tough stains, dissolve them, and lift them out. I left this solution on the floor for about two hours to dwell and scrubbed it again. During the next day of work, I used a very coarse 100 grit diamond burnishing pad to manually grind away the remaining stubborn bits of glue. Paying attention to the bathroom, I used a 50-grit coarse milling pad followed up with a 100-grit diamond burnishing pad to do the same to the area of concrete. The next part of the process was to use Tile Doctor Grout Clean Up to acid wash the floor. This was successful in removing the last bits of cement and the remaining residue of the glue. To complete the cleaning process, I then rinsed the floor with plenty of water and vacuumed up any soiled solution. I opted to leave the floor alone for a couple of days to fully dry off so that it could be sealed upon my return. This is crucial as any moisture or damp issues can damage the performance of the sealer and expose the floor to further ingrained dirt and staining. To seal the floor, I used Tile Doctor Colour Grow. This is an impregnating sealer that also enhances the natural reddish shades in the Quarry. I applied two coats of the sealer, giving the floor the natural look matte finish the customer desired. The customer was very impressed with the results of this thorough restoration. She even left the following feedback: “I cannot recommend this service enough. The Oxford Tile Doctor (Barry) was a superstar: he cleaned up the tiles in my hallway, which were covered in a very thick layer of glue, and removed concrete from the tiles. They now look superb and I’m really happy with the outcome. Barry was always on time, considerate, and kept me up to date. The quote for the job was exactly right. I would not hesitate to recommend him.”

Set on 88th Street in Manhattan's Upper East Side, this four-bedroom residence was created by merging two separate condominium units into a single, cohesive luxury home. The result is a sprawling, artful space defined by confidence, color, and a deeply personal design vocabulary. The project represents a full-service interior design engagement: spatial planning, material selection, furniture sourcing, artwork curation, and complete project coordination. Nearly every element was specified and placed by Mazen Designs, with furnishings sourced largely through Roche Bobois. The home unfolds from a striking cross-shaped hallway anchored by a custom T-shaped rug that guides movement through the space. To one side, the primary bedroom suite. To the other, a flexible home office that doubles as a guest suite, and a tranquil secondary bedroom. Straight ahead, a streamlined kitchen opens to a formal dining area and beyond that, a dedicated media and Mah Jong room designed for relaxed gathering. The palette balances jewel tones with crisp whites and greys. Bold in intention but disciplined in execution. A Maya Romanoff wall covering and curated artwork complete the layering of texture, light, and silhouette throughout. The clients arrived hesitant toward color. This fused and slumped glass light shade is handmade. The colorful glass ornamentation is cut and arranged by hand, then fired at high temperature in an electric kiln. Many different sizes and shapes of lighting are available in this pattern, and we are more than willing to do custom work, so please don't hesitate to ask.

The homeowners of this Marblehead residence wished to remodel their master bathroom, which had been redone only a few years prior. The previous renovation, however, was not a pleasant experience and they were hesitant to dive-in again. After an initial conversation, the homeowners agreed to meet with me to discuss the project. listened to their vision for the room, paid close attention to their concerns, and desire to create a tranquil environment, that would be functional and practical for their everyday lifestyle. In my first walk-through of the existing bathroom, several major issues became apparent. First, the vanity, a wooden table with two vessel sinks, did not allow access to the medicine cabinets due to its depth. Second, an oversized window installed in the shower did not provide privacy and had visible signs of rot. Third, the wallpaper by the shower was peeling and contained mold due to moisture. Finally, the hardwood flooring selected was impractical for a master bathroom. My suggestion was to incorporate timeless and classic materials that would provide longevity and create an elegant environment. I designed a standard depth custom vanity which contained plenty of storage. We chose lovely white and blue quartzite counter tops, white porcelain tile that mimic the look of Thasos marble, along with blue accents, polished chrome fixtures and coastal inspired lighting. Next, we replaced, relocated, and changed the window style and shape. We then fabricated a window frame out of the quartzite for protection which proved to give the shower a lovely focal point. Lastly, to keep with the coastal theme of the room, we installed shiplap for the walls. The homeowners now look forward to starting and ending their day in their bright and relaxing master bath. It has become a sanctuary to escape the hustle and bustle of everyday life.
