A luxury 1700 Sqft residence, in the heart of TriBeCa, one of New York City’s most desirable neighborhoods. The apartment is designed for modern living, whilst maximizing the comfort and ease of every day life. With an ode to the 70’s, this residence is a clever combination of sourced vintage pieces and bespoke designed interiors from wallpaper to soft furnishings. Whilst boasting top of line appliances and integrated living system including lights, music and drapery. Design and storage solutions were tasked to Labscape, who maximized space by integrating existing, oversized structural columns into the dynamic design of a wet bar in the living/ dining area and vanity desk in bedroom, both with incorporated hidden storage.

For their third Urbanology collaboration, longtime clients and close friends, the Songs, both physicians, envisioned a beautifully designed home in Dallas that exuded calm functionality and understated beauty. Rooted in their Asian heritage and Kim’s love for wabi-sabi simplicity, the design embraced clean lines, warm neutrals, and tactile materials that feel approachable yet elevated. The entry and living spaces were reimagined with textural millwork and a sculptural fireplace, creating cohesion and a serene rhythm between daily life and family gatherings. In the office, a once-awkward layout was transformed through custom millwork that turned the piano into a purposeful centerpiece, joined by a reading nook and seamless storage. The expansive primary bedroom gained intimacy and balance through built-in plaster planters, library-style cabinetry, and a curved sofa perfect for evening wine and conversation. Peter’s guest-turned-primary bath became a master class in function, featuring seamless, antimicrobial surfaces and smart hidden storage for his daily rituals. Through every detail, this third phase of the Midway Hollow residence reflects “the art of ease”: spaces that are clean but lived-in, practical but poetic. What began as functional refinements evolved into a warm, layered home—one that honors the couple’s rhythm, heritage, and pursuit of a life beautifully designed, but never overdone.

To create openness and a better flow, we opened the breakfast area up to the dining room. Off one wall we projected a nice size counter-height seating area that incorporated a custom shelving wall and storage that could also double as an area to lay out food when entertaining. The metal shelving was designed to fit the client’s request of a display/bar area. We used metal framed glass shelves to maintain the modern lines, while letting light from above shine through and highlight the chevron glass backsplash. The breakfast wall incorporates a beverage fridge and hidden storage underneath. The leathered quartzite counters and textured vinyl barstools provide the durability needed for this high use area.

A complete transformation of a dated family room into an amazing Home Theater room where every single inch was custom designed and made to the Designers specifications. Working alongside one of San Diego's most talented craftsmen, we covered every inch of this room in exotic hardwood or acoustical panels. African mahogany was used throughout, and there is even a hidden panel for the projector to drop out of the ceiling and then discretly tuck away again when not in use. The sofa has 'Crowson kickers' installed inside to make sure the movie watchers shake, rattle and roll along with the movie they are watching or video game they are playing. The matching ottoman has a hidden storage compartment for hiding blankets and pillows, and even has a wodden try to store drinks,remotes and popcorn bags. Personal touches were added throught: custom engraved entry doors, a family crest above the movie screen and an Ipad control system tailord to th needs of several users. Event he motorized draperies are controlled with the touch of a button as the lights dim and the movie begins. Lights- Camera- Action!

The worldly style of this inventive space draws inspiration from Latin American design. Warm wood tones, a custom copper hood, and hand painted Mexican tiles complement the clients Latin American artwork. The Crystal frameless cabinetry is in a black walnut shaker style and natural anigre flat panel door. We were so delighted to be able to bring to life our fresh take and new renovation on a picturesque bathroom. A scene of symmetry, quite pleasing to the eye, the counter and sink area was cultivated to be a clean space, with hidden storage on the side of each elongated mirror, and a center section with seating for getting ready each day. It is highlighted by the shiny silver elements of the hardware and sink fixtures that enhance the sleek lines and look of this vanity area. Lit by a thin elegant sconce and decorated in a pathway of stunning tile mosaic this is the focal point of the master bathroom. Following the tile paths further into the bathroom brings one to the large glass shower, with its own intricate tile detailing within leading up the walls to the waterfall feature. Equipped with everything from shower seating and a towel heater, to a secluded toilet area able to be hidden by a pocket door, this master bathroom is impeccably furnished. Each element contributes to the remarkably classic simplicity of this master bathroom design, making it truly a breath of fresh air. Custom designed by Hartley and Hill Design. A north country house needs a good mudroom. This one includes custom cabinetry and an enormous bin for each family member, where kids can toss gloves, hats and backpacks. The coat closet includes integrated LED lighting, and the under-stair panel pops open to reveal hidden storage for bulky seasonal sports items like ski bags and hockey gear. Beautiful design touches to note include the painted paneling with shadow base detail, exposed birch detailing in the cabinets, and fully custom sawtooth stairs with slat walls and curved rail.
