Southern Beach Getaway in WaterColor

The E. F. San Juan team collaborated closely with architect Geoff Chick, builder Chris Clark, interior designer Allyson Runnels, and the homeowners to bring their design vision to reality. This included custom interior and exterior millwork, pecky cypress ceilings in various rooms of the home, different types of wall and ceiling paneling in each upstairs bedroom, custom pecky cypress barn doors and beams in the master suite, Euro-Wall doors in the living area, Weather Shield windows and doors throughout, Georgia pine porch ceilings, and Ipe porch flooring.
Challenges:
Allyson and the homeowners wanted each of the children’s upstairs bedrooms to have unique features, and we addressed this from a millwork perspective by producing different types of wall and ceiling paneling for each of these rooms. The homeowners also loved the look of pecky cypress and wanted to see this unique type of wood featured as a highlight throughout the home.
Solution:
In the main living area and kitchen, the coffered ceiling presents pecky cypress stained gray to accent the tiled wall of the kitchen. In the adjoining hallway, the pecky cypress ceiling is lightly pickled white to make a subtle contrast with the surrounding white paneled walls and trim. The master bedroom has two beautiful large pecky cypress barn doors and several large pecky cypress beams that give it a cozy, rustic yet Southern coastal feel. Off the master bedroom is a sitting/TV room featuring a pecky cypress ceiling in a stunning rectangular, concentric pattern that was expertly installed by Edgar Lara and his skilled team of finish carpenters.
We also provided twelve-foot-high floor-to-ceiling Euro-Wall Systems doors in the living area that lend to the bright and airy feel of this space, as do the Weather Shield windows and doors that were used throughout the home. Finally, the porches’ rich, South Georgia pine ceilings and chatoyant Ipe floors create a warm contrast to the bright walls, columns, and railings of these comfortable outdoor spaces. The result is an overall stunning home that exhibits all the best characteristics of the WaterColor community while standing out with countless unique custom features.

The issues that annoyed the family in this condo are common to new condo units: Low ceilings covered with a popcorn finish, small rooms, low light in the bedrooms and living room, and no ceiling light fixtures. Concrete ceilings are not only difficult to drill into to install fixtures, installing wiring behind them for such fixtures is impossible. There are often conduits for building services embedded in the concrete along with structural steel reinforcements, so drilling without x-raying first is dangerous.
Laqfoil stretch ceiling provided a solution to all of these issues for this condo unit. A high gloss finish was chosen, as the reflections visually double the height of the space. Installing a stretch ceiling also naturally conceals the popcorn ceiling behind it, but in this case, was also used to conceal the wiring necessary to add ceiling lights in every room. The wiring was simply attached to the existing popcorn ceiling. Laqfoil stretch ceiling is supported around the perimeter only, by tracks, or profiles which are only about 0.75" thick. The ceiling membrane itself is less than one millimetre thick.
We also added a small vector graphic, printed in each corner of the living room ceiling, for a unique aesthetic effect.
We constructed a suspended bulkhead above the island and covered it with red high gloss membrane, to visually separate the kitchen and living room while keeping the design's open concept. This also provided a supporting structure for 3 mini chandelier pendant lights.
A red rose depicted on a black and white textured ground was chosen for the kitchen ceiling and applied using digital wide format printing technology, to tie the red, black and white colour scheme with the kitchen cabinets' texture.

Large transitional master medium tone wood floor bedroom photo in New York with gray walls and no fireplace

Natural light fills the kitchen, reflecting off a high gloss ceiling, quartz counters and soft blue-gray, full inset cabinetry. A subtly glamorous kitchen.

The Sub Zero refrigerator is just visible over the Franke sink with Dorn Bracht faucet providing a nice contemporary touch. The veining in the Zebrino Marble countertop is very visible in this shot, giving the eye great horizontal touches to the 12' island. The high ceilings are also clear here, and during the remodel were a must have for the client to open up the space. The blue door leads to a walk in pantry that was also done by the designer (sorry, no pictures). This left the client with more than enough kitchen storage, and allowed Elisabeth the flexibility to use storage as functional or decorative, hence the open shelving.

A great room for a GREAT family!
Many of the furnishings were moved from their former residence- What is new was quickly added by some to the trade resources - I like to custom make pieces but sometimes you just don't have the time to do so- We can quickly outfit your home as well as add the one of a kind pieces we are known for!
Notice the walls and ceilings- all gently faux washed with a subtle glaze- it makes a HUGE difference over static flat paint!
and Window Treatments really compliment this space- they add that sense of completion
