Swedish design firm Cortina & Käll were tasked with connecting a new 1,400-square-foot apartment to an existing 3,000-square-foot apartment in a New York City high-rise. Their goal was to give the apartment a scale and flow benefitting its new larger size. “We envisioned a light and sculptural spiral staircase at the center of it all. The staircase and its opening allowed us to achieve the desired transparency and volume, creating a dramatically new and generous apartment,” said Francisco Cortina. Striking bathroom brings the outdoors in with floor to ceiling window and an organic tile wall and features smart home automation to enhance the ambiance. In-ceiling speakers broadcast the music of your choice using a whole-home audio solution, powered by Control4. The recessed smart lighting lighting and accent lights are designed to create the perfect personalized ambiance, whether relaxing after a hard day or getting energized for a night out. Other automation options may include triggering tinted windows for privacy, ambient heating in the floor and placing a TV behind the mirror. Everything can be controlled from virtually anywhere using your Control4 app with a smart phone or tablet device.

The existing Kitchen was extremely inefficient with very little counter space and few cabinets. We re-organized the Kitchen appliances to create an efficient work triangle, maximized cabinet storage by customizing the depth of the cabinets to create a continuous flow of cabinets (deep and shallow) as well as maximized usable counter space which used to be interrupted by the chimney flue. We added a new shallow work counter along the large window wall with tall storage flanking the windows, where our client can sit down while prepping for her dishes. This shallow counter can also be utilized as a serving counter while entertaining guests. Since the footprint remains small, we took advantage of the high ceilings and provided tall wall cabinets and pantry storage. The existing condominium was spacious, but lacked definition. It was simply too rambling and shapeless to be comfortable or functional. The existing builder-grade kitchen did not have enough counter or cabinet space. And the existing window sills were too high to appreciate the views outside. To accommodate our clients' needs, we carved out the spaces and gave subtle definition to its boundaries without obstructing the views within or diminishing the sense of spaciousness. We raised the kitchen and dining space on a low platform to define it as well as to define the space of the adjacent living area. The platform also allowed better views to the exterior. We designed and fabricated custom concrete countertops for the kitchen and master bath. The concrete ceilings were sprayed with sound attenuating insulation to abate the echoes. The master bath underwent a transformation. To enlarge the feel of the space, we designed and fabricated custom shallow vanity cabinets and a concrete countertop. Protruding from the countertop is the curve of a generous semi-encased porcelain sink. The shower is a room of glass mosaic tiles. The mirror is a simple wall mirror with polished square edges topped by a sleek fluorescent vanity light with a high CRI. The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house. The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day. The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core.
