Elegant l-shaped medium tone wood floor kitchen photo in Boston with a single-bowl sink, shaker cabinets, white cabinets and no island

Photo of a kitchen renovation feature cabinets finished in Black Licorice and Pure White lacquer. The cabinets are oversized and conceal the appliances with finished wood panels. Unique features include a wall of natural leuders veneer stone with a custom floating ventilation system as a main focal point. Complementing the cabinets are countertops of Satin Cambrian black granite and Honed Calcatta Colorado Marble. Custom hewn wood beams and hand scraped flooring warm the rooms feel against the cool gray walls. Designed and constructed by USI in Southlake Tx.

Remodeling the master bath provided many design challenges. The long and narrow space was visually expanded by removing an impeding large linen closet from the space. The additional space allowed for two sinks where there was previously only one. In addition, the long and narrow window in the bath provided amazing natural light, but made it difficult to incorporate vanity mirrors that were tall enough. The designer solved this issue by incorporating pivoting mirrors that mounted just below the long window. Finally, a custom walnut vanity was designed to utilize every inch of space. The vanity front steps in and out on the ends to make access by the toilet area more functional and spacious. A large shower with a built in quartz shower seat and hand held shower wand provide touch of luxury. Finally, the ceramic floor tile design provides a mid century punch without overpowering the tranquil space.

The end of this island features clean lines and plenty of storage. Additionally, there is a prep sink and plenty of seating.

The client was excited to purchase a home in the beautiful resort of Sandestin, but was not pleased with the dark interiors, heavy mouldings, tile floors, dated fixtures and heavy feel of the interior of the home. We solved their problems by completely renovating the interiors. Ceilings were raised, floors were replaced, cabinetry and fixtures were replaced and a problem area in the living room was solved. They now have the open, clean, airy beach home of their dreams and I couldn't be more pleased with how this home turned out for them.

Challenge: To update this 1980's kitchen without adding space and within a budget that felt comfortable for the clients. Many restrictions and limitations existing making this one of the most challenging and problem solving task I had ever undertaken. These include the integrity of the carrying beam which had to remain that held up the second story, a transition to a vaulted ceiling in the adjacent Family Room, a support wall and column that need to be designed around as well as many unseen restrictions inside walls that presented interesting issues to the desired design and some very creative problem solving. Photographed by one of the countries best John Bessler and styled by the very talented Karin Lidbeck- Brent.

First we helped this family make their traditional first floor their own by adding a custom painted entry design, designer wallpaper, fresh paint on the fireplace and bookshelves, and a dining accent wall. We even helped procure furniture, including the custom designed record cabinet and commissioned painting and completed the look with hands-on styling. Less than a year later we were back for a master suite overhaul, including a new floor plan, an expanded master bath, his/hers closets, a fresh look for the hall bath, some bedroom, nursery and office decor and new floors throughout. From space planning problem solving, to project management during construction, and down to styling the details, Unpatterned was involved every step of the way.
FUN FACT The master bathroom used to just have a pedestal sink and no door!

What is an ADU: Accessory Dwelling Units:
An accessory dwelling unit, usually just called an ADU, is a secondary housing unit on a single-family residential lot. The term “accessory dwelling unit” is a institutional-sounding name, but it’s the most commonly-used term across the country to describe this type of housing. While the full name is a mouthful, the shorthand “ADU” is better.
ADUs vary in their physical form quite a bit, as there are detached ADU, attached ADU, second story ADU (above garage or work shop), addition ADU, internal ADU.
IMPORTANT:
There’s simply too few permitted ADUs to make a real difference in the housing stock. But, even if they aren’t going to solve all a city’s problems, they may help homeowners solve some of their problems. The most common motivation for ADU development is rental income potential, followed by the prospect of flexible living space for multigenerational households.
