The sink base features two full extension rollouts that handle trash and recyclables in the front and have divided storage for cleaning supplies in the back. The raised panel, French blue cabinets are finished with a dark brown glazing. Designed by Akram Aljahmi of Reico Kitchen & Bath in King of Prussia, PA in collaboration with Property Remodeling Group, this transitional inspired kitchen design features white and grey finishes complemented by a bold splash of blue tile. The kitchen design features Merillat Classic kitchen cabinets in Portrait door style with 5 piece drawer head in 2 finishes. The wall cabinets features a painted white Cotton finish and the base cabinets feature a painted grey Graphite finish. Kitchen countertops are engineered quartz in the color Carrera Marmi from Q by MSI. The kitchen also features a stunning blue herringbone tile back splash with 3x10 tiles. According to the client, "Akram solved a fundamental function problem that I could not see a solution for. His re-imagining of how the main floor of our home could function was a dramatic shift that I can't wait to experience as part of day-to-day life. This spectacular family home situated above Lake Hodges in San Diego with sweeping views, was a complete interior and partial exterior remodel. Having gone untouched for decades, the home presented a unique challenge in that it was comprised of many cramped, unpermitted rooms and spaces that had been added over the years, stifling the home's true potential. Our team gutted the home down to the studs and started nearly from scratch. The goal was to dramatically open up the living space and modernize the home, while capitalizing on the stunning views the property had to offer. With the existing floor plan, only bedrooms had partial views, with common living areas relegated to the back portion, preventing residents from enjoying the expansive sightlines available to the home. The completely reimagined floorplan included relocating the kitchen and Master Suite to the opposite side of the home to take better advantage of the views and natural light. All bathrooms and the laundry room were completely remodeled along with installing new doors, windows, and flooring throughout the home and completely upgrading all electrical and plumbing. The end result is simply stunning. Light, bright, and modern, the new version of this home demonstrates the power of thoughtful architectural planning, creative problem solving, and expert design details.

CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!

The project is located in Chantilly, VA in the rear yard of a new home and was virtually a blank slate. The Chantilly Entertaining Terrace space is elevated off the existing grade by approximately three feet allowing direct access by the existing French doors. The space incorporates a built-in outdoor kitchen complete with gas grill, storage and a refrigerator. The grill faced in local chocolate grey stone and topped by a honed Virginia Mist locally quarried granite. The cabinetry and appliances are all low maintenance stainless steel. The terrace is large enough for everyday dining area along with a lounge space that includes a custom built-in gas fire table with the base faced in same stone as grill and the same Virginia Mist honed granite. The terrace spaces backs up to a natural wooded area so it was determined that an open railing system was important to preserve the views. So a custom hammered metal and tempered glass railing system was designed to allow view and add an elegant solution. Landscape lighting is subtly placed below the stone pier caps to provide ambient light and highlight the stone work at the same time. The unique problem was locating a granite that was dark blending with the other masonry and did not heat up and crack in full sun-exposure and would also winter well in an exterior application. The granite grill counter top and fire table top all had to be replaced due to this issue. Model: Linear Burner System Outdoor Architect: J. Our Interior Designers tell clients, “Be true to yourself, and you will love the results.” This kitchen remodel reflects that motto. The owners of this Salem area ranch home had a long-standing appreciation of the classic white, black, and red color combination. So when C&R Senior Interior Designer Linda Stewart selected the new color palette, she stayed close to that theme. A challenge in nearly every older kitchen is the new refrigerator sizes. Remember the day when you could replace your refrigerator and the new one would fit perfectly in the existing space? Not anymore. Now, the super-sized refrigerators wreck havoc on most kitchen spaces. If, by luck, it happens to fit beneath the upper cabinet, it more than likely protrudes out into the room. This kitchen had that issue. The refrigerator stuck out a good six inches from the cabinet edge, seriously affecting the visual flow. And with that much added depth, reaching the cabinet above was almost impossible. C&R solved this problem with a custom cabinet and side pantry that extends the full depth of the refrigerator.
